If you have ever sold a house, it's hard work. Planning ahead is key. The paperwork is a walk in the park compared to actually getting your house ready. I worked with Adrianna to sell my last house, and while I thought "it's ready to go", it wasn't. Adrianna gave me a list of things to do before we ever put it on the market. This took a while to complete, but once it hit the market, it was truly 100% ready. I even had an inspection done myself based on her recommendation, and I think being able to show that to potential buyers was a huge selling point. I believe the 2nd couple that saw the house made an offer.

If you call and say "what do you know about this house?", she'll either tell you, or she'll say "I don't know, let's go see it"

I'm a veteran, and she has solid knowledge of the VA requirements, and lenders. I used her to sell my last house, and buy my current one... I'll move again someday, and I won't be calling anybody else!
