I’ve had nothing but horrible experiences at Manchester Place Apartments since day one. I moved in expecting a ready unit, only to find it still under construction—with live and dead roaches, a filthy stove, and multiple other issues. The stove was so disgusting that I wouldn’t even prepare food on it. It took at least 2 weeks to get a new one and another 1 week to receive the range hood.

Two days later, it rained, revealing known roof leaks that had not been repaired before my move-in. Instead of addressing the issue, maintenance falsely accused me of putting a hole in the ceiling.

There are too many issues to list since day one.

I had hoped new management would bring improvements, but I was wrong. Despite repeatedly voicing my frustrations and the ongoing issues since day one, they have continuously failed to take action. The staff is rude, and maintenance requests take over a year to be addressed. The heating and AC units are so outdated that repairs are a constant struggle—I’ve endured heating issues in the winter and AC failures in the summer

I have been a tenant at Manchester Place Apartments for the past eighteen months (18).
I was encouraged to move from New York to be closer to my son. I had no idea what my move would be like. No friends and only one of my children living in the vicinity.
I met with one of the managers named Andrew Gordon who was affectionately called Dru. The service that was given to me by him was phenomenal.
After moving in, I met a maintenance worker by the name of Herbert Tudor. My goodness, he was such a great person to have around you as a worker. Herb as he is affectionately called by me and Tuck by his piers is one of a kind.
In addition to his technical skills, he is very trustworthy, reliable, and hardworking. When a task or job cannot be accomplished or done by another, call on Herb and you are sure that the problem is solved without him having to tell you.
A lot of the older tenant including myself don’t just see him as a maintenance worker, but as a son. He always addresses us as “Momma” I feel so honored to have him nicknamed me as his “momma”.
Manchester Place would always be my home. All the workers treat the tenants with love and respect and I am grateful to be a tenant in such a beautiful establishment.

Me and my husband have been a resident of Manchester Place for 3 months now and we don’t have any negative reviews! From the office personnel Mrs. Janet to the maintenance Mr. Terry, all interaction with the staff here have been phenomenal! I can’t recommend this place enough, if you’re in the market for an apartment, Machester Place is the complex for you. 😊

If I could give zero stars, I would. Since my last review, nothing has improved—if anything, things have only gotten worse.

After waiting nearly a year for roof repairs, I tried coordinating with the office to get the drywall damage addressed. They never scheduled the appointment, and I ended up losing a day’s pay waiting for a service that never happened. Not long after, another leak appeared in my unit—and now I’m dealing with hornets coming inside my apartment.

Just yesterday, I called the office multiple times to report that the hornets are still getting in. Not one call was answered, and I couldn’t even leave a voicemail. Today, my AC unit started running nonstop without actually cooling the apartment. I called again—no answer—so I went to the office and spoke to a woman named Tanisha (I believe). She was extremely rude when I asked about the phones being down. She told me I needed to submit a service request, and when I explained that my requests are always ignored—whether online or in person—she gave me nothing but attitude.

I saw Nakia riding around the property and flagged her down to explain everything. While speaking with her, I also shared that one of the maintenance workers had previously made inappropriate advances toward me. After I didn’t reciprocate, my service requests stopped being addressed. Nakia completely ignored that comment—didn’t respond, didn’t acknowledge it, and showed zero concern. That kind of reaction is unacceptable, especially when a resident brings up a serious boundary violation.

To her credit, Nakia did offer a temporary fix by providing a window AC unit, and I told her that’s all I’ve ever wanted—solutions, not excuses or being brushed off. She mentioned that 20 to 30 units in the complex are currently having AC issues, which is outrageous. She also confirmed no one would be coming out today to look at my unit.

To make matters worse, this isn’t even the first time I’ve dealt with this. I had the same AC issue last year, and when I reported it, a maintenance worker told me that since I live on the third floor, “that’s just something I have to deal with.” That’s beyond lazy—it’s neglectful.

