I moved into the property on 2/25. I paid a hefty deposit and was told the property would be move in ready. I became concerned because communication was poor and I visited the home a week before move in. I communicated all my concerns to the property manager who assured me everything would be taken care of by the time I moved in.

It was so disappointing to see that nothing had been done. The home was filthy and still had the owners bathroom decor (toilet cover/rugs) in the bathroom. Furniture items were left behind by the previous owners, dead roaches were everywhere, and not to mention the number of repairs. There was no one present to conduct a move in inspection to document the existing condition of the home, which makes me assume that there will be issues and discrepancies upon move out. Please see the attached photos and beware of doing business with this company.

Horrible service and management. Don't rent with them or you'll be disappointed! They don't follow their own rental guidelines, try to charge ridiculous security deposits to tenants, and their leasing/property manager Jenna Gracek was incredibly bad at her job and clearly racist - engaged in rental steering to drive approved tenants away from renting the property. Glad I took my money to a different company. They should be investigated, sued, and shut down. Will be reporting them to HUD.

I am a current tenant. We relocated to Georgia from Washington and our first sign should have been how timely communication was like pulling teeth but we were pleased with Sam and excited to find a property close to great schools. We’ve lived in our rental almost a year. If I wrote this review immediately upon moving in my cons would have been paying a down payment on a house in fees/deposits, the property being filthy even though I paid a cleaning fee and would assume so did the prior tenants but obviously a professional move out/in cleaning wasn’t done, a leak in the entry hall running to the kitchen that took months to repair or even have communication about (and even without having access to our main bathroom and living with 2 large holes in the ceiling were told it doesn’t qualify a discount on the rent yet we chose the property for based on being able to use all of the facilities), dog feces all over the neighborhood (I am a pet owner and clean up after mine and since I have kids, one with a disability, I’ve found myself picking up after others), smoke damage even though it’s marketed as a smoke free property, landscaping not kept up with so the whole side yard is mud/dead patches of grass, and minor fees that arise keeping the appliances in good condition that we pay out of our own pocket (things like air filters/water filters for maintenance for home/fridge). With those annoyances I would have still given 4 stars because I’ve put my own personal touch on the property to make it a home. Unfortunately our lease is up for renewal and the rent increased significantly higher, it was already higher than what my neighbors pay and I was seeing a trend that my Caucasian neighbors pay less than I do (I’m a black woman). We were given a deadline to respond and lock in a rate or it would increase even more. I responded day of receiving the email asking for a breakdown of why our rent was raising so much and why it was higher than others? I waited over a week and no response so I wrote another email asking for a response since I was on a deadline they created to reply with a decision. Again no response. The day before the deadline was up I called the office and was told my property manager wasn’t available to speak to me by phone but she was drafting a response email. The email came about 10 minutes later not providing an itemized breakdown and no apology for the delayed response. I was told the property taxes raised and my neighbors do pay the same, however the later is not the truth. In closing the email flatly asked if I was renewing? I responded with my displeasure at the lack of professionalism and customer service and asked for issues we have to be addressed. A timely response was asked for and it’s been crickets. This brings me to my score. A business with a sever lack of communication skills, and failure to provide good customer service when you’re highly customer interfacing is a failure and as the customer I don’t want to give them as property managers any stars. The stars I did give are in regards to the location of the property. I suspect I will receive a generic response, they can save it and invest in some customer service training. I will update my review if I receive any retaliation for speaking my truth. I also added pictures of my kids feet taken the first day we moved in and after 15 minutes of them walking around inside with their shoes off for reference of what I mean by filthy, as well as the cigar and trash in garage left for us to clean upon move in.

One of their tenants had a broken pipe that flooded our unit which is below theirs. Our bathroom had to be demolished and rebuilt. Manage It Atlanta took responsibility for the incident and had our bathroom completely remodeled. They managed the entire project and assumed all costs for restoring our bathroom to the way it was prior to the flooding incident. While I am not a client, I can speak to their integrity and professionalism.

I would highly recommend MANAGE IT ATL as your property manager. Andrew helped us find new tenants much faster than we expected. The entire process was seamless and cost effective. We also like the owner portal where lease copy, statement, and transactions are available at your fingertips. We are so lucky to have MANAGE IT ATL take care of our investment property and tenants!

Buyer beware!! This company recently changed management and the associates are completely incompetent. Please do your research before proceeding with doing any business with these people. Property is poorly managed and communication is nonexistent.

If I could rate them less than a 1, I would. This is one of the WORST property management groups in Atlanta. Once they get you in your place expect to not be able to get in contact with anyone and for your maintenance requests to be ignored. I have been told several different people are my property manager and it took from Aug 2022 to January 2023 for me to finally get an ineffective property manager that still is barely responsive. I made a maintenance request in Oct of 2022. They finally scheduled someone to come out in March of 2023. At this point, I already paid to get it fixed myself. Many maintenance requests they deny and say they are the responsibility of the renter even though it was something that was in disrepair prior to moving in. It took them over 3 months to get my key to use the amenities. The key they gave me to the house doesn’t work for the garage. I could go on and on about how little they do for their tenants. And the worst part is, I’m an excellent tenant and always pay on time. I will never rent from them again and I would advise anyone else to run the other way if you see one of their properties advertised.

I hold this company in the highest esteem. I have rented a property through them for the passed year and it has been a pleasant experience. They are highly professional and friendly and have responded to and resolved issues extremely quickly. In particular it has been a pleasure working with mostly Grace but also Sam (and I’m sure others). They have passed on HOA and other information quickly. I’m sure that the senior management of the company appreciates having staff of this caliber working for them.
