So I’ve been renting with PMG for about a month now, and really am so far overall disappointed with them. Starting with the search process, I came in at a very busy time with the start of university classes, being relocated at the time to begin a new job. Although extremely helpful in my search, it felt as if there website was always out of date, houses and apartments I saw as available were often already filled, which was understandable with the time of year; however, others that I went to tour were often in either very rough condition (dead bugs scattered across the floor and extremely dirty floors). Due to the short turnaround needed for the move for work, I accepted that an apartment would I found would work despite these conditions and finding some live cock roaches that I asked to be sprayed before my move in date.

Come in for move-in and arrive to the apartment to find dead and live cock roaches alike still present in the property and the floors filthy with grunge to the point where I felt it necessary to go to Walmart for cleaning supplies and roach traps before unloading the first bit of my already full vehicle (obviously no one cares enough to actually clean up a property they consider move-in ready).

So far since my move in, I’ve continually fought roach infestations and have “bombed” the property twice, which is fine as it is part of the agreement that I deal with pests. While originally believing it could be caused by the neighboring apartment, which also had the same infestation issues, I now believe it is fully due to the lack of yard work and maintenance that is the responsibility of the apartment complex. Despite two texts now and an unanswered call, no one from the front office has seemingly cared enough to pick up or respond to my text. The only good thing about the whole situation has been that maintenance has been very quick to respond to two maintenance issues which involved the overall safety of the apartment with the cheap door lock originally installed not locking.

Update: January 2024. Yesterday, January 7, I finally requested an exterminator come to the property as the infestation of the property continues. Exterminator sprayed the inside and outside of the property, confirming that it was Asian cockroaches that are infesting the property, which are coming from the outside largely thanks to the unkempt yards. When putting out flowable bait for the roaches, the exterminator notice old baits, confirming to me that the property had been treated at least once. I would now love to know if the property management knew that there was an infestation and did not let me know before renting the place. Furthermore, with the new maintenance portal that was released, I have had to put in two maintenance requests as this unit is a "landlord special." One of which was cancelled not two minutes after the request was put in, which was for two leaky sinks. Do not rent from this property management group.

Don’t ever rent from pmg. I’m not even sure where to begin on the stuff I had to deal with within the three years I dealt with them. I’ll start with how bad they are with dealing with maintenance, services, or anything related with helping you enjoy where you’re staying. I had my A/C unit go out in January of 2023. Wasn’t working properly until almost 7 months later in July. That’s 7 months of no A/C. That’s also 7 months of living in a house that was 75+ every day and every night, with some nights hitting almost 80 in the house. I not only requested multiple times for it be fixed, but called almost twice a week complaining about it. Everytime I called, I was told that they had contacted a technician and I would hear from him that day. I never did. It wasn’t until I noticed they were marking my maintenance as completed without having them done, that I went up to their office and asked to speak with a manager. That then got me to “we don’t have a manager.” So then after multiple times of asking I was able to speak to someone who sent help. Also, that never actually fixed the issue. It temporarily fixed it to where it would work just long enough to where they could say they fixed it, but it wasn’t repaired and fixed for good until April of 2024. So I basically went over a year with no A/C, unless we got lucky. Second, they take no part in maintaining their properties. They’re all disgusting, outdated, and probably wouldn’t pass inspections. Below I have pictures of trash that just sat in front of all of the houses on our street. Pmg was notified of the trash for weeks and wouldn’t clean it up, until a city violation code was presented in front of them. I also had a neighbor who had mold from moisture in their house and notified pmg and nothing was done about it. I had my crawl space ripped apart from the a/c situation and pmg left that broken for months aswell. The list of issues could go on. I would highly recommend that you consider going another route than through pmg. If even it means spending more $.

PMG has been wonderful to me as a tenant. I’ve lived in the same unit since 2017 and I have been treated very well during this time. My home is in a safe neighborhood and has outdoor lighting and the maintenance of both inside and exterior is in great condition. If anything needs repairs, it’s done quickly. I appreciate having a landlord that cares about me!

This place has continued to go downhill.
Trash piles up. Landscaping comes out when they feel like it. Dog crap everywhere, they won't do anything to enforce people picking up after them.

The icing on the cake is after hurricane HELENE they didn't send out not one email or text checking on residents much less their buildings. 8 days no power, and 4 days after power is restored they want to do walk throughs I'm an attempt to sell the apartments. I get the lease states 24 hour notice but how much more lack of compassion do you need to show?

When I called today the lady just kept repeating it was in the lease agreement and no management was available to speak with at the time. This is after I called 4 times before someone answered and their voicemail being full at 1130 on a Monday.

Hope they sell this place because it's clear they already washed their hands of it. Avoid PMG.

I rented from PMG rentals for roughly 3 years. My experience was not the best when it comes to communication and them maintaining the property.

When we moved in they left multiple paint cans for us to throw away. One outlet even just had a cover that they just painted and sealed over.

Work orders are not completed quickly. Our fire alarms ceased working and caused them all to go off at the same time. We had to get the fire department to come in and disable them. PMG did not get us working smoke alarms for 3 months.

When our AC went out during the spring of our last year it took 3 weeks to get anyone to repair.

We filed one for our door not completely shutting and told them we may just need a new door or handle. This took a year of back and forth before they actually fixed it.

Some of our work orders just did not get completed at all, or they would post them as completed without doing any work.

When we decided to not renew due to a 300 dollar increase of rent in one year. Yes 300 dollars. They would give us 24 hour notice of people coming to our home to view the property. If you do deny this you will be charged. Viewing a property is completely normal, but 24 hours is not enough time with work schedules. We actually never got to view our property till a week before we moved it.

All in all it was not a great experience.

Slow to attend to maintenance requests, nearing a month and issue still hasn't been fixed. No contact or anything. Yet, they expect rent to paid on time...heck I even pay my rent early. I wonder if the property owners know their properties aren't being maintained by this rental company?

Updated review: I already called and no ETA was provided! Just you all saying you would follow up with whoever was assigned my work order so I still have no clue when my maintenance request will be taken care of. Either way, I had to reach out first to even get a so called update after about a month. Even if a part was needed which I highly doubt…it shouldn’t take a month to get a part when there’s a Lowe’s right here in Statesboro. So don’t even try to reply trying to sound empathetic because you all don’t care. Just trying to make yourself look good by replying to my negative review. Trying to save face. These people giving y’all good reviews must be people who know you all personally because there’s no way they’re being truthful.

PMG is first class when it comes to taking care of people. If there was ever a maintenance request that needed to be done, questions about the rental property, or any other miscellaneous thing that needed be taken care of they got it done asap! If I ever needed to talk to someone over the phone that worked there they were all very nice and handled everything professionally. Definitely consider using PMG when choosing a property in Statesboro!
