Will never rent from AMH again. When we got into the house it was very gross and not kept up with. We had to do a ton of cleaning and maintenance before we moved in. Then we lost almost our whole deposit and left the house spotless. They charged us $350 to clean the oven, they charged us $450 to wash the fence, among countless other stupid things. I know by renting that you will never probably get your full deposit back but this was ridiculous.

I've been with AMH for a while now. Initially, I was extremely dissatisfied with this company. Nothing was being taken care of and the property manager was extremely rude. We now have a different property manager. I've been working with Tami J. for a few years now and she gets the job done and she's deeply appreciated.

My real reason for this review is to give recognition to an amazing technician named, Jose Alvarez. He was very professional and informative. He knew how to carry on a conversation and on a personal level was able to bring a little light into a particular situation with my grandson and we are so grateful for that. He just came in, got the job done and was just a pleasant person to deal with! He's definitely an asset to AMH! Give him a raise!

Michael from maintenance was very helpful and kind. He did an amazing job with fixing our faucet and dishwasher. He went above and beyond to make sure everything was fixed before leaving. He even took an extra moment with his 1st visit to fix our tub faucet when that was not even for the original call. Thank you Michael greatly!!!

We had a terrible experience with AMH. The house was in terrible condition when we moved in, the inspector called it “normal wear and tear” and “cosmetic.” When we move out, all of those preexisting damages are now being charged to us.

Many times we submitted maintenance requests that got declined or never got fixed. Our move-in was delayed by a week with no warning. Trying to get in contact with your property management is very hit or miss.

We will never use AMH again. We’ve used several property management companies around the country and this is by far the worst.

3 WEEKS WITH A LEAKING FRIDGE.
I moved into a home in Summerville, SC on May 21st, and immediately found out that we had a substantial fridge leak that forced me to leave several towels on the ground to absorb the water. I also had to pull it out from the wall because the leak was starting to cause rot on the bottom of the cabinet that it was sitting next to. Since then I've had to purchase a shop vac to suck out water from the drip pan roughly every 3-4 hours (for 3 weeks!!)

I submitted a maintenance request through my resident portal the night we discovered the leak, and received a useless response 2 days later. The company rep told me that I just needed to turn the water line off, which was completely false. They made an assumption of the issue and solution without reaching out to me for a detailed explanation.

At that point I wrote back to explain that this should be considered an urgent matter, and that someone needed to come to my home immediately. Of course there was no response. I called the next day and spoke with someone from the maintenance call center, and they explained that it was being escalated after finding out that whoever review my request had screwed up. I get a call from the maintenance supervisor days later explaining that he would be sending someone out the next day, which would be a Wednesday. I then get a call from the actual maintenance tech the next day explaining that he would be waiting until Thursday to visit, because he had a scheduled inspection scheduled for that day. I told him that this was unacceptable and he refused to change the visit date.

The maintenance tech finally visits on Thursday the 30th (9 days after I submitted the ticket), and he explains that the fridge needs a new condenser unit, and that condensation from the fridge wasn't being evaporated by a fan that was supposed to be constantly blowing. He tells me that it should arrive in a few days and they would come out immediately once they had it.

Of course I hear nothing for almost a week, and I reach out to the call center again. I find out that the part finally would be arriving the following day (7 days after the tech visited), and they would schedule someone to come out right away. Shocker... that didn't happen. Here's the best part..... The call center rep told me that they have a warehouse in the area with spare refrigerators. This has my blood boiling now, because they could have either replaced the fridge permanently or given me a loaner while mine was in the repair process.

Fast forward to today when I call again to find out what's going on, and of course the rep has no updates for me, because the supervisor isn't getting back to her with any details. STILL WAITING!!!!!!!!!!!

Under South Carolina law, I have a legal right to terminate my lease if a fridge isn't repaired or replaced after 2 weeks, and I would seriously consider this if I hadn't already spent thousands moving here from Greenville, SC less than a month ago. Needless to say, I recommend steering clear of this company.
