If it weren't for Kaci we wouldn't be in the beautiful home we are in now. Everyone within the company is always so friendly and helpful....and if ever, there is an issue...THEY ARE ON IT IN A JIFFY! They take care of you and I LIKE THAT! If you're looking for a home to buy, sell or rent give them a call....I promise you won't regret it! 😊

We have lived in a property with HOA management by K&S., for almost 2 years.
I have never experienced such negligence on a Property Management service of their clients.
The person who is charge of our HOA, repeatedly ignores all calls or any correspondence from all homeowners. She has failed our community time and time again. She refuses to communicate with the 2 Board Members that are home owners in our community, as well.
Our Board Members mostly consist of the builders of the community, except for the 2 home owners. It seems that they are in control of what can or can not be done to better our Community.
The K&S Property Management caters to the builders . The person that takes care of our HOA, sits at the table with the Builders , and agrees with all that they feel we as home owners need to know.
This is a terrible Property Management Company and do not recommend to anyone!

We have been renting through KS Property Management for almost 7 years and love dealing with them. Kaci took the time to help us out as 1st time renters and guided us through the process. Kaci and her staff are always kind and helpful. We have never had any problems and our issues got handled in a timely manner. Would gladly recommend KS Property Management to anyone.

I live in Harbor Club in Georgetown, SC. Our property has been managed by Ms. Sansbury and her associates for the last several years. There only job is to keep our property values up. They have failed. They do not communicate with the residents. They have not taken care of any liabilty issues we have in our community. This has impacted our communities property values over this last year plus.

Our properties have been managed by KSPM for several years now. The staff is very good to work with. They keep me aware of everything that is going on. They advise me of things that may need to be changed.
The ladies are super friendly.
I would recommend this company to anyone.

The time in the unit I had was nice, Although I put in an AC ticket that never got fixed. The unit was also nice, and a great price point. However, the move out process has left a bad taste in my mouth. I was definitely overcharged for cleaning the unit after I vacated. I was charged three times what I should have been for cleaning, and was pretty much told that I was lucky I didn't get charged more. I was willing to pay for some of the things that I forgot about as I moved out in a hurry on a hot day in July, but they have refused to find a better middle ground that more accurately reflects the level or work needed to "deep clean" the unit. It is unfortunate that this has happened, as I said earlier, the time that I was in the unit was more than pleasant.

Where do I start? All I wanted to do was erect a fence that aligned with my next door neighbors fence. KS said I had to allow for a 10' public easement. They said they had nothing to do with that, it was the counties decision. I then went to the Horry Co. Storm Water District Manager who told me that where I wanted to build my fence was NOT on a public easement. When I brought that glaring lie to the attention of KS they didn't respond for over a week. I couldn't even get them to acknowledge that they received a copy of the letter from the Horry Co. Storm Water Management office. When they did finally respond it was to tell me that they've decided it's now a PRIVATE easement. The excuse they used was that MAYBE something would have to be done in my backyard. The ONLY thing in my backyard is grass. No drainage ditch...nothing. My backyard backs up to another yard which is also just grass. We've been here for over 5yrs. and gone through numerous hurricanes without any flooding whatsoever!! I don't believe ANYONE from their office has even had the courtesy to come and look at what I've proposed. If they had they would see how ridiculous their decision to deny my application really is!!!!! And for them to say as I saw in a previous post, that they do not decide on HOA decisions is just another LIE!! I can give numerous examples of their inconsistences when it comes to their decisions on fences throughout the neighborhood. I don't think they liked that I called them out on the lie about the public easement. They've probably used that excuse before and gotten away without anyone checking.

She rips off your HOA and steals money from home owners. Resigned and took money for 2 months after plus a fee. Charged residents late fees for everything and put a lien on a property with two owners, under one name. Now we are working on getting this lien off. KS MANAGEMENT is the worst management company ever to deal with. Still trying to go over records, supposed to have had our President on the checking account, then found out later, he wasn't. She closed out the account without his signature. Now waiting on our 2017 taxes to be updated. Who knows if she paid taxes on the money we paid her, or the people she hired. A nig mess.
