We got a home here and we have been happy so far!
The houses are of good quality, high ceilings, stainless steel appliances, granite countertops, island in the kitchen, no carpet on common areas. Fairly modern design.

Community is well maintained, I love the ponds and the fountains.

Seda developer will builds home and run the HOA until 90 % fill however they do not enforce any rules and let some homeowners break the rules after the homeowners take over the HOA and letters go out for volitions to homeowners, some homeowners do not understand. So SEDA HOA should receive an F. On the way they run the HOA's

SEDA deletes bad reviews and leaves the good ones. This company is terrible. Poor service, poor quality and poor leadership. I have seen mobile homes with better kitchens and master baths than what SEDA is building today. A disaster of a company. Laborers have minimal skills and appear unqualified to work on houses. They do not care how their customers feel.

I decided to write a review because we did not have any home owner reviews available when my wife and I were looking for a home in Linda Lakes. The reviews posted here seem quite vague and quite frankly I don't recognize any of the names as home owners in this community.

Pros - 1) We searched many communities and found this one to be the most appealing. We like the fact that its a gaited community and the grounds are well maintained.
2) The neighbors are very nice and everyone takes good care of their property.
3) Seda Homes warranty department and quite frankly all the staff have been very nice and go above beyond to provide good customer service.
4) The open floor plans are very desirable.
5) I'm not an engineer but we are pleased with the construction of the home.
6) Middleburg property taxes are quite appealing as well as the location near the hospital, Home Depot, and Walmart. The area is being developed which is quite exciting.
7) There are many options to choose from with Seda Homes so you will not have any difficulty building your dream home!
Cons - 1) If you buy a home and do not plan to move in for a while be aware that you may lose your warranty coverage if you don't report issues right away. Unfortunately we did not move in until 6 months after closing and had issues that could no longer be resolved. Fortunately, most of the issues were not major problems and as mentioned previously the warranty person Donna was great!
2) We have a beautiful home on a lot with a great view of the pond on Cherry Lake Lane. However, we were so excited about the view we did not pay close enough attention to the traffic noise from Long Bay Road. Also, we visited the property on the weekends when the traffic noise was not as loud as it is on the weekdays. The salesperson explained to us that Seda was discussing the placement of a fountain on the pond which we all agreed would help reduce the sound of the noise from the traffic. This was all we needed to hear to finalize our decision to buy our house on Cherry lake Lane. Unfortunately, it's been over a year and no fountain. If you purchase a home here, especially a pond lot on Cherry Lake Lane, there is a lot of traffic noise from Long Bay Road. The sound from the traffic seems to reflect off the open space of the water right off the walls of the patio and back walls of the house. The traffic begins at around 5:30am and continues all day and evening. The master bedroom is in the back of the house which faces the pond so the traffic noise has sadly become my alarm clock. Sitting on the patio in the morning with a cup a coffee with the sound of tractor trailers, motorcycles, and pick up trucks with loud mufflers does not provide the quiet retreat we were expecting. We are closing in the patio with windows and installing an interior fountain in an attempt to create a quiet relaxing space. However, the cost will be $20k+ which we did not anticipate. Better quality windows for the bedroom was suggested but that would be another $3-4K. Suggestion - if you don't like traffic noise Cherry Lake Lane on the pond is not the place for you. It seems as though buyers are more aware of this issue than we were as most of the lots/spec houses around us are unsold and buyers are already purchasing homes in phase 2 of the development further away from our location.
Update - I recently reduced my star rating. When we first moved into the community we noticed frequent visits by an outside company to maintain the pond. We have not seen this person in a very long time. To add insult to injury the builder recently placed a fountain on one of the smaller ponds in the back of the development completely bypassing the Cherry Lake Lane pond. Despite our being led to believe there would be a fountain on this pond by a Seda representative our request for a fountain has been ignored. Also, there seems to be no interested buyers for the lots around our house. The land is usually not always maintained which is an eyesore and there is constant erosion. I would tell all my fiends and people I cared about to stay far away from Seda. Staff are rude and unpleasant all the way up to the VP and owner. Disgusted with the way they do shady business.
