Seabolt is without a doubt the most abhorrent rental company to ever exist. If you enjoy paying two thousand dollars a month to live in pure squalor and disrepair, this is your jam.

Jagged, uneven edges of wooden floorboards lurked around every corner of the house, waiting to pierce your feet, just like the screws jutting up and out of the stairs that led to the back courtyard. You could peer through the front door thanks to the crack running the length of it. Above the front door was a gap of one inch, open to the outside world. It let cold air out, hot air and roaches in. Despite this gap above the front door, at one point, the door suddenly became impossible to open. Entering the house required slamming your body into it multiple times, leaving you covered with bruises. One of the bedroom windows opened by itself. Animals got stuck for weeks in the sealed-off fireplaces. Bedroom doorknobs fell off constantly. We were without a kitchen drawer for the better part of a year. We were without hot water on multiple occasions, sometimes for up to one week. Seabolt, as per usual, could only bear to do the absolute minimum when it came to rectifying maintenance issues. They came to “reset” the 35-year-old water heater several times. Upon moving out, the hot water problems were still occurring. The ceiling in the kitchen leaked, albeit rarely, due to the shower in the bathroom above being used. This issue was never corrected, despite sending countless maintenance requests. Per the lease, Seabolt was to ensure that the courtyard received proper landscaping. Upon moving out, weeds were 51 inches tall. A tree that had been cut down a year prior had regrown, completely blocking the exit path leading to the sidewalk. The washer and dryer in this house were one useless unit that constantly had to be replaced. After waiting weeks to months for each replacement, Seabolt left the shipping bolts inside of every unit, leaving my roommates and I to flip the machine over and disassemble them ourselves.

Communicating with Seabolt was a painful experience. These people are unbelievably incompetent. The amount of time that went by on all maintenance requests without hearing a word from Seabolt was ridiculous and unacceptable. Save yourself the sanity and avoid these people like the plague.

I moved into a property owned by Ginlat Properties, LLC and managed by Seabolt Brokers. The first day I attempted to do laundry I noticed the dryer was venting out into the hallway. My throat was scratchy and it was difficult to breathe. I emailed Seabolt and they got into contact with the owner, however both the owner and Seabolt stated nothing was to be done nor could be done about the matter. No one cared that doing laundry made it difficult for me to breathe. Going back and forth and getting nowhere, I called the city of Savannah’s code enforcement department at 311 and had someone come out. The enforcement officer stated it was not up to code and stated that all dryers had to be vented out. The code violation was sent to both the landlord and Seabolt and the washer dryer combo unit was moved out of the property in about September. It wasn’t until December of that year that I was able to convince the landlord to purchase a ventless washer/dryer unit. No effort was made on the landlord’s part to look for and purchase a new unit for replacement.

It is my understanding that all of Ginlat Properties, LLC’s rentals are managed by Seabolt Brokers and I believe Seabolt is complicit in knowing that the rental properties are not up to code.

I’m sure there are worse places to rent from, such as in a war torn country like Syria, but if you value your sanity and time and money, rent from someone else who takes maintenance, your healthy and safety, and building codes seriously.

Highly unprofessional. Awful customer service. Asked for a notary and said they would do it. Then they kicked me out since my paperwork was out of order. Questioned why I work at a bank and need a notary… Simply told them the notary was out of the office.

Never seen a group of people so hostile asking for a public service. Will report to the notary board.
