Overall my home is nice and the finishes I got to choose from are pretty, however, I didn’t choose this neighborhood for that, because new neighborhoods with nice finishings are a dime a dozen in Simpsonville. We chose to build here for the amenities. We were promised a pool, fire pit, and pond to be finished last year yet here it is June and none of the amenities are complete. The neighborhood has been trying to reach our developer for a meeting but we continue to be ignored. We live in front of the pool and pond. Please see the photo of our view. How would you like to see this every day
Update. The pool is finished, finally. We did find out that the developer will have 100% control of our neighborhood until it’s at 100% capacity. The HOA has to go through the developer for everything just FYI.
The road is finally paved so that’s nice. This is the 6th new neighborhood I’ve bought in and I am confused by this development everyday. The amount of repairs they have to do over and over seems like they don’t know what they are doing or they hire the cheapest labor. Hopefully they are finally don’t ripping up sidewalks and cutting up the roads. It’s been a mess for a while but finally cleaned up.

Note to potential new buyers: the construction in front of the pond has been underway for 6 months. The pool was poured in February and yet only frogs and beer cans have been able to enjoy it.

Love our home and neighbors. However, we are still waiting on the pool to be finished, among other amenities. They started building our home March 2023 and the pool was projected to be completed by that summer. We moved into our new home August 2023 to find out they didn’t even have permits to build the pool. Seemed like false advertisement. Finally they started the pool but changed the layout that they had been originally advertising for this community. The pool was supposed to be done by Memorial Day 2024 and although it’s been started, the pool is empty and has hardly been worked on this past month even though they have been able to put up over 20 houses this month. Does not seem like our HOA fees are being put to any use. Very frustrating. And I know many people have been waiting for this pool/other amenities (playground, walking trails, etc.) even longer than us.

We signed our contract in late 2022 and moved in June2023. When we signed our contract, we were assured the pool would be open around the time we moved in. Then the pool opening was pushed back to late summer, then it would start in January 2024. Finally in February’24 the pool was dug and construction began. In addition rather than the pool they marketed which was a zero entry-free form pool, they changed to a simple rectangle. It is now June ‘24, one year after we were told the pool would be ready. Some additional work has been done on the periphery but the pool still is exactly how it looked in March’24. In April we were told it would be ready Memorial Day weekend. Now the date has been pushed back to July 1. As I write this, there is NO activity at the pool site at all.
Crescent/Dream Finders continue to promote amenities that have been promised for well over two years and still nowhere close to being completed. This is pure mismanagement of resources and time by the Greenville management. In the meantime they have managed to build close to 20 new homes and continue to clear land for more. Residents pay an initiation fee of $700 and annual dues of $700. Appears if it doesn’t generate revenue it doesn’t matter.

We love our home and our neighbors. We had such high hopes for the development based upon the sales process and neighborhood development plan.

We went in contract Jan 2023. We were told at that time that the pool, playground and other amenities would be complete by summer of that year. Here we are…June 2, 2024 and the amenities are unfinished. No pool, no playground. The builder continues to throw houses up by the dozens, they continue to charge HOA fees that are extremely high and on par with what is advertised….yet never deliver.

I sincerely hope that Dream Finders delivers on promises they’ve made. Other builders started with nothing but dirt AFTER The Settlement and they have beautiful amenities. We have a giant muddy mess and a lot of lost confidence.

Update on 7/29/24. Pool is still not complete. Broken promises, zero project management. It appears that DF has never run an amenity project before. After a promise of transparency from the builder in June—-we had hope. Now two months later, they have provided nothing more than more disappointment.
This development has so much potential. But be very wary if you’re talking to the sales office. Promises made for over 2 years still haven’t been delivered.

Love our beautiful home and friendly neighbors. However, this neighborhood started about 2 years ago and still no pool, playground or walking trails around the pond. They finally started the pool, but the finish date keeps getting pushed back and is just a sitting project.. Some how they are able to pour slabs, frame almost 26 homes in a month yet can’t finish what should have been finished long ago.. Guess when it’s a project that cost them money instead of make money they couldn’t care less, despite the large HOA fee we pay.. (almost double my old neighborhood with similar amenities in same zip code) completely unacceptable and very worrisome that they are continuing to move forward on future phases without any progress on amenities. We want what we are playing annual dues for!

Very disappointed with amenities. This is our second summer here and we were promised the pool would be done last June. Then we were told it was going to be done last fall. Then finally they broke ground jan/Feb of 2024 but here we are it's sitting unfinished. Now we are getting claims of July 1st, which we don't believe will happen as no one is ever there actually working on it. We may see someone for one day with weeks in between. We pay a higher HOA fee compared to other neighborhoods in this area and we have nothing to show for it. Also, we were promised a resort like pool and now we will not have that as it's a simple rectangular pool. We feel like little children begging for our pool and it's silence from the developer.

This is not the neighborhood to move to if you are looking for amenities, or follow through on the sales pitch Dream Finders has crafted up (formerly Crescent).

With the up coming HOA yearly renewal coming up, we will have paid $2100 for a handful of dead trees, common spaces with weeds with some grass mixed in, a non existent playground, and a pool that is now over a year behind schedule with no movement or completion in sight. This i blame the building company for complete radio silence on communication and overall updates on any amenities and continuing to degrade the promise of the few plans they do have.

The building company has shown an impressive ability to move on other revenue generating projects (26 houses in phase 2 went from bare dirt to frames in walls and roofs in the amount of time it took a guy to paint the front trim on the pool house). Phase 3 and 4 are now being prepped for slab pours while the promised amenities sit, largely abandoned aside from an occasional hour of the week when someone shows up.

If there were setbacks, we could have all benefitted from honest communication from the builder or the property management company. Instead, they continue to sell the illusion of separating themselves from a competitive market with alluring amenities "soon to be completed" but with 0 follow through or updates that these will ever be completed.

I will stress that my review of the neighborhood is biased due to the 13 months of frustrations and failed promises on the very premise of why we moved to this neighborhood. The people are lovely and friendly, and we have been happy with our home. If we knew the amenities were going to be delayed multiple years (and counting) with higher HOA fees, we may not have moved to this neighborhood.
