Wish I would have read the reviews before applying for a home with this company. So many bad reviews…paid $210 for application fees for my husband and I and we were denied. Such a ridiculous amount just to be told ā€œnoā€, it’s robbery. We just moved here from out of state with our two young children and were denied because my husband is currently living in another state still taking care of his ill mother. Which honestly they had our pay stubs before I had paid the fee so they clearly already saw he was working in another state….could have maybe mentioned it was going to be a NO before taking our money. We met income qualifications but were told because he isn’t working ā€œhereā€ it’s not reliable income. I offered to pay two months worth of rent and the security deposit they require which is equal to one months rent, I was told no. Just took $210 from a family trying to start a new life here…Funny when I was on the tour of the home, the woman informed me that her manager likes to let properties sit for a few weeks when I had asked how quickly the homes get rented out. I was worried someone else would put in an application before me but sounds like they just like to let properties sit and rack up application fees to make money. Totally scammed. I’m sure I’ll get some kind of snobby comment back seeing all of the other responses to other peoples reviews, extremely unprofessional. They clearly do not care about their reputation in this small town. Will not be applying for a home with this company ever again. Beware of the application fees, even if you have great credit and proof of income.

Where do you even start? I wouldn’t recommend this company FOR ANY REASON to squirrel!!! The staff is completely unprofessional & LACK communication!! The owner makes NO effort to address tenant concerns & displays the WORST attitude towards great customer service I have ever seen!! If I could leave NO STARS that would better suite my opinion on the service provided here!!! I have currently been asking to speak to the owner of SPM OR the owner of my actual apartment since NOVEMBER 2024 & it is now JANUARY 2025!! No emails, returned calls, messages, NOTHING! I have even gone in person where staff refused to assist and Shawna herself REFUSED to come out and speak with me!! Extremely disgusting & heartbreaking! We work hard to stay in these rental spaces and get treated like that means NOTHING!!! So disappointing!!! Rent at your own risk!!!!

Got robbed at Gunpoint in the front yard at 301 little john court. Not a safe neighborhood, multiple home invasions on the same road.

You do not get to pick when they do visits, everything is on their schedule. Very rude during home visits as well.

Others addresses may be ok, and if you can deal with rude management you’re probably ok. Last case scenario if you have no other options.

I do not recommend, I don't care if this is your last resort or how nice everyone is. My home had a leak due to a busted piped from my hot water heater due to negligence of the landlord, I had to fight to not having to pay for the repair but then they said they weren't responsible for my $600 electricity bill (this happen during the winter months). They do viewings while you are home! Also Even if you work from home, nope no respect for privacy. They will threaten you with a $150-200 fee to not view one room you were working in! They will take your full deposit or at least 50%. You will have to your research because they are SLUM LORDS. They leach on college students, because they think we are the most vulnerable. When I moved in I had a roach problem and wasp problem according to them that is consider normal and my responsibility to get it fix. I literally dreaded coming home. I was scared to break my lease so I was able to move in with someone else and still pay for my lease at the same time. This is a warning to anyone. Please beware.

314 ZETTEROWER RD FLOODS DURING HEAVY RAIN, STANDING WATER THROUGHOUT ENTIRE HOME.

Stay far away from this company! Can’t wait to see what sorts of lies Lisa has for me this time (edit- her silence says it all.)

To preface - I am a full-time working professional in her late 20s, NOT a college kid at the local school. I’ve rented in Hawaii, Washington State, Savannah, Statesboro, and now back in Savannah after this experience. I’ve never had these issues with any of the other 5 landlords/agencies I’ve dealt with over the last 9 years.

These people prey on trusting individuals, I genuinely liked Lisa/Shelby at first. Sadly, all they care about is money. Zero pride in the service they are offering people.

Summary: coercing people to sign their contracts, saying a property managers’ say so in regard to money owed takes precedence over the signed lease, several flooding events/not warned, mold throughout home, not completing or even assessing work orders that conflict local housing code/their lease, lying and cancelling work orders out of retaliation, excessive move out fees/charging for normal wear and tear. And so much more but I’m out of words.