I feel completely ignored and disrespected by the leasing office, maintenance staff, and management. My concerns—even about inappropriate conduct—are treated like they don’t matter. Meanwhile, maintenance rides around pretending to work, and if outside vendors are required for everything, why are they even on payroll?

Despite my repeated complaints to Tavares and Nakia, nothing has changed. Tavares and the other staff screens calls, ignores emails, and never follows through. It’s clear this team cares only about collecting rent, not the residents or the condition of the property/units.

If you’re considering moving here—DONT. Save yourself the stress. This place is falling apart, and the people in charge simply don’t care. I regret renewing my lease every single day and am currently looking into escalating these issues further.

I have been experiencing an ongoing issue with my air conditioning for the past three weeks. Despite being told that the issue was resolved, no one returned to complete the repair. I had to follow up multiple times, and I was most recently assured that it would be fixed last Wednesday. However, the issue remains unresolved.

Currently, the temperature in my home is 81 degrees, and with pollen season in full effect, I am unable to open my windows for ventilation. Additionally, my utility bill has increased due to my furnace running instead of the A/C. I have reported this issue three times now, and I am extremely frustrated by the lack of resolution.

I could not wait to post this when my lease was up. Where do I begin…. The energy was off the moment i stepped foot in the leasing office to inquire about the community but it was the best affordable place after all my apartment searching…. WRONG!! The base rent on their website is not what you’re paying and that was not explained. Never was offered a tour of the community but I applied anyway needing something right away. Maintenance is HORRIBLE. They don’t do anything but ride around all day acting like they’re working and hang out in the parking lot. Took literally since April until September to fix my air. Even had to go up to the leasing office and find out what’s going on and the maintenance man standing right there and didn’t say one word to me. I even contacted someone from corporate and at that time the lady in the office called being rude and nasty while I was explaining about my air. No one believed me about my air. Even someone from maintenance texted my phone asking about my air and never showed up. Then had no hot water for a week and then no water after. Didn’t send a email or nothing. Always new people in the leasing office that doesn’t know anything. The first group of people was super rude, the second was okay but these new people now HORRIBLE!! They do not answer the phone but sitting right in the office. They open at 8:30am but still have the closed sign standing in there looking. The apartment was decent but the furnace and thermostat was out dated and needed to be replaced. People in the building HORRIBLE!! And weird. You have folks leaving trash out everyday and ALL WEEKEND. There’s cats in the building that dig in the trash and leaving it all in the breeze way and pee in the breeze way by my door and don’t forget the possum that makes his nightly visit up the steps. I literally have to look out every time I go out to make sure no critters and rodents are by my door. The breezeway looked disgusting with so much trash. They never came to clean the breezeway and my patio. They have roaches as well. Folks above me walk all night and day and my husband sleeps during the day so he could never get no sleep. Which is another reason why if you look at the ceiling there’s a print of their floor which can cave in at any time. Then you got people that drives multiple cars and park in handicap. Yes the man that drives the black and white Mercedes. They do not enforce the handicap rules and I have a family member who has a sticker but can’t park in the space because that man drive two cars both parked in handicap. No handicap sticker and not handicap but okay. People speed through the parking all night. The pool was open for a week then closed for the remainder of the year. I only went one time and that pool was dirty and disgusting. My mailbox was never fixed once again after letting them know that it doesn’t lock and anybody can just open the door on the mailbox and steal my mail. I just gave up on that. I wouldn’t recommend these to my worst enemy and I’m so glad my lease is up. I couldn’t take another year living in these.

Good evening, As a New Tenant for Manchester place my move-in date was pushed back, and had to change units at the last moment. But the new unit which is a little more a month was BEAUTIFUL! And. Tashanna Hartley Assistant Manager was GREAT!! She was very professional and made my experience with HER was wonderful!!!!!

Do not move here the apartments do not match the website, this is a very bad place to live, they don’t like to show you a unit until you sign the lease. So if you don’t move in that unit they will say since you signed the lease contract, can’t get your money back. They have roaches in there. This apartment complex is run by unprofessional people who will trick you into signing a lease with them. If you like to live somewhere that’s nasty this is your place.
