I want to say thank you too Stephanie for all she has done she has not let me down she is a fantastic person!!!!! You can tell that she knows what she is doing when it comes to this line of work!!! This is for 1054 Ridge in Atlanta

Pros: Cheap, pet-friendly, central location, ceiling fans, central air and heat, parking included, urgent/emergency maintenance issues are quickly resolved

Cons: Management is slow to take care of basic things.
1) Our mail center was knocked over in an accident late October 2021. Initially USPS was delaying in replacing the mail center and setting it up. Management did not send regular updates about the mail center's status (though they are always quick to send reminder emails for rent, etc). Once USPS finally set up the center, we were given the wrong keys. Maintenance keeps insisting on numbering the mailbox differently from what USPS says, and management has given no updates to residents on when this will be resolved. It is now March 2022, and we still have the wrong keys. We have to rely on each other to drop mail at each other's doors. I don't understand why something basic like mail keys is taking so long to resolve
2) Other issues include brand new washers and dryers that don't connect with the app (so they don't turn on), screen doors coming off the hinges, inconsistent pest control, leaves that are just blown around (never actually removed/raked).

If you can afford something better, go elsewhere.

Our current apartment complex was sold and they are giving tenants 60 days to leave. We were referred to Greenleaf because they manage several mobile home parks and apartment buildings so we thought we’d give it a shot.

We paid our application fees (for both adults), provided all the information for both of us and our kids on Sunday. The website said it will take up to 72 hours for processing. Cool. Figured we’d hear something back Wed-Thurs.

I called early in the week (the call goes to J&J Mobile Home Park every time) and explained that we put in an application but would really like to see the property or at least see available options as we applied for a 2br but would love a 3br if there is one available. The woman I spoke to put in a request for me to be called back.

Never heard back. I did look around on the website to see available units but the website is incredibly wonky and you can’t see availability unless you start applying.

Wed-Thurs comes around and I log on to check the application and see if a status is available online.. only to find out that my boyfriends account no longer existed and my completed application was no longer there. We have received no denial or acceptance notice or any phone calls back.

I call again. Ask if they know what happened and I’m informed that the number you call is not the leasing office and they can’t see any of that information. She says she puts in a priority call.

Friday comes. I check one more time just to see if I can get any insight on what’s going on and now it says our application is cancelled and we cannot create a new application. Call again. Same place, no way to call the actual leasing office and get answers. No refund, either, If our applications are cancelled.

It’s insane that we can’t get a single phone call back to explain anything. We have zero information. You shouldn’t have to beg for answers.

I just moved into the Amberwood Village apartments (mainly for the location). I have a two bedroom apartment for $1135 (including water and sewer) and overall, I'd say it's worth the price. The apartment itself was clean, and only had a few dings here and there. I put in a request to fix my counter tops (the laminate is bubbling up) and we will see if they fix it.

I went through a full apartment inspection the day I moved in, and noted everything that could be fixed. All the work orders were marked as complete, despite no work being done. There wasn't even an explain as to why. I fortunate caught one of the maintainance workers and he explained why some of the orders were canceled and made note of the ones that could be fixed. I wished the explanation would have been clearer through the resident portal.

The thing that inspired me to do this review is that the soundproofing is terrible. I can hear my neighbors phone conversations very clearly and the upstairs neighbors floor is extraordinary creaky and loud. I put a work order in, and I'll write an update when it is responded to. So if not being able to hear your neighbors is important to you, I'd suggest looking somewhere else.

The community is gated but it is very easy for cars to get through since there isn't a security guard. For example, I dropped my gate opener and took a while to find it one day, so the car behind me let me in. They wouldn't have been able to get in otherwise. Also, there is enough time for two cars to get in at once so if someone is behind you then they will gain access. Don't let the gate give you a false sense of security.

Finally some comments on the application process, they require a note from your current landlord, employer, and a credit check. If you can't provide those for whatever reason don't waste money on the application. I had issues providing somethings in a timely matter but they were willing to hold my spot as I got it sorted out.

UPDATE: They came out Monday to bring a window unit and I was told it would be fixed Tuesday- waiting on getting a compressor. I accepted, but prefaced it needed to be handled ASAP because in a ground floor apartment a window unit resulting in my blinds being open is a huge safety risk.

It is now Thursday. They told me they could not get upper management on the phone to approve the $500 compressor. I offered to buy it AND THEY AGREED TO LET ME PAY TO FIX THEIR AC, saying they would deduct it from rent. LO AND BEHOLD before maintenance arrived to ride with me to the store they approved the expense!!!!!

The on-site team has been understanding and wonderful- this is 100% an upper management issue. I am APPALLED at the way Greenleaf Management has handled this situation.

ORIGINAL:
I am currently sitting in a 90 degree apartment for the second day in a row because it is not considered an emergency until the outside temperature reaches 90 degrees. It is 88 with real feel at 94 degrees.

My husband and I had to stay in a hotel last night because of the heat and have had to kennel our two dogs because this company’s RIDICULOUS policy. If you choose to live in any of this company’s properties, pray that when you A/C goes out it isn’t on a Saturday. We are the 3rd tenant in our 6 unit building with a blown A/C in the 2 months we have lived in Chattanooga.

I am a new resident to a property they have recently taken ownership of. They have done amazing work so far and completed all promises made. The manager of my property, Crystal, is so sweet and very easy to work with and quick to respond to any concerns or questions. She was extremely personable and relatable. I am excited to work with her as her newest resident! I have no doubt she will make sure I remain comfortable living at the property.

I'd like to also mention that before deciding on which community I would live in, I met with another property manager, Scott, to view a few other properties. He was kind, honest and sincere in his opinion as we spoke, which I certainly appreciated. Even though I decided on the other property, he was a pleasure. If I ever decide to move in the future, I would definitely contact him again.
