I been here about a month. The neighborhood is quiet and not too many people are outside. The leasing office is excellent. MS. Tiara William helped me get into my apartment. She will go above and beyond to make sure everything goes smooth and you are comfortable here at belle vista. I recommend her to anybody?

If I could give this place zero stars, I would.
I’ve been living here for about two years, and I’m counting down the days until my lease ends. Here’s what I’ve experienced:
1. Multiple Break-Ins: Both my vehicle and my husband’s have been broken into several times. The leasing office’s only “solution” is to rent a garage that’s inconveniently located at the back of the complex—even though we live in the front building. There’s little to no communication from the management about these incidents.
2. Security and Gated Access Issues: The gate is always broken, allowing anyone to enter the complex. To make matters worse, the “security guard” is an elderly man who sits by the pool and does nothing to secure the area.
3. Filthy Grounds: Trash is everywhere, and there’s no consistent upkeep. The grounds are only cleaned when there’s a showing for the model apartment, which happens to be in my building. It’s disgusting, with everything from trash to even used condoms lying around.
4. Inconsistent Trash and Unfair Fees: They charge extra fees if you don’t bring your trash can in on time, but the trash service often fails to pick up garbage as scheduled. The lack of care and customer service here is frustrating.
5. Poor Maintenance and Facilities: The gym equipment is mostly broken, and they keep the heat on inside, making it unusable. The community is overrun with pests, with no regular pest control.
6. Safety Concerns: There was a murder on the property, and management was dishonest about what happened. Communication only came out well after the incident, which made it all the more unsettling.
7. Overall Disregard for Residents: Pets aren’t cleaned up after, loud disturbances are constant, and there’s no sense of community standards or care from management.

All in all, this place is not worth the cost or the constant stress. I wouldn’t recommend this complex to anyone—let alone my worst enemy. I’m genuinely baffled it has a 4.0 rating, and I suspect most of those reviews are from people who haven’t lived here long enough to see the real problems. Proceed with caution!

Belle Vista was perfect for my budget and family size. I signed up through Tiara and she was very personable with helping me find the best floor for my family’s needs. Make sure you ask for Tiara when you apply, you won’t regret it! Affordable & close to everything you need in the city.

Trust & believes me if you have interest in getting a one bedroom apartment or just an apartment . For your loved ones or your spouse or your children this is the property to be interested in. from day one, Ms.Williams tremendously made me feel welcome, from the day that I met her for the open apartment tour. Trust and believe me the economy is an all-time high right now and I came from Wesley Kensington Apartments down the street from Stonecrest mall I was paying 1400 for a one bedroom ! ! once I made the decision to break my lease and come to Belle Vista apartment. Was tremendously my best move. My one bedroom one bath apartment has all wood floors, granite, countertops,, and stainless steel appliances all new by the way. ! My apartment unit came with a washer and dryer, all included !!! and I thank her for everything she’s done for me I didn’t have nothing. She took her time and own money to purchase me towels & air fryer and a couple kitchen, utensils for my kitchen just overall a True blessings. Her personality and professionalism. Is truly top-tier 💯

Huge shout out to Tiara for helping me find my new home all the way from California. Her and Driqua submitted all my paperwork for me and made sure to give me a newly renovated unit which was a great surprise. they went above and beyond to get me what i asked for !

The apartment is in great condition even better than i expected. I was able to get right in and start making it home.

Nothing has been done to address the FILTHINESS of the BUILDINGS, the numerous violations going on,grilling in the breezeways, bnot safe, not cleaneer bottles left on stairways and trash left out all weekend and the smells that go with it!! This place is continuing the path that American landmark clean!! DAYRISE stated they will renovate and changes will be made at belle vistabut WHEN? The building I live in is Filthy and hasn't been cleaned since the pandemic started over 2years!! The only thing they care about is the rent, I am paying almost $1300 to live in this filth and this place has gotten worse and it is shameful and a disgrace!! They Do not care about anything Money ONLY!!

I have been here since 2016 and will be breaking my lease due to the new mgmt company that took over! They lie to their residents, nothing is ever done about complaints given to them, this place has gone down tremendously! The gates are always broken ! I pay good hard earned money to stay here but i am now looking elsewhere due to the living conditions here looking like "low- income housing u see on television and this is not how I live!! Window in my bedroom I cannot even look out if due to stains that will not come off and was reported when I moved in I'm giving up on this place!! The Breezeways and Stairways are filthy Pressure Washing the buildings is Non- Existent and the upkeep of this complex has deteriorated!! This is why I do not invite anyone to my home due to the upkeep of the building I live in!! When management had a Do Not Care Attitude this is why this complex has deteriorated! This is my opinion everyone has to see for themselves!!We need new management , kids running in and out and running thru breezeways who do not live in this building and nothing is being done to stop them! I dread the summer it is going to get worse due to management could careless abt the residents!! People are moving out every week! It wasn't like this a couple of years ago it has deteriorated since!! It's time to go I dread the summer!! This place is Filthy for the amount we are paying to live here! Do Not Rent Any Places that American Landmark owns run them like slumlords!THIS US NOW HOOD CITY DUE TO THE MANAGEMENT IN THAT OFFICE! Who's bright idea to hire a Georgia highway patrolman who leaves our at 2pm and do not return until 7am when all the drag racing, gunshots, and loud banging musicso loud we cannot hear our tvs!! There is nothing to discuss until u cleanup your MGMT office that has made a used to be decent place uand now it's projects like is in TV! When u walking up to the building it smells like the zoo dog mess all over the building, Filthy stairways and breezeways that has nott been pressured washed since 2019 and management knows it!! So my search for a new place to live will be Safety ies I am no longer safe here!Not worth the money they are charging !! Grass gets cut every two days but the buildings and I am too a onshamed to invite anyone to visit me!! And for the money we pay here it's not worth it!! New Management started July. 7th nothing has changed!! Only care about money, not cleaning up this place and showing the concern of their tenants, Its time for a change!! See more PICTURES! I have finally had enough of the excuses Abt cleaning bldg 80 it's filthy after no cleaning in 2 years they do not want long term tenants here only the people who come in on specials then get evicted!
