I am going on the 12th day of no one responding to my multiple asks of when my Central AC unit will get looked at/fixed in my Gibbs Farm rental. Every single time you call the corporate office number you get an answering service to leave a message, with no call backs. I have also called Maintenance multiple times, reached out by email to property management for assistance and asked for status in the portal app on my phone and still no ETA of anything as of now. I have been a great tenant for over 2 years and this is the worst customer service experience I have had since AdaLease took over managing this property. I have rented multiple properties over the years as well, and never had issues like these ever!

You better off getting hit with a brick then trying to have maintenance come out and take care of issues! It’s been a month since we moved and we filed maintenance on repairs and still nothing done and they saying they will call back and never do! Absolutely pathetic! Hole in main bothroom tube. Wasp nest back patio. And mind you we were told about it in move in day and they still working on getting that resolved.. and ants issue is ridiculous. We had to buy ant repellent our self even tho we paying a per month on their lease for pest control. Our baby woke up all bitten up one afternoon. Put up this review since it’s been a month of us trying to get somebody out. Still waiting….

My experience with my application has gone so smoothly thanks to Victoria Paschen. She’s been so helpful with all of our questions, so understanding and patient with us trying to get all our stuff in order, and overall such a pleasure to work with. So excited to move in this week!

My original leasing company, was taken over by Adalease. I tried several times to contact my property manager Christina Durham to tell her i was leaving so she could provide instructions for the proper turn over. I send numerous emails and called the cell number she provided 20 times, since she is the property manager. I finally chased her down via email, her response said I had to give her a reason what i wanted to speak about before she would return my call. I had always paid my rent, never caused trouble, never even asked a question. Now i have to provide a reason just to speak with her. I forwarded the emails with the reason I wanted her to contact me. What a pompous and rude way to speak to someone!! She never resolved anything and told me there wasnt anyone else i could speak to besides her.
They are not reputable and perform immigrant abuse and discrimination. They charged my neighor x2 the rent and deposit because he was from the Ukraine. Thats $3,400 a month because hes an immigrant?!!! Racism and discrimination at its finest.

This is by far the worst property management! I have reported a broken AC on 6/30 and no one will return my calls and I receive no responses to emails or AppFolio messages. The apartment is uninhabitable with no AC when heat index is 107 degrees. The last response I got was 7/2 stating “we’ve contacted the technician and will let you know a date and time to schedule.” Since then…NO COMMUNICATION AND NO ONE HAS EVEN ENTERED THE UNIT TO ASSESS THE ISSUE. I’m paying rent for a place i haven’t lived in since 6/30! I just want to talk to an actual person!!!

I do NOT recommend this place. Management is impossible to get in touch with. Maintenance is extremely below standards. Power always goes out, toilets are always clogged up, and I’ve been without water heat for almost a week and nothing has been done about it. Too many restrictions. It’s not worth the money.

I am so grateful for Terry and Mike at The Parks at Lanier location. They are sooo sweet and nice and accommodating. Terry is super knowledgeable and has a lot of resources for a lot of different things. If anything needs to be fixed or handled, they do so in a timely manner. Communication is also amazing as they send text messages and emails just in case one doesn’t go through. Definitely recommend them to anyone who is looking to rent.

Ms Kori is an awesome leasing manager she goes above and beyond her call of duties of assisting her tenants here assisting customers that come in and ask about leasing. She’s very knowledgeable very compassion and she represents the company very well. And whatever she can assist you with she makes it happen. She’s on time she gets all A’s.
