I build houses for a living that subdivision is overrated. Most people in there are stuck up and snobby they think they're better than anyone else.

My daughter lives here and it's a wonderful neighborhood! So much going on and so many community activities! There is a group of girls that hang out together and go out often! It's a wonderful place to raise children. The Lake is awesome! I love spending time there with my beautiful grandsons 😻. Newnan as a whole is a great place to live and I hope to move there one day!

We have lived in Lake Redwine since 2016. By far the best community we have ever lived in. The lake itself is fantastic and the pool and tennis amenities are first class. Nice people who look out for their neighbors.

The Homeowners Association has no clue on how to run the association , I lived in the community from 2011 until 2019 and its poorly managed,, the worst HOA ever! They were embezzled by two different property managers and raised homeowners dues to make up for it, even though they said the stolen money was paid back. If You want to be part of the good old boys club and get next to nothing for your HOA dollars, this is the place for you! The community has gone down hill and the HOA dues are over the top expensive, do your due diligence before moving to this community.

Lake Redwine Plantation is a community located outside Newnan GA. The community has the potential to be a nice community, however the balance throughout the community is extremely off. The community has undergone 3 development phases as of this writing. The first phase is where the homes suited for the wealthy are located, the majority of homes in the second phase are geared towards the upper middle class and the 3rd phase is geared towards the middle class.

The problem is that the wealthy seem to be calling the shots on the HOA board and it seems several of them own their own business. It also appears that the Good ole' boy rules are in full swing...I'll funnel money to your business if you cut me a personal deal, and our HOA dues are funding this.

The ammenities along with the grounds are not maintained the way they should be. The HOA board continues to raise the dues every couple of years, we are currently at over $700 a year for HOA dues.

So where is the money going? Well things like contracting a second landscaping company and paying a ridiculouse amount of money for minimum service. Where is the majority of this service conducted? Yes, you guessed it, in the first phase of the neighborhood. Cutting down mature trees to plant new ones, remove perfectly good grass at the entrance and replace it with another species, changing out flower beds every quarter. Paying someone that lives in the community to maintain the lake. I could go on and on with with what I see as the misuse of HOA funds.

There is a group of HOA supporters that will attack anyone that questions of the board in an effort to shut them up. We were told at an HOA annual meeting that the meeting was not the forum to ask questions about the HOA practices.

I would recommend finding a home in one of the several nice communities in the local area.
