Arcovia Properties and the Garden Springs park do a wonderful job with their renters. Morgan especially is extremely friendly and willing to answer any questions you have. They are open to working with you, and are flexible should an emergency occur and you get behind on payments. Although my husband and I have only lived here 3ish months we are grateful to have a low rent for a nice property where we can save for our future. Definitely check out Arcovia Properties if your in need of a place to rent!

I've been here for 5 years.. I'm a single dad with custody of my 2 kids this has been a very safe and quiet place for us to live the manager and his wife are lovely Christian people with a heart for helping.. This place is nice and clean and safe BECAUSE, the management enforces the rules the rules that EVERYBODY KNOWS when they signed their contract.
Most people who give bad reviews are salty... So what people see are the bad things and most people are angry because they've done something stupid to get in trouble or kicked out to begin with.
I've read some of these other reviews and they are completely ridiculous!!
I am a Georgia Secretary of State licensed Private Investigator.. I am also a state license instructor for investigations, security and firearms training.
A management in no way walks around properties looking in people's windows. But what they DO is they walk around each of the mobile homes and treat for weeds one day and insects another, they also check the water they do these 3 things roughly once a month so they may WALK BY a window but they don't set there and look into it your home.
Trust me in my line of work I if they were doing anything of the sort I would have alredy confronted them, photo documented, done surveillance and reported it to the state.
This is a FANTASTIC place to live clean, quiet
Not your typical mobile home park. This is a place for people who have a HIGHER standard of living!

It's decent for a mobile home community. Management is absolutely dishonest and eager for payback, if you give them a honest review and they don't like it!
I have NEVER been late on my rent. But they claim I was late 9 times on my rent! .Which is a flat out lie. My desire was not to keep living there! So glad I got out!!!
Christian people?. Lol, NOT the type I want to be around!

I’ve never lived in any of these properties. However I’ve been looking at reviews on different properties because my family and I are looking to move. This particular property, I must say I’m very glad I took the time to read these reviews. Whoever is responsible for responding to these reviews should be fired! Further more, it definitely proves each review right considering the way you all are responding. It shows rudeness, inconsideration, lack of empathy etc. Word of advice to Property Management Never tell ANY tenant business to the public. Definitely shows what type of company you guys are! you’ve just lost yourself a possible tenant. And I’m sure plenty more just by the way your handling certain situations. There’s definitely a better way to respond to reviews even if it is the tenants fault (which I’m sure it isn’t everyone’s) My point is just know thousands of people that are looking for a new place to live, goes straight to the reviews first!

From day one when i first applied i knew this was the place a wanted to live.The office manager was so kind and sweet,and if i needed anything she would jump right on it.Never seen a mobile park so clean and quiet.I have nothing negative to say just positive.

They daily came into my home went thru my things while I was working and my husband was deployed, and then had nerve to tell my husband lies about what I was up to cause drama when he called to pay rent over phone! ! Constantly in a state of being uneasy, unsafe and watched was very weird weirdest experience ever in my life renting.. . Moved after 6 months just from anxiety of it all! !
TAKE YOUR MONEY SOMEWHERE ELSE AND MAKE SURE NOT ARCOVIA PROPERTIES!!

These place is superb to live....and good management were still living here and absolutely helping us to save money until we got our own property. Tom and GENE and the crew were awesome....doing there job and making the whole place clean and quite.