1. Their photos online are out of date.
2. THEY’LL TRY TO KEEP 50% OF THE SECURITY DEPOSIT AT MOVE OUT.
3. Don’t blindly trust the good reviews and assume the negative ones are out of spite. I now understand the negative reviews and Lisa’s questionable comebacks.
4. They’ll lie to get you to sign. When touring we saw a W/D and asked if it came with the rental, they acted like it did until after signing. Lied promising an earlier move in date. Lied about yard service. Listing states ā€œenjoy the luxury of hassle-free living with lawn maintenance included, ensuring your outdoor spaces remain pristine year-roundā€. But when I asked why nobody had been out, was told they don’t do yard service in the winter.
5. Through the online portal, you’re able to see all work orders and inspections for ALL past tenants. Many plumbing issues starting in 2010 (ex. water flooding in through primary bedroom walls when running water in guest bathroom) and roof leak since 2017. Why are we surprised there’s mold
6. They take forever to address work orders or just flat out cancel requests. During move in one of the toilets started leaking. Put in a work order and 2 days later realize the other toilet has a bad seal. Another 2 days later I submit another request saying the floorboards are getting pretty bad. Many days later and still nothing and I am again having to call daily. Was told they were short staffed/it’s expensive so be patient. But when all 3 crews pulled up saying they were all in the same area and had nothing else to do so they decided to meet up here to bust it out, they sure didn’t sound short staffed.
7. Hurricane Idalia - Neighbors knew this area flooded, we were never made aware. Everything was submerged in water. Lisa said turn on some fans and let’s wait and see if it gets worse and that their specialist advised them that mold won’t grow without a water source. This is GA, humidity Kept attempting work orders, but they were cancelled with comments saying someone would be out to ā€œassessā€ or ā€œno response from tenantā€ and that everything ā€œis waterproof!!!ā€. Sent photos of cracks in foundation/walls inside and out, warped doors/frames, warped floorboards, driveway shifted that now has a void underneath but nobody ever came to assess. *FLOODED AGAIN MARCH 2024* Still nothing from the landlords.
8. Poor communications with contracted maintenance vendors, they will give keys to contractors to enter the home without your consent or knowledge that they would be coming.
9. No notice that they are listing the house, they’re ā€œonly required to give 24 hours’ noticeā€. I was working 5 hours away out of town for the week and had the house dead bolted. They said a fine would be added if I cannot be there to open the doors. Had me drive 5 hours back home and miss work to undo the deadbolts to let them in so I wouldn’t be charged $150, AND THEN DIDN’T EVEN SHOW UP.

I would recommend Southern Property Management to anyone looking for an amazing team of professionals. I live in New Mexico and they manage my home in Georgia and I have never had to worry about my home. When I was looking for a property management company I visited with others in the area and the service did not compare. Southern Property Management has gone above and beyond what I would expect. Thank you Lisa and the whole team for everything that you do and the exceptional service that you provide.

Went by the office today 4/22/2024 around 11:30 ish. Set up a scheduled viewing of a property as a potential tenant for later today at 1:30pm. Was told someone would meet me at the address at the scheduled time. I got to the property at 1:26 pm and waited until 1:45pm. No one ever showed up. I never received a call or anything. Complete waste of my time, gas, and energy. Very unprofessional so I guess I can just take my money and family somewhere where we can be appreciated. I know it’ll be something said to make the case look good on their part like any other review on here but this was blatant disrespect. Thanks for nothing Southern Property Management

Edit: Lisa has blocked me on their business Facebook, so you cant see my review or photos. Definitely proves mine and the other more recent reviews point. RUN FROM THIS COMPANY.

Extremely rude and unprofessional. Houses run down. Avoid at all cost. The good reviews are all friends/family. Check out their Facebook reviews for evidence, can post photos there.

Also, your photos are out of date. One tour proves that. AVOID THIS COMPANY AT ALL COSTS. SCAMMERS.

Go up
