I reported ceiling damage in living room and garage Oct 2024 still not repaired. On 12/26/2024 I also Reported water damage which caused the kitchen ceiling to cave, plumber supposedly fixed the issue yet water still dripping from ceiling.I am a dialysis patient who was recently released from the hospital.
We have giant wholes in the kitchen ceiling and a sewage smell. Due to fallen debris and active leak and smell in the kitchen, this has environmentally and functionally rendered the kitchen not usable. I Reported this told them we needed to be moved to an hotel due to the leak still being active and Lynn Irby told me to turn the whole house water off and not use it, and they would not reimburse for meals or pay for a hotel because the kitchen is function. How is it functional with no running water and a destroyed Kitchen? DO NOT USE ICON REALTY EVER!

I was looking to rent a home managed by ICON Realty. When I reached out to inquire about the property, I was dismissed by both the property manager and customer service, despite having sufficient income to afford the rent. The property manager instructed me to make an appointment via "Showmojo", but when the website did not work, I called to speak with a scheduling agent. Even then, they were unable to schedule me, and I was told someone would reach out to me. No one ever did. It's no wonder the property has been sitting vacant for so long. Terrible service. If I were the property owner, I would take my listing elsewhere.

Overall excellent performance by the management and staff. ICON are responsive to our requests, and generally communicate well. They also anticipate requests and needs, and provide “push” reports of finances and concerns within the community. The company is frequently in the neighborhood, and has attended nearly all our monthly BOD meetings.

Area For Improvement:
Their Portal is a bit of a work in progress. It is accessible and contains mostly useful information. However, this is a third-party package that has some bugs and errors that ICON cannot resolve. They have attempted to modify the third-party, and we anticipate some hard work with them (BUILDIUM) to fix what we see as errors, or to help us understand what we don’t know.

After one year of service, we have a good working relationship with the management and staff, and we feel they are helping us be transparent while reporting our financial and executive decisions for the HOA.
