If I could give less than 1 star I would. This property management company is a joke. I am experiencing water damage in my condo due to the unit above mine. The owner of the unit above me rents it out and I never see him. Roy, the owner of the management company could not care any less about the water issue. I had to call a mitigation company to rip out my ceiling and deal with water damage and mold in between the units (which I am not responsible for according to the deed). When I asked him to contact the owner of the unit above he said “we don’t do that”. Really? You don’t care about mold in the walls? After the mitigation people dried everything out the leak started again. Roy didn’t even respond to my emails saying the problem isn’t fixed. Who know how many other units have mold in the walls because in one phone conversation he said this stuff “happens all the time” and it’s not their responsibility. I would be cautious of renting or owning any property they manage.

Roy is openly engaging in fraud against everyone in Bruce Hollow. He routinely charged between 30-50% more for work done by his own company verses outside vendors. When confronted with this fact we were told "he doesn't care" and if i don't like it we can move. Our fees have nearly doubled since he was awarded a contract against the will of the residents.

Terrible. Moved in to a yard full of trash and bugs inside the house. Fixed up the yard, asked twice for screens (never happened), was told we kept the property immaculate at our 90 day inspection.

A woodstove was advertised in the rental listing. Come fall, we find out we aren't allowed to use it (after confirning more than once that we could and all it needed was a cleaning). Took 2 months for them to fix it, during which time we had to use electric heat. While they credited us for part of our electric bills, the amount of time lost from taking days off work for useless "cleaning" visits and installs was not.

We are told our gutters were being cleaned the next day. We come home to white chemicals spread all over our roof and sidewalks. I call them and ask what it is, as our cat (which they knew about) was on our awning rolling in it. They "don't know". They call me back and unapologetically state it is a moss killer and is toxic to animals. "Better take your cat to the vet", they said.

Fast forward 9 months to our move out date. We were charged $600 to replace blinds that were not broken and for "cleaning".

Scumbags. Do not rent from this company.

This is a joke of a property management company. Our apartment/condo and two others have been without water for going on 48 hours. Understandably, over the weekend a plumber couldn't make it out. But it should have been prioritized first thing today. Us, and the other tenants have called several times today, and have been told that a plumber would be out by 4:00. It is now almost 7:00 and the plumber still hasn't arrived. It is at no fault of our landlord that we do not have water. It is illegal to leave tenants without running water. We have no way to wash our hands, or even flush the toilet. And no other remedies, such as a hotel for the night, have been offered.

Property managers in general are horrible people but this company is the absolute worst. We continue to pay out with zero services rendered. As others have stated, they make up BS work that they use their completely untrained guys to do at a rate of double a professional contractor. When all of their shady "repairs" break, they charge us again. I am preparing criminal charges against them and recommend anyone stuck with them to do the same.

This company has destroyed Bruce Hollow in Grafton. They do nothing but cash the checks while ignoring building crumbling and rotting away. It is virtually impossible to get the actual property manager on the phone and when you do he is incredibly rude, condescending and will admit that "he has a contract" so my complaining doesn't matter to him.

They have been busted by building inspectors for using underage workers to "repair" roof tops with no safety equipment.

The decks are rotting and on the verge of collapse and Pioneer claimed they would be replaced in June of 2013 and we are not told it will be the summer or fall of 2015 if we are lucky.

The roofs on Gordon cir and Londonderry Rd were deem to be in failure and an insurance check was paid to the Condo board. With the apporval of the Condo Board new roofs were only given to Coventry road, while roofs are failing on both Gordon cir and Londonderry Rd.

I can not stress enough how incompetent and down right destructive Pioneer Property Management has been in the less than two years they have "managed" Bruce Hollow.

Only reason they’re getting a star is because I have too. 8 months pregnant and in 24 hours they have yet to lay or clean up my spot after calling. The snowblower they hired said he had no idea what he was doing when I asked him to clean out around my garage. This morning leaving, I slid going 5mph for 40 feet into Main Street of Blackstone and was almost hit. I pay a costly amount of fees for pure laziness and neglect to Castle Hill. Don’t use this company.

Do not work with, or hire this company under any circumstances to manage any properties. They are beyond useless and have only the goal of getting as much money from condo associations. They do unnecessary work with their own workers at a far higher cost than it would be to more qualified workers. They left us with massive condo fee increase due to paying for un needed and over priced work.
