I'm unhappy with GUD Community Management! I submitted a ticket to alert them to the horrible condition of my front yard which is the main thing they manage in my community as our HOA team. My grass is obviously DEAD! I was told the lawn crew would be notified...and this was over 2 weeks ago. Nothing has been done and my grass continues to wither and die. Photos attached show my lawn and other lawns on my street. ? (Hence the 1-star rating initially)

UPDATE
I want to provide clarification on my review. Upon posting this review, GUD Community Management reached out almost immediately to address my concern via email. The Supervisor of the lawn crew was at my house in person within 12 hours to inspect the issue. I received a phone call from GUD the next morning following up with how the situation was going to be addressed.

I was treated respectfully and kindly. I am impressed with the professionalism I witnessed.

I was elected president of a broken HOA that required replacing the Community Management company. GUD took on our our challenges head on! Jonathan (the owner) worked with us to get through the initial transition personally. When we were assigned the miraculous community manager Sheri Shepherd we have had seen incredible changes. Sheri has always been at the ready and willing to answer any questions the community may have. Sheri and the GUD team have transformed our community and we are so thankful.

This property management company seems to be run by individuals who lack critical thinking skills. Their “inspectors” roam the neighborhood taking poor-quality pictures, often capturing glares and shadows, and then fine residents based on these misleading images.

When I specifically asked for clarification on what violations I was being cited for, I was met with silence for nearly a month. Their eventual response was simply, “We already sent you the picture; what don’t you understand?” This dismissive attitude is unacceptable.

For example, they once tried to fine me for yard debris, claiming that my desert brown rocks were supposed to be red and that the rocks themselves were the issue, not actual debris. These rocks have been in my yard since I bought the house, and I had just spent the weekend cleaning up. The picture they took was from a time when there was no actual debris—just the same rocks that have always been there!

I also constantly receive citations because of my neighbor's failure to bring in their trash and recycling bins. My bins clearly have my house number on them, yet I am penalized for someone else not bringing their bins in the same night as pick up day.

Overall, this management company seems to take the word of whoever is taking these low-quality images without any critical assessment of the situation. Their lack of communication and support is incredibly frustrating. Try to stay away from this management company, if you can.

Original: Have contacted multiple times about our bill showing a balance even thought we have been paying with no contact back or resolution. Heard from multiple others it’s not a lack of service… there’s just no service!

Thank you for your immediate response. As I said to the lady who answered my phone call, I sent a letter responding to the charge/s to my account and explained to the HOA Manager at that time why there were weeds in front of my house. The picture she sent did not warrant a 25 dollar penalty. I explained to her that I never allow wild grass grow in my yard as i take care of them right away. I explained to her that i was gone outside the country, for 10 months to take care of emergency at my Dog Rescue Shelter. That was last year, 2023, and I did not a response even after I called many times to discuss the situation and 2 months later, HOA sent me another letter with a picture of one (1) 10 inch flat weed growing on the rocks behind a bush not visible when I go outside my house. I was not aware of it as I do not go to that direction, my son checks the mail as I cannot walk well due to my leg problem. I have been here for 8 and a half years and I make sure my front yard is clean but that time of the incident, i was overseas. I explained everything in my letter to the HOA Manager but I never got a reply, nor phone call. I called many times, left messages and even spoke to the Assistant Manager and he said he would let the Manager know. No calls nor any correspondence from the Manager. I wish she reached out to me so I can let her know, that some people let their dogs defecate in my yard, even going so far to my gate. So, i gave up calling their office. I know it is not a lot of money but my reasons were legitimate. I have observed many homes with problems worse than mine, plus dead trees, untrimmed bushes, just wondering if they were penalized all those months and my situation was much less compared to those in the community. So far, service has been good. They are doing a great job keeping the community clean from what I can see- keeping grass mowed, spraying for pests, etc. Most recently, Nery has joined and they have upped the game- I especially appreciate Nery for being prompt to respond to emails and being very kind and patient with questions. Thank you for bringing that wonderful human touch and great customer service to HOA.
