Mary Rice is an excellent property manager. Her attention to detail is unparalleled. During hurricane Helene, she always answered urgent calls for help and it was a devastating time for my area. There aren't many people who would consistently go out of their way to make sure the proper steps were taken for the residence under her care to be returned to a safe and comfortable environment like Mary does. She always steps up and gets the job done in a detailed, thoughtful manner. Thank you, Mary!

As a landlord I would steer clear of Houses and Then Some. I will make this short and NOT SO sweet. They DO NOT do their due diligence on inspections on properties. I had tenants who were recently evicted for not paying rent and when they moved out, it was literally a nightmare that I walked in on. The place was totally destroyed and neglected. I'm not sure how they were even living in such total filth. I had to hire a crew to trash the place out and they had to wear hazmat suits just to go in. It cost me $3,000 for trash out. I sent 2 different carpet companies to rip up the carpet because it was so gross and they wouldn't even go in the property because of the smell. Painters opened the door and closed immediately and said no amount of money would be enough for them to go in. I finally had to pay the company that originally went in with hazmat suits to go back and rip out carpet that cost me another $1,500. The smell and roaches were so bad I had to oil base killz the concrete floors and stain and odor block paint all walls and ceilings. I had to demo and pull out all the kitchen cabinets because of the smell and everything being rotten from water damage and GOD knows what else was on them. The bathroom vanity also had to be demo'd and pulled because of being destroyed by tenants. I literally had to rebuild everything except the drywall in the house. It cost me $13,000 (that was with me doing much of the work myself) to get back to a state that could be rented. I couldn't even salvage the fridge, stove, or dishwasher. This property is only 1200 sqft so keep that in mind when taking cost to rebuild. I have never in 10 years being a landlord had a property neglected this way and there is no way HTSI was performing inspections like they were suppose to. Stay away from this company! The pictures below are after the place was trashed out by the crew wearing hazmat suits.

I wanted to express how thankful I am to Houses and Then Some Rentals and Realty, especially to their employee Mary Rice, who is the Client Relations and Maintenance Manager. Whenever I have had any concern or I need an answer to a question concerning my home that is managed by the company, Mary answers my emails quickly and throughly. She is very efficient, always making sure that she makes contact with the appropriate person that needs to be contacted to do the job or to direct my email (question) to the correct person. Mary is truly an asset to the company. I have never met someone who is so on top of her job and handles it all with grace, kindness and professionalism. I am thankful that Mary works for Houses and Then Some, as she is my "go to " person. I hope that Mary Rice will be working at HTSI for many years, I know that my home is in good hands with her handling the maintenance issues. Please check out this company and when you do, please look up Mary. You will be glad that you did!

To start with the unit was listed for $650 but at the lease signing they added on an additional $45, atp I was stuck! I was a great tenant for years, took care of the property & even made improvements. I had an attached neighbor whom I shared the unit with (2 separate units) About a year in to leasing found out the wiring for my neighbor was going through my box. There were repeated issues with electrical/wiring. The breaker box was constantly tripping! When I would reset it often arced which made me fearful to even touch it. They changed the switch 3-4 times, it wasn’t “fixed”! None of the maintenance guys that came out spoke English, except 1 & he typically doesn’t hang around. My water heater kept going out, during the repairs two times they flooded my kitchen. The roof leaked, & there is no insulation. They do patch repairs but don’t fix the issues. There is one big fat guy that is super sloppy & tried to intimidate me during a repair, & caused damage to my personal items. He then lied about it to the office. He was an ass! The baseboard heaters aren’t adequate for heating the house & only served to drive up my already exorbitant Duke bill. No AC they bring portable ones, depending on when you request one it may be an old dirty one! Furthermore the neighbor was EXTREMELY NOISY, parties all hours of the night, fights, drinking, drugs, he actually chased someone across my yard at gunpoint, he was filthy & destructive. That is what I was told by contractors who were hired to rewire the entire unit, as well as the times I had to go & speak to him about the noise it was DISGUSTING! Apparently he is the type of tenant they prefer though since I repeatedly asked them to please help, THEY REFUSED. The main reason I stayed was proximity to my Mother & it was the only place I could find during Covid & I was down to the wire. I was asked to vacate with only 2 weeks notice, I had to fight to get more time including recording one of the property mgrs. saying he was going to file an illegal eviction against me. I also had to threaten to sue them in accordance with the law in SC to get my deposit back. Not to mention when I was trying to move they either didn’t respond or gave negative feedback to potential landlords. Thankfully I had several excellent references that spoke not only to my cleanliness, & dependability but also my character & the untenable situation I was in with HTSI. I didn’t recommend them when I lived there & I would actually suggest ANY company over them!! Renting from them was necessary at the time but I haven’t even listed the full myriad of issues I had, leaving was a blessing!!!

Jo was incredibly helpful, working around my schedule and ensuring a smooth process. I appreciate their dedication and efficiency.
