This is the worst living experience of my life. Since I moved in March 1st this is a list of issues that just go unresolved or lied about.
1. No air conditioning and no time table for replacement. No portable unit, just left to suffer for weeks.
2. Dishwasher floods
3. Garbage disposal doesn’t work
4. Refrigerator doesn’t work
5. Hot/cold faucet doesn’t work in kitchen
6. Tub won’t drain
7. Tub faucet has no hot water
8. No key to mailbox or to lock door to balcony
9. Kitchen counters are falling apart
10. Appliance were to be replaced but no timetable ever given
11. Ceiling fan in second bedroom won’t work
12. Electrical outlets are dangerous and most don’t work
13. Because of humidity with no a/c doors swelled and won’t shut
14. Windows, bathroom and kitchen were filthy upon move in
I could go on but let’s move onto the grounds and amenities that they charge $80 extra for.
1. Volleyball court has no net and has grass growing in it and is nothing but kitty litter to the cat population.
2. Pool was supposed to be open around May 1st, still wasn’t open for Memorial Day and was just opened for 2 hours after a conversation with a sister property manager. Pool was
Closed for Father’s Day, with trash from last year never being removed, lights broken, grills broken, ping pong closed up with no balls and other games with no equipment. No notice of closure.
3. The playground has a construction dumpster in front of it for months which prevents safe play area for children.
4. Dog park is tiny and fences are raised which allow dogs to escape.
5. Garbage area is filthy every day and never cleaned unless I clean it.
6. Bicycles that are electric and for use are all broken with missing parts. I found some parts in the pool the 2 hours I was allowed

The acting manager, which I was told was an assistant is rude, hostile and lies about everything. This community deserves better for the exuberant cost of rent and the extra cost for amenities that don’t work or are closed.

I do appreciate my conversation with the area manager but things don’t change here unless there is an active manager that focuses on making this a peaceful living environment. I have yet to get a call back. The pool is continuously closed with no email or notifications as to why? Why do we pay for amenities that are offered, but aren’t truly available. It’s just a way to charge more for absolutely nothing. The pool is a top priority for apartment tenants and the fact it’s never open is unacceptable. You shouldn’t advertise things as amenities and charge for them that aren’t available. Would you pay for a steak dinner and show up and they serve hot dogs? That’s what this is like. Im a realtor, I never complain and try to help solve issues, but this is beyond absurd. I literally have other residents texting me, asking if I was able to get answers.

Just recently moved after living here a couple of years and can’t really think of much to complain about. I enjoyed my time at Rivoli run. They were recently bought out so I only have a few months experience under the new ownership but every interaction I had was positive. I would give my overall experience there 4 stars and my experience since the new owners took over 5 stars.

I moved in back in February 24’. Upon my move in the leasing agent didn’t know how to add me into the system as a resident. We then got new management and I’ve been given the run around since they’ve been here. No one seems to know how to add me into the system as a resident yet I’ve paid all of my fees and signed the lease upon move in.

The knats in the apartment are terrible, I literally clean dead knats out of my fridge daily!

The pool still isn’t open, the gym isn’t a gym, the trash compactors stay full, I could go on, and on…

The communication is terrible.

Having to move in 30 days is stressfull enough but the ladies in the office are amazing and great at what they do. Answered every question that I had, explained things in great details, none judgemental and very welcoming. The process was easy and wasn't delayed. I didn't feel mislead or taken advantage of. Every good complex starts with great management and that's what we have here. Thank you! Nie the apartment it self is spacious, walking closests, love the garden tub and the complex has been very quiet. Definitely looking forward to going swimming and grilling!

Apartment is not worth the money they charge you , the first 3 months of living here my fridge didn’t work, even after putting in numerous requests. It wasn’t until they hired a new maintenance supervisor I was able to get all of my appliances fixed. Which includes my fridge light, kitchen light bulbs blew first week I moved in, dishwasher flooding and garbage disposal not working, the fridge couldn’t keep anything cold so I lost money on groceries for 3 months & leaking sink in the kitchen and bathroom.

Overall stay here has been up&down,But when the right pm is here ,All is well. I have been here 5years and the assistant property manager has treated me as if I am not a tenured here. She is impatient,and rude,and seems as if she wants us out so bad. My first Time Talking to the property manager Jordarius Battle ,he stood on business. Whatever I needed assistance with he handled it& made it happen right then too. Calli is so great,she is kind,patient and always tries her best to answer any questions I have when I call. She always answers the phone,doesnt try to avoid calls,etc. Calli and Jordarius as a team I love it. kitchen cabinets could be updated &I agree about amenities need to be approved if we are paying extra for it,But other than that Safe Environment&I Really like living here .

I have lived here a year and there is always issues. Management is not the most time efficient or honest. They told I would have washer an dryer by last December, but I did not get one until this year. I also have felt that they are not helpful with payment issues and will not return calls or emails for days. I wish I had lived somewhere else, but just be aware of this issues with management before choosing Rivoli.

Run away. Run far far away. This is the most evil corporation I have had the displeasure of working with.
Forget about your deposit. Expect the aging infrastructure to break. Expect rent hikes, Expect poor and even insulting customer service. This place used to be a good deal under past ownership. Now it's a source of depression, strife, and consistent worker turnover. Don't let the "amenities" fool you. What used to come standard is now an extra charge. They don't actually want you using the clubhouse or workout equipment, they charge extra to use the bikes(with a 2 hour time limit, so it's not even useful for commuters.)
The trash is consistently backed up.
The tennis court has cracks, and Noone really uses the "dog park" that they put in.
There is a "car wash" that has a stuck knob.
Your mail is going to be locked behind an Amazon owned package receiving center that you will have to drive up to. It is very inconvenient.
Maintenance will get to you eventually(if they even have someone hired), but they don't always fix the issue.
They will blame you for things outside of your control if you complain about anything.
There is nothing "luxury" about the apartments but the price.
