This was by far the worst apartment complex. When the previous manager was managing the apartment complex around 4 years ago it was kept up and nice. We moved out in 2023 but I see now it’s only gotten worse.
We stayed in both the apartments and the town homes. When living there nothing was maintained the grass would go months without getting cut which made the residence look awful. There was many issues outside of that, such as our neighbors taking in illegal activities next door which the office managers seemed to care less about and made me feel very unsafe. There was trash all over the apartment complex that would rarely get picked up. Along with trash overflowing at the dumpsters so badly there was no where to throw remaining trash away. The buildings themselves were not maintained. Amongst many other serious issues that would take a lot more than I’m willing to write. If they are not maintaining the complex, then where is the money going?

There is a seriously water issue with their foundation that they WILL NOT get fixed. I currently have an $1,800 water bill due to this issue and they still haven't got this issue fixed. This has been going on for over 5 months and Victoria Pettus (the property manager) does not do her part as a manager to get this issue resolved. She was upset that I keep bringing this issue to her. I have contacted the office over 35 times and Victoria Pettus has never returned not one phone call. I have to leave work and go in the office just to get a response from her. She stated I was the only person having this issue when in reality it is the entire complex and townhomes. They're all VERY AWARE of this issue in the rent office and will lie and say that their not. I will be reporting them to the better business bureau and taking this issue to small claims court, because I will not be paying an $1,800 water bill. PLEASE DO NOT MOVE HERE, SAVE YOURSELF THE TROUBLE.

Updated from 2 to 4 stars to reflect responses to concerns as of February 2025: the new management has gotten the online payments sorted, and maintenance responds quickly to requests and completes them in a timely manner. Thank you for listening to your residents!

Note: This review only reflects the new management as of May 2024 - I would have absolutely given the old management 0 stars if possible, so this is at least an improvement.

Over the summer, the new management hosted a "town hall" event to allow residents to voice their concerns, and trust me I had a laundry list: incomplete work orders, trash overflowing the dumpster, no resident portal or means to make rent payments other than money orders which was extremely inconvenient, and lack of communication. I felt heard and seen at the time, but there has not been much change since then. We did finally get a resident portal and means to pay rent online, but upon filing new maintenance requests, I was disturbed to see them simply being marked "complete" without actually being done. For example, a light in my breezeway in front of my door is out, and the fire extinguisher from my breezeway was used and has not yet been replaced. It's very obvious that the fire extinguisher has still not been replaced, nor has the overhead light in the breezeway, but maintenance seems to have simply shrugged their shoulders and decided not to do it and mark it "complete". Garbage continues to be an issue, despite me having suggested to schedule multiple pickups throughout the week because clearly the issue is letting it accumulate until Monday each week.

Most recently, I have had an issue with my billing. I just renewed my lease for one year as an annual lease, not month-to-month. However, this month, the portal showed TWO rent amounts charged to my account, and one of them was at the month-to-month rate, as well as an additional "month-to-month" charge. I brought this to the office's attention, and I was told they would reverse the additional charges and I wouldn't have to worry about it. I asked to make sure it wouldn't be an issue since rent is considered late after the 5th of the month, and I was assured it would not be an issue. Lo and behold, the following week I checked my portal and not only had the charges not been reversed, but I had also received an email with a warning about late rent and a late fee assessed to my account. I once again went to the office asking them to reverse the erroneous charges, and they said they would, including the late fee. A week later, still no changes, and the straw that broke the camel's back was receiving a notice on my door to pay within 7 days or face eviction. So, for the third time in as many weeks, I walked to the office and asked to see the manager Victoria about the notice and the charges having not been reversed. Alicia the front desk assistant was finally able to get everything updated, and to her credit she was courteous and friendly and expressed wanting to try and help me with my situation. Zach the resident assistant has also always been friendly and helpful. So I do want to acknowledge that the staff are not all bad and are certainly an improvement over previous management. And I would love to upgrade this review to 5 stars if I see improvement in resident communication, maintenance work orders actually being completed, and garbage management. But I simply wouldn't be honest if I left 5 stars at this time, regardless of the efforts of a few good employees that seem to be doing the best they can with a flawed system and overall management, and I don't hold them responsible for that.

My experience with this place has been a rollercoaster since I’ve put in my application to move here. My documents were lost, communication was terrible, and over all just a bad experience before moving in. It took 6 months for my Townhouse to be “move in ready” and to receive my keys. When I finally did get into the Townhouse, The water had a BWW lock on it so i had to wait another 4 days to move in after receiving my keys. There were a lot of leaks that needed tending to and two of my toilets were not working. My hot water was not working(keep in mind, this is after 6 months of them telling me all they had to do was paint and i’ll be in. Maintenance was really great about getting over here quickly and fulfilling just about all the work orders I submitted. Usually come the same day. Jason and Keith (Maintenance staff) Have been awesome. Very Professional, patient and answering any questions I may have had.

I need to get in contact with the regional manager as soon as possible. Or the actual owners. Ever since moving here there has been nothing but problems my ledgers has been different every month. Water bills of $300 for one month. Victoria responds to my emails weeks later. Says she will return my calls and never does. I tried going into the office to sort out the problem and she refused to see me. Obviously there is some theft going on which needs to come to an end!! If this matter isn’t resolved I will be going to the news and the better business bureau. With a couple more residents because this is just happening to me.

There is a water leaking issue within their foundation that they will not get fixed. This issue is causing tenants to pay an outrageous amount for their water bill. My water bill went from $100 to $800 monthly. This has been going on for a while and Victoria Pettus - property manager and the property manager assistant will lie and act like someone is going to come out to fix the issue. I sent in a 60 day notice per the leasing agreement and they're still charging me for rent currently. There's a lot illegal money schemes going on in the rent office there's literally no one to trust. They all work together and lie. The property management has changed several times over the one year of living here. It has been nothing but issues since day one please save yourself the headache and do not move here.

I originally gave a 5 star review, but I soon found out that I was lied to. From the time I initially did my application in October, until the time I was finally moved in, in February was nothing but red flags. My paperwork had been lost and the money I paid had disappeared as well. I ended up paying even more fees than what I had already paid and was approved for. I was promised a newly renovated unit and nothing is new or renovated here. My family wasn’t prepared to come here and be uncomfortable at “home”. From no working heat and air from day one of my lease, 02/14/2025 to 04/08/2025. There are many things wrong and not working around here. The residents pay fees for amenities that aren’t even available to us. You have to cancel your old tv and Internet service to be connect to spectrum thru the community, which is unfair because now I have bills that I didn’t want it need. I’m paying so much more than what I was for the services that I planned to transfer. I wish I had known that this place would be so bad.

Hajji, Uriyah, Victoria are a phenomenal staff. I had fantastic experience with the rental staff. They made the process easy, explained everything clearly, and were incredibly transparent. I truly appreciate their professionalism and honesty. The entire experience was smooth. Highly recommend!
