Please be aware that if you rent from them you will not get your deposit back. My husband and I repainted almost every wall in the apartment and shampooed all of the carpets. The pictures below are how we left the apartment. Sherwin-Williams gave us the exact paint color that they use. There is no reason why we should owe them $500. As you can see on the pictures we shampooed and painted.

Update: I am not emailing them to see any reports. I have read too many reviews that have said even after contacting them, nothing gets resolved. Those are indeed the photos I took the last day we moved out. I left the hanger on one of the doors, the curtain holders still on the wall in the living room, and my baby broke one of the blinds. Even left the mat at the front door on move out day. You can obviously see the paint still on the counter because we bought too many. All of that is shown on the photos. If I could give them 0 stars, they would for sure get it.

Rented from HP Development for 4 years with little to no issues. Never once made a single maintenance call or to have them do anything that would aid us. They sprayed for bugs I believe twice in the time I lived there. However, they did change the filters every 4-6 months. Having lived there for that length of time there should be an understanding that the walls will have some scuff marks. We tried to spot paint some of those spots when we moved and cleaned every inch of that apartment in hopes to get our deposit back or at least some of it. I even told the HP office that we tried to spot paint and they said that was fine. I know they repaint every time a tenant moves out anyway as I had witnessed them do it with our surrounding neighbors moving out.

Heard through a friend of someone who works there asked if we owned a cat and that our walls were horrendous. I don’t own a cat. They were reaching to find some sort of excuse as to why we didn’t deserve our deposit back. All that being said, don’t expect your deposit back. And I would see no reason as to why you should do any of there move out cleaning list because it is not going benefit you whatsoever.

Shameless! Disgraceful!!!
I had to withdraw my application due to a family death, they didn’t run it and on top of it told me they will not refund me because is their policy!
You didn’t had time to run my application because I submitted everything at 4pm on thanksgiving day and emailed them on Saturday and they responded to my email Monday morning at 8:15am!!!
So please have some decency and don’t leave me a note to contact you because you have all my information!!! I also placed a bbb complaint but unfortunately result in nothing!!!

I have been living in a HP apartment for about 5 years. The neighborhood is really quiet. The rent is very reasonable compared to other places around town. The office staff and maintenance team are really nice and helpful. I've never had to wait long if I needed something fix. They are usually there the same day.

I’ve been under the housing of HP development since 2019. I don’t think I would stay with any other rental property. Savannah Hills is quiet and peaceful. Apartments are spacious. Any time there is a maintenance need, they show up within one day. I’ll stay with HP until I’m ready to purchase a home

I absolutely LOVE HP development! I have lived in Savannah Hills for almost a year and a half and have had pretty much no issues. The maintenance people that work for HP are so efficient & anytime we have had any problems it is resolved usually by the next day!

The apartments are very nice as well as modern and spacious. They all have adequate storage space with lots of cabinets and large walk-in closets. The office personnel are always friendly and very helpful. Everyone from the office to the workers throughout the company, are all super nice and great to work around. They all have become like family to me. Thank you HP Development!

Be aware if you rent from HP do not pay rent out of your checking account. I paid my rent from my account last TUESDAY. It usually never takes more than 2 days for it to come out but this time it took almost a whole week and I got a text saying my rent payment was reversed due to insufficient funds and I owe them a $35 fee. I have had the entire 1,050 in my account since last Tuesday and I called on Friday and asked why it was taking so long and all they could tell me was that it was still pending. And here I am stuck with a $35 fee anyway. Thank goodness this is my last rent payment and I will no longer rent with or refer anyone to HP Development. This is just one thing on a long list of improper management and poorly maintained apartments that they charge way too much money for.
