TLDR; Taking advantage of military orders knowing I couldn't sue them. Took security deposit for unlawful reasons such as mowing the lawn(that was already mowed)($250), cleaning(which was already cleaned)($350), throwing away trash (that their workers left) ($175) and wear and tear items($255).

Started out with by not answering their phones, ever. Once leasing, no walk through, which is fine as long as they don't try to scam you out of security deposit. We moved in and there was trash everywhere in the grass, even found a machete that was bent up. Some broken potters, etc. all the appliances such as fridge, dish washer, toilet, etc were somewhere between 20 - 40 years old. When we moved in things were already falling apart. Everything was noted to them when we moved in.

We were pretty much perfect tenants, not only the type that didn't complain but tried to fix things before putting an order in.

But still, the owner actually would have his worker come and facetime (but hide his face so I couldn't see) and asked me how something broke. On one occasion, I showed him rusted screws in the toilet. The worker replaced the toilet thankfully but left the toilet in our backyard, (WHICH THEY CHARGED US FOR WHEN WE MOVED OUT). Even though we only really had 2 items fully break and unusable, the owner didn't like it and started driving by our house and telling the property manager to tell us to cut our grass. He had a pretty big obsession with the grass for some reason. In most cases it was 2 days after mowing. I followed the terms and conditions that we agreed on, mowed every 2 weeks, but it did not matter. In retrospect it seems like it was a buildup to the final ploy.

Despite the excessive micromanagement and old everything, the house was nice for the family.

However, when we moved out, they knew that I was moving overseas due to military orders, so they exploited that. They knew I couldn't sue them. They charged us for entirely wear and tear and "clean up yard" whatever that means. They charged for stuff that, was not only how it was when we moved in, but stuff we actually took pictures of showing it was damaged or paint marks. Again, taking advantage of us not being able to sue them.

I am happy refer anyone to Tami to become a vendor or list their property with her. I could not be more happy and you will not regret doing going with her.

I have been a resident at a property in Smyrna managed by Real Property Management for 2.5 years. Tami Collins takes real good care of the tenant requests and is very prompt in answering our questions and dispatching/finishing the maintenance requests. She acts as a good liaison between the landlord & tenant and ensures both parties are happy. Would definitely recommend leasing a property being managed by them!

I rented a house from Real Property for 2 years. Working with Tami was great, she got everything I needed quickly. Unfortunately, the owner Ann made the company terrible. When I in she did the inspection report but everything I asked to put down she would and would come with a excuse why. Well now that I have moved out a bunch of my security deposit is being withheld. $85 is being withheld because 3 slats from the patio the blinds fell out (replacement slats are $12-$15 for a replacement pack), the blinds were original to house (15 years old) and very cheap. I paid a $500 pet deposit and now $150 is being withheld because Ann said "I can smell the stains", not see but smell, did I mention I already paid a pet deposit. Also, $100 is being withheld because the shower was not cleaned, she even told me she did not notice but the owner (who she let do the move out inspection and me) told her that it was not that way before, she let the owner get quotes for the clean up...this is her job and I feel ripped off.

Unless I emailed Tami, I never received good customer service/support when I called the office. I am always an appreciative and caring tenant that got screwed. I worked at a rental company before doing maintenance and inspections for 3 years and never have I seen a bigger rip off.

Do yourself a favor and avoid this company!!!

We had a 100% POSITIVE experience with REAL Property Management East Cobb and would DEFINITELY RECOMMEND working with them! Tami Collins was a phenomenal Property Manager who helped us navigate through the ups and downs of being landlords. This company is very well organized and professional. To clarify the previous review of Josh Oppenheim our tenant, the rent was originally $1500/month & we graciously let him & his family rent it for $1400/month. Prior to signing lease, they were told that they could remove the blinds if they wanted to to put up what they wanted. He also failed to mention in his review that they wanted to purchase our home because they "loved it" and had their real estate agent compose a lowball offer. Yes, the same home that he is so hypocritically complaining about! If they loved the house so much, why would they let their kids scribble on the walls Maybe next time he puts out such a negative review he should get the REAL facts! Tami then became our selling agent and sold our home within months and again went through all of the obstacles of finding the perfect buyers for our home! We couldn't have been more pleased with Tami & REAL Property of East Cobb and the service they provided!!!

Real Property Mgt has managed my 5 rental properties for over 5 years. My experience has been very positive. They handle everything timely and professionally. The properties stay rented with quality tenants. The problems that occasionally arise, such as A/C or appliance hiccups, have been promptly corrected because they have a network of companies that take care of such issues. They do a great job of keeping the tenants satisfied, and me.
