Read read read the reviews!!! They are NOT lying about these people! I want others to know what you will be getting into with this office. The corporate office is filled with AMAZING employees, however the property management they have over the flats in orangeburg is completely disastrous! I have not been able to reach a single person in that office since I’ve moved here. Online they portrayed that they have units ready to move in, however that is NOT the case. I looked at a unit and 3 days before my move in was told they had given my unit to someone else and the next unit wouldn’t be ready for 2 weeks. That day arrived and my move in was pushed back 2 times. I was given the apartment with no refrigerator or stove. Knobs missing from cabinets. Kitchen counter lifting. And the master bathroom completely UNRENOVATED the way the pictures portray. In 3 months I haven’t been contacted once to finish the bathroom, kitchen counter, or kitchen cabinets. I was completely given the run around multiple times by multiple people in the office. Furthermore, they are charging extra fees such as trash and pest. When you pay the CITY a fee for trash and pickup and I’ve been in the unit 3 months and haven’t had my unit sprayed ONCE! I keep asking why am I being charged for this service and was told by “Kai” once of the managers that I’m not going to tell her what I’m not going to pay. Once again if you’re dealing with corporate down in Charleston then you’re in amazing hands, but if you’re dealing with ANY of the women in orangeburg then prepare to deal with complete unprofessionalism! In addition, after reviewing my ledger…I was charged a late fee for the month of January when I didn’t even take possession of the unit until the 28th of January and had to pay my move in prior to that so there’s no way I could have been late!

If I had not been experiencing a couple of negative issues here my rating would have been 4 or 5 stars (since I like the area and like my particular unit). But because of some negative experiences my rating is low for a complex located in North Charleston.

I moved to my particular complex at the end of December 2024. Things seemed to be fine until trying to use the shower my first night and the water never got hot. Long story short my shower water does not get hot because the water heater unit in my place does not have the capacity to reach to the tub. Kitchen sink, bathroom sink get hot. Kitchen sink gets hot faster because it is the closest to the water heating unit. So I have been using my bathroom sink everyday since December. The shower water is too cold to use. I have been trying since the end of December to get my water heater situation fixed. At first I had received responses from the complex agent. Maintenance was sent out to check my unit, another time a technician was sent out and that is when the problem was found out. That the heating unit is not at capacity. Technician was supposed to bring back a proper heating unit and it never happened. Several days passed with me asking for help and no solutions. I prefer to be home when repair persons are there, but it got to a point where I was fine with not being home just so that there could be more chances for it to be fixed. And I let them know that it was fine for someone to be here and just to lock up. Still nothing was done. Eventually a plumber was sent out, but the office didn't communicate to the plumber and not to me on who to look for. So we both missed each other. I pulled into my parking lot after work and realized that I had seen him drive away after he had been sitting in his van waiting on me. He had not been told on who to look out for and so he never came to my door.

It is now March and I still do not have my shower's heating issue fixed and the leasing agent has completely stopped answering me. I have been frustrated, but polite and patient. I'm just tired now. I know that I am literally being ignored. I even asked at one point (before all responses stopped) if I could have my rent waived because I am being inconvenienced and not getting the full service of my apartment. I was told my rent could not be waived, but that I would be given a gift for my troubles after repairs were done (I don't want a gift that is meant just to pacify me, I want my rent waived). Repairs were never done and I should not have to pay full rent when I can't use my shower since December. I was even offered to use a shower in an available unit, but was told that unit was also having issues with hot water as well. So I don't know why that offer was made in the first place, then. I don't want to go back and forth using a shower in another unit and then that shower also has the same problems. I want to use my shower in my unit that I pay rent for. At this point nothing is being done and I am being ignored.

And then another issue I am having is that the lease states renters have by the 5th to pay rent in order to avoid late fees. Then why (and I did not notice this until today and it is March now) was I charged a late fee in February when I paid on the 5th which is within the grace period? My payment history shows that I paid the late fee and I should not have. Especially since I paid online and so there is no time limit to pay online because that can be done at any time, as long as it is done before midnight. It's not like I had to pay at an office before closing. No, I paid online. So this agency owes me a refund for a late fee I should never have been charged. I am owed this money and will probably be ignored about this, too.

It is regrettable that these things are happening because I wanted to have a better view of this leasing agency since I do like the actual apartment, but now my view has been ruined because of these negative issues that I did not ask for.

i reside in Orangeburg sc in Palmetto Place apartments.Besides the apartments needing upgrades and repairs renovations the office people are very nice but unfortunately living in these apartments mold and appliances are old outdated and windows and sliding doors are old rusty and in need of upgrades.

I had two things done. The refrigerator and the kitchen sink pipe fixed. I still need my toilet fixed so I won’t have to keep pouring water in the toilet to get rid of waste.
My bedroom window is still not fixed. I still have a cardboard to keep the air out of it.

This company has been nothing but trouble since they have taken over as property managers at the apartment complex we live in. They told us 3 days prior to the month of the management changeover that they were going to be the ones accepting our rent payment. Gave us a late notice and fined us for them not receiving the payment from the previous owner that was sent before we were notified. Said they would give proper notice to doing an inspection, gave us less than 12hrs of notification by leaving slips of paper in the doors, which some tenants didn’t receive due to them being blown away.

They recently told us that when we send our payment in by mail, that they are not receiving them until 3 months later, which if that were the case we would have gotten more late notices about the payments being late. Telling us that we would have to use a pay near me slip and go to multiple companies to try and pay them. The only place on the list they provided that accepts the pay near me slip being Walmart. This is really sketchy/scammy/scummy practice.

Currently, we are having a plumbing issue for the past 3 days, where we are unable to live normally in our apartment. We are unable to use the bathrooms in fear that they will flood the bathroom. If our neighbor uses and flushes, their stuff comes up in our tubs and floods the floors of our bathrooms.

Called them 3 days ago, was sent straight to voicemail every time. Called corporate office number, and was bounced around all day yesterday. Had one person show up saying they would have someone come out and never heard from them again.

Tried calling multiple times today so far, and spoke to someone who we had spoken to yesterday and acted as if it were new information. They didn’t know they had property in our area. Said the best he could do was just reach out to the people that are supposed to be dealing with our property.

What kind of company leaves their tenants living in these conditions? Contacting you guys is pointless and trying to get ahold of someone locally is just as equally useless.

I lived in the apartments in Orangeburg and had no issues until I moved out. First let me start off by saying the apartment wasn’t cleaned when we moved in. Once we moved out I was charged $75 for an unclean oven (which it definitely doesn’t take $75 to clean a oven) , $25 for blinds that they were already going to replace because they were yellow (they were yellow when I moved in) and $75 for a late fee in prorated rent when I have NEVER been late on rent and they actually told me that they would just take the prorated rent out of my deposit but failed to mention that they would charge a late fee. I have tried to reach out numerous times but I have still not heard anything from anyone.

JHW Enterprise is one of the best rental companies that I have worked with in regards to my residence. The prompt response of the employees, Vanessa and Jessica is definitely amazing. They’re both very courteous, respectful, and professional. The maintenance team are knowledgeable about the repairs in the home and extremely prompt about fulfilling maintenance request. I would recommend this rental company to many family and friends. Thanks JHW! My family truly appreciate being apart of the community!

I have been renting with J.H.W for two years and I have never rented with a company that was so dedicating to maintaing the quality of my apartment. My resident Manager Courtney is the best! she has made my tenancy here great. i can always reach the office and my maintenance request are taken care of pretty quickly. I am very happy and will be renewing my lease.
