Michelle and her team are wonderful. They’ve been managing my property for 2 years now. Very communicative, I don’t have to ask about anything including deposits and tax forms, which I really appreciate while I’m out of state. They handle everything timely and reasonably. They keep great records and continuity. I Highly recommend this company for any military looking for their property to be taken care of.

Michelle, her husband, and the Southern Touch Property Management team are one of the few professionally run businesses in Sumter County. Seriously. If you are a homeowner, Michelle does not put up with nonsense. If you are a tenant paying your rent on time, Michelle does not allow homeowners to skate by delaying needed repairs.

Michelle is an example that business owners in Sumter could learn from and emulate.

I cannot express how lucky I was to choose Southern Touch when I listed my home for rent 4 years ago. They have handled EVERYTHING from finding tenants, renewals, unexpected damages, property picture updates, checking on my privacy fence, tax documents… you name it! They’ve been very quick to respond and extremely professional. Not to mention how affordable they are! My new market is filled with companies trying to nickel and dime landlords by offering different tiers and it just feels like a gamble.

Integrity is everything!!!!!

While I feel like I played a part in them stealing from me because I didn’t turn in the rental checklist, they charged me for a cleaning service after I moved out after I already paid a cleaning service… why require that the home being clean is my responsibility then turn around and charge me for someone else doing it? I moved in the house with no window screens in the bedrooms. Never had the luxury of putting the windows up and letting air in, but they overcharged me for 5 window screens and the labor to put them up(I messed one up in the kitchen). All of the lights were working and I was charged to replace them plus the labor for putting them in. There were already cracks around the medicine cabinet when I moved in… I was charged to patch it up.

That house wasn’t even a home. It was just a roof over my son and I’s head for the time we stayed there. I never decorated or did anything more than put up curtains. Then, they know a bit of my situation and that all of what I could get out of that deposit was NEEDED! It was odd that they would do this. Then again, the owner decided to sell while I was renting so they basically got the home seller ready out of my deposit.

Like I said, integrity is everything. I had a fair experience with them or so I thought, but to take half of my deposit is crazy. I shouldn’t have had more than $200 deducted and even THAT’S pushing it.

Turn your rental checklists in everyone and make note of EVERYTHING… nothing is worth overlooking. If you give them any chance at being crooked they’ll take it.

EDIT: I also reached out to them to speak about this and haven’t heard anything back.

Southern Touch Properties is the best landlord I have ever had. I reached out to then when I was still living in NY. I explained that I was on a ver small window of time to find a place as I was starting my new job sooner than expected. They worked with me and got me into the home I requested tenancy for and on time for me to start my job. The price was also extremely reasonable. They have been so kind and very responsive as well. I will continue to rent with them until I am able to buy and would refer them to anyone that is looking for a very beautiful well maintained rental. P

My experience with Southern Touch Property Management has been wonderful so far. My partner and I are moving cross-country to Sumter and finding housing has been a bit of a challenge. We were fortunate enough to find an incredible property managed by Southern Touch. They were in contact with me within a couple hours of my first interaction with them and we were able to set up a virtual tour the very next day. That was only last Thursday and two business days later we’ve signed our lease! Kristen and Rebecca have been kind, communicative, and so helpful. Plus, their app makes the whole process easier than any other rental agreement I’ve had. Now instead of nerves about our move, I’m looking forward to it and beyond excited to have a wonderful place to call home. Renting sight unseen can be a scary experience but so far I feel very taken care of. I still can’t believe it’s real! Thank you again Kristen and Rebecca for all of your help.

We have been working with Southern Touch Properties (Michelle) for nearly 6 years now. I have had several property managers in different states and can hands down say that Michelle is the best I've ever worked with. She is quick to respond to everything! I have not once worried that my property wasn't being handled appropriately and she has secured new tenants very quickly. I highly recommend them as property managers!
