I am deeply disappointed with the way Silver Leaf Management has handled the ongoing sewage issue at Dunwoody Lakes Condominiums. For over eight weeks, the sewer pump station on their property has been inoperable, causing raw sewage to flow into the retention pond shared with our community. Despite numerous complaints from residents, Silver Leaf Management has failed to take any meaningful action to resolve the problem.

The lack of urgency and communication from Silver Leaf Management is both frustrating and unacceptable. The foul odor and unsanitary conditions have made it nearly impossible for residents to enjoy their homes, and the potential health and environmental risks are alarming. This situation should have been addressed immediately, but instead, it has been allowed to persist for far too long.

I strongly urge Silver Leaf Management to take responsibility and fix this issue before it causes further harm. If you are considering living in a community managed by Silver Leaf, I would recommend thinking twice based on this experience.

First.. my call was answered promptly and courteously by the customer service representative. Then I was warmly transferred to my property manager... Gary Wilson. We had a respectful, informative and spirited conversation about my concerns that faces the community at large.
Couple of discussed/pending implementation solutions were revealed to me. It was my first conversation with Gary and gotta say... despite our challenges in the community, I feel like he's uber- equipped to take on our current challenges. I'm impressed with Mr Wilson expertise as a property manager.

Hello! I appreciate your response to my post and yes you all did some improvements but it has not been enough. Our community at Treymont at Sugarloaf still looks bad, especially the front entrance which should have been addressed by now but after a year yet as shown in photos, its still the same with dead grass, shrubs and all lights are out. There is also still the matter of the unruly renters parking and pet violations. Regarding joining the board, tried to but one of the members did not like me asking a simple question for why a paticular important monthly maintenance service that affects all of us was removed without notifying us, so like a child, she told me they did not need my help and from the looks of this community, they can use all of the help they can get. As mentioned before, if you do not believe me, feel free to come visit. Besides, I don't need a title and have been helping this community as a homeowner daily and weekly with my camera system including providing the with footage while investigating an incident. I don't just sit back and complain and blame others without being a part of the solution. Why don't you all come inside and I don't me doing a quick drive by or sending someone else to do it for you. Those inside know and those outside do not. We need caring management leaders who are not afraid to make the tough decisions including coming out of the shadows instead of being scared to be known.

Update: 7/28/2023:
If you are looking for a management company for your property, I don't recommend it. They have been collecting extra $100-$300 for water and trash issues on top of our $219/mo. But they never tried to solve our issues. They used our insurance to fix the roof without our residents consent. There were no leakage issues on my units and my neighbors' units. The reason of repair was not explained to us well. They notified you about the repair one day and never notified us about the consequences of using the insurance to fix it. We are asked to pay extra $200 for the Aug. payment. So, it will be the total of $419 per unit. If you call the management office, they still don't pick up the phone often. They will transfer you to your property manager, if they pick up the phone. As I recall, my property manager does not always answer the first call, and returns calls take a couple of days, not the same day. I am not sure what are we paying them for? The property manager can not even give you a call back within the same day. When one of my neighbors found a water leakage from her next door unit which is an empty rental unit, they never came to fix the issue for my neighbor. She or her husband called the office, but the property manager did not do anything to help them. This is how bad they are and you can not rely on them. I remember the previous property manager Stacy said they were being sued by one of their customers. I don't know why she told me this. But it won't surprise me.

People work there don’t have A good customer service attitude and they don’t communicate well. Some of us were put on hold for over 20 minutes on the phone. That tells you that they don’t have a good common sense. Also, some never got call back from the property manager and property manager assistant. There is a possibility that whoever takes message doesn’t deliver the message to the property manager and property manager assistant. They don’t do much for our community and we are not happy about them. I’ve seen a condo community near ours have better service and residents over there are satisfied with their property management company. We feel that Silverleaf is not doing much for us and it makes us want to switch the company. Silverleaf should supervise the contractors more when they are not doing a good job. When there are issues reported by the residents, it needs to be addressed to the HOA board members. It seems like they don’t do that promptly.

This company manages our condo building and they have displayed blatant homophobic and xenophobic behaviour towards my spouse and myself. I do not recommend using their services

Our building is in Castleberry Hill. The reason the company doesn’t know who I am is because Sophia who was our building manager didn’t add me onto the account for our unit because she assumed my husband and I were roommates or friends. One of the variety of ignorant and offensive experiences we have had with this company

This company is really bad. I have helped my elderly mother write and send the check with her HOA dues in at the end of December. They still have not cashed the check. She attended the regular board meeting to find out many homeowners paid by check that haven't been cashed for over a month. I highly doubt this large a number of homeowners have lost checks in the mail. Their representative told those in attendance at the meeting they could drive to their office in Loganville to put their payment in a lockbox...only an hour away each way. The only other methods is having to pay fees, when we never had problems with the old management company. Maybe Silverleaf needs to have a different address to send payments to and track if they show up. Not everyone wants to be paying fees. It sounds like their post office box is compromised, or someone isn;t doing their job.

The resident portal is not very user friendly and the tech is outdated. They increased the monthly HOA fee this year but will not automatically adjust the auto enrolled payment amount like other HOA companies do. Now I am charged for a late fee which is ridiculous! And they also charge a monthly fee of $3 even if you setup the auto draft through your bank account. This is totally a scam and they just want to suck all the pennies from the home owners. Definitely not recommended!
1/23/25 updated: went back to the portal and checked again and now it does show free of charge and will auto adjust the payment amount. Not sure when this happened but I have never received this communication and I had to pay extra money for 1 year. Still not the best customer service but at least I appreciate the change.
2/4/25: new update, even though it says free but they still charge a $2.99 processing fee… the only way to avoid this fee is to mail the payment to their P.O. Box… ppl still mail their stuff? what a joke!
