PMI is the Worst Property Management Company – Do NOT Trust Them with Your Home !!!

If you value your property and want it properly managed, stay as far away from PMI as possible. This company is an absolute nightmare to deal with, and their so-called “management” is nothing more than negligence and incompetence.

After trusting PMI to rent out my home, I expected it to be returned in the same condition I left it. Instead, I walked into a complete disaster. The tenants they placed clearly had no regard for cleanliness or upkeep, and PMI did nothing to ensure my property was maintained. Here’s what I found:
• Trash left all over the place – it was clear no proper move-out inspection was done. There were bags of garbage, random debris, and leftover junk throughout the house and garage.
• Walls with mismatched paint – instead of maintaining the original color, different shades were slapped on randomly, making the walls look patchy and unprofessional. Holes from TV mounts were left behind with no attempt to repair or even remove the brackets.
• A disgusting garage floor covered in oil stains – no effort was made to clean or address this mess. Trash was also left in the garage, making it clear that no one bothered to inspect it before handing the property back to me.
• A broken bedroom closet – the doors were completely off their tracks and unusable, something that should have been noticed and fixed before returning the property.
• Damaged blinds – several were cracked, bent, or missing altogether, making the home look neglected and poorly maintained.

To make matters worse, the tenant moved out on January 31st, and PMI only just returned the property in March—in horrible condition. That’s over a month with no updates, no accountability, and no urgency to fix anything. When I brought these issues to PMI’s attention, they were completely dismissive. Their customer service is atrocious—rude, unresponsive, and unwilling to take any responsibility.

The owner, Victor, only cares about making money and taking over the property. Even before I officially left PMI, I had multiple conversations with him about my concerns, and he was completely careless and dismissive. I repeatedly told him that I wanted my property back, but instead of offering real solutions, he gave me excuses, ignored my concerns, and refused to take action. Weeks passed, and they still refused to do anything meaningful to resolve the damage.

This company is a scam. They take your money, do the bare minimum (if anything), and leave you to deal with the mess once they’re done. Their so-called “management” is nothing more than collecting a check while letting properties fall apart.

If you’re considering PMI for property management, RUN in the other direction. You’ll save yourself stress, money, and the headache of dealing with their complete lack of professionalism. DO NOT trust them with your home!

Owner and or Owners of Properties 103 Jones Avenue 1C, 1D, and 1E Simpsonville SC 29681 please MOVE your investment property to another property management company. I will not rent from this company as they have a horrible reputation from former tenants and owners. I’m sure these townhouses will be rented by now if they were under another company…. Lots of people are interested in these homes but they will NOT rent from this company, take a social media poll for yourself!

Currently rent from here. A tree has been through our fence for over a month and sheds have been destroyed. They made no adjustments to rent despite these being listed as amenities, failed to respond to over 13 contact requests short of we’re waiting for materials, and only respond when you threaten legal action. There’s a strong mold smell in the bathroom and cracked flooring from water damage, and the sub flooring is soaked. Their answer was to replace the flooring and not even investigate the odor of mold. They leaked every tenants personal email in a mass email. During a property inspection the landlord was recorded on our home camera making unprofessional remarks about our home decorating. They regularly send addendums with no lines for signatures, left my wife off the lease, and from response from other tenants this is all the norm. They threatened eviction when we did not want to start doing monthly virtual inspections without an addendum, then after finally signing the inspection requests just disappeared. They “lost” our move in inspection. Cherry on top, Valerie is only available during non business hours so it’s impossible to get a hold of anyone short of a receptionist who never has answers. Do yourself a favor and look elsewhere.

PMI Southern States helped our son rent his first house in a lovely neighborhood in Simpsonville this week. Neyda was super helpful and extremely professional with all our leasing questions and concerns. She was so nice and always a phone call away. She made it possible for our son to get moved into the home quickly and without any glitches or problems. We appreciate everyone at PMI and would definitely recommend them to anyone looking for a home to rent.

We moved into our home back in October. After searching for a couple of months, PMI was the only property management to personally give me a phone call and meet me in person to show me the home (this is what won me over), also Ebony was the most helpful person with all of my questions and getting things moving along for me and my children to be able to move into our home. She made the transition so easy and I love how REAL and PERSONABLE she is. Thank you Ebony and PMI. We love our home.

DO NOT APPLY! My wife and I appplied for a property, got approved and was told that there was some renovations that needed to be done by the owner and it would take about a months time. I spoke with PMI ever week for over a month and they insured me that they had talked to the owner and everything was still good for us to rent the property. 10 days before the projected move in date PMI calls my wife and states that the owner is renting the property to someone else. When I called to ask about the situation they informed me that they had just gotten in contact with the owner for the first time since we applied and he had already decided to rent the property out himself. This is very unprofessional they lied about talking to the owner , and wasted our time and energy. Within the month we spent waiting on them we could have found another place and moved in but now due them we have 10 days to find another place and move out.
