I have never dealt with someone going in and out of my apt without my permission/. It doesn’t matter what for , they will go in and not say anything , you could be sleeping , naked or having s…. And they will just come in ….. I have never felt so unsafe In my own home. But they manage to do that !

SO THE PROPERTY MANAGER CAN EVICT YOU ON A WHIM.
I was so excited to rent with this company. Paid my rent on time never had an issue with my house or neighbors. I was late by a few days and when i went to pay my rent plus the fee i found out i was being evicted. you cant go into the office or pay online. such a shame. My property manager was RUDE, HOSTILE, ARROGANT - EDZABETH COLON.
Her main goal is to screw you over and make sure you can never get a home again. There is noone who will talk to you and you will not be treated fairly. luckily i found a new home quickly.
DO NOT RENT FROM THESE PEOPLE. WILL CAUSE YOU EMOTIONAL HAVOC.

Horrible place to rent from. When you have an issue they never actually fix it they just bandage it up. They could care less about the tenants and there needs. Had an issue with my kitchen ceiling for 4 years to where it was leaking towards my ceiling light and also bubbling in when ever it would rain. Had I formed them during hone Inspections etc. All they did was throw a patch and such up. Had leaking in my bathroom going down to the 1st floor apartment. Caused damaged to his ceiling and they just put up plywood. There is absolutely no communication. Once the building went up for sale they never communicated when people would be out for a showing and when you would text Gene back with questions never any answers.

WARNING! Don't rent from this Property Management Company. They are deceitful and horrible. Their properties are over priced, not properly managed or maintained, although they claim that they are. They kept our two rental deposits after 3 years of residing at one of their horribly maintained properties. On their "App Folio Portal" they claim that they completed their home maintenance requests when they never did even 2 days before We moved on May 30th, 2024. They want to overcharge us for "Clean Out" expenses plus they kept our two Security deposits. Our Ex-Property Manager has threatened to ruin our credit even though We paid our rent in cash and on time for the past three years. We left the house clean with no furniture, dirt, etc. but she took pictures of the garbage that We left for pickup from the property but the reason why We left them inside of the gate of the yard is because We had to wait for York City to pick it up on Monday, June 3rd, 2024. I even returned on Sunday, June 2nd, 2024 to put the garbage out of the fenced gate so that it could be picked up and my Son took the metal filing cabinet to be used as scrap to the scrap yard. This Property Manager took pictures of the garbage that We put out of the house after We moved out and is lying that "they" had to clean up but they didn't put out the garbage for pick up, I did it personally to avoid any 'Move out Issues". They are so deceitful and I even placed a complaint with the Pa Attorney General's Office (which was left unresolved) because Elite wouldn't/refused to comply with the Attorney General's Office. DON'T RENT FROM THEM. THEY ARE TERRIBLY UNETHICAL, IRRESPONSIBLE AND NOT WORTHY OF BEING A PROPERTY MANAGEMENT COMPANY! E., the Property Manager is a Liar. For 3 years We had issues with the Bathroom always leaking into the kitchen. The ceiling tiles from the kitchen would get so saturated with water that they would fall. The constant repairs of this constant issue were temporary "fixes or bandaids" and the "work" wasn't completed even 2 days before We moved out. Pictures below show this yet Elite wants to keep our two deposits plus charge us an extra $1,557.00 for supposed "Clean out and property damages". Our two deposits totalling $1690.00... I have called so many Fair Housing Agencies to seek Legal assistance and or information but Not One can assist me for some reason or another. The utility bills for this house were high because the windows are outdated and the cold/freezing temperatures seep throughout the house. My Husband even had to caulk around the floor boards because our kitchen floor was freezing during the winter times. We had to place plastic on all of the windows in the house. There is no insulation on the outer walls leading to the alley way, the yard or the front of the house.

If I could give them no stars I would. They steal your money and never process your application or follow up with you. Application fees are non refundable if they process or deny you, but they never complete the application, run a background check or credit check and keep your money without contacting you. Very unprofessional. Barbara the leading agent and the office manager are very rude and hung up the phone after telling that they weren’t refunding money back that they basically stole. BETTER NOT HAVE ANY MAINTENCE ISSUES ON THE WEEKENDS AND HOLIDAYS!!
This is a place where it seems they are effectivly close on weekends and holidays. Since it is the 4th Of July weekend it appears they have been closed since Wednesday. Don't worry, they made sure to send out an email to tell me I need to make sure my rent is paid FRIDAY MORNINFG.
We have had draining issues and a clog in our bathroom since Thursday. It is now Saturday evening and nothing has been done. I've had to go and ask my neighbors and ask if I can use their bathroom since mine does not function!
I have had the "pleasure" of having to deal with Eleite for 2 years now. So not only will I complain about them, but the propetry that I live in is at this point unlivable.
It's located on the main street near downtown. There was a horrible storm a while ago where everyone's power went off. Everyone else power came back on in a bit. For us it took 5 hours before it came on. Now I know it is not their job to deal with this stuff but the owner of this house clearly does not care. The wiring in this place is awful.
Once again because the owner does not care about this place we have had leaks in our ceilings because the butters are not being cleaned every year so that has caused us issues.
Please if nothing else do the research on the house you are looking to live in. If it looks like they just used paint to make it look pretty more then liekly it's a run down house that anytime the weather outside takes a turn for the worst you are going to pay for it.

Kushner properties had a lawsuit that the tenants filed because they were charging illegal fees in excess and wasn’t fixing the properties, after they sold off their properties and kept their old tenants with judgements and ghost accounts (old landlords never heard of you), apparently I didn’t know the tenants won the lawsuit, anywho I was denied from a lot of places because of that, when I filled out applications nobody wanted to do their due diligence. Elite property took my application fee, and didn’t reply back, I was calling for DAYS, and when I called them in regards to my status, the lady on the phone was very NASTY, she pulled over on the side of the road to actually talk, and was very nasty, I gave her courtesy, and I thought she would give it back, I had to keep apologizing because “I was holding her up and the OWNER DIDNT WANT ANYONE WITH JUDGEMENTS, AND THE EMAIL SAID I WAS DENIED” “I told her I didn’t see an email sent(I have 144k emails in my inbox” she accused me of accusing her for not sending the email, and says “it was delivered and it says “read”….I told her all it says was that’s it denied, no further detail, and I’m trying to explain in detail” so when I’m asking the lady what do you mean by judgements she scoffs, and acts like I’m not even worth her time, I had first, last, and security in hand, she couldn’t explain in detail or try to listen, ultimately the state and I figured out the problem, I became a tenant at another apartment complex inspite of kushner properties screwing thousands of tenants over, but if elite was owned or bought from them I would’ve easily sued for discrimination how I was treated, and no offense but this lady was black, if that makes a difference, I expected the anger from a privileged counterpart, nope just someone who is stuck on her high horse and wasn’t put in a position of power except for a desk at Elite Properties. That woman’s attitude and elite properties not doing their due diligence has probably denied over thousands of tenants coming from Maryland and potentially stopping themselves from new clientele because they’re scared to look into the risks. But what can I say unprofessional.

Run far away. Have been renting for almost a year and can't wait to get out. They don't "fix" anything just put bandaids to make it look better, and always try to find a way to make tenants pay for issues with the property, even if it's nothing you did.
