I just moved to riverhouse and this is my first apartment and I must say this is the best apartment complex I’ve even been too. the scenery is beautiful my favorite place is the dock on the river. the maintenance is phenomenal they do their best to make sure you’ accommodated. Latoya is the property manager and she’s so helpful and down the earth and she runs a top notch ship. The apartments are so clean and quiet, the newly renovated apartments are beautiful with stainless steel appliances and beautiful hardwood floors. I love that I can call this place home!

We cannot say enough good things about the maintenance crew especially David , all of the maintenance crew is so kind and helpful especially David, he goes above and beyond to make sure everything is perfect. He goes out of his way, we needed a new hose for our washer and after he fixed the leak he came back and he brought us a coupon for the hose needed and that is just a one small example out of the many things he has went out of his way for us. It is hard to find such wonderful workers and people like David! I always feel safe walking our baby around knowing that the maintenance guys are out riding around on their golf carts and always right there if we need help with anything at all!

I have been here since December of last year and I absolutely love the community! We were welcomed by the neighbors the day we moved in and it made us feel so special. I have a beautiful view of the river and the amenities are amazing. Everyone I bring to my house says how beautiful it is here. The property manager is so sweet and she really worked with us and was so helpful and patient with our time frame with moving in. It's truly a wonderful and peaceful place to stay!

I've lived at Riverhouse over 3 years and I have to question Arlington management as to their failure to keep good technicians from leaving. Jason is sixth one to leave.

It will keep happening if management wants to keep their head in the sand.

Jason and David with Maintenance are wonderful! They both really go the extra mile. I really appreciate how kind they are and personable. They have been very quick to respond anytime we have had an issue they are at our apartment within minutes. Best experience with these guys!

I love living here! The new manger is a
Amazing!❤️ the old manger was amazing too! The riverhouse team have been amazing since we lived here everyone have all been so kind! The maintenances is amazing! Dog parks everywhere! We're not very social with everyone here or the manger, but thats on us we are not very socialible humans, our dogs tries to make us social, everyone here always saying how beautiful they are, and sometimes they want to know if they can pet them dogs!?❤️

Everything for a 2 bedroom apartment after fees typically range $1,300.00 to $1,400.00 and only increasing. This month’s rent full bill was $1,412.58 for the Month of March 2024. The price is just not worth an apartment. Electric bill ranges $150 - $200. The highest I've seen the bill ranges $250 to $300 during the summer time heat.

My experience:
2 Bedroom 1 bath (not sure why it says 1.5, I haven’t found the other toilet yet.) I find this apartment’s floor plan on the repetitive side, that being having the washer and dryer next to the stove in a 5 foot wide kitchen is a rather poor decision. there is an enjoyable view out of your $50 dollar extra upstairs patio lake view. The management took charge of our water bill and is now twice as it was the previous month ($60 ~ $70/mo now is $120 ~ $150/mo) that’s payable just before your rent is posted that must be paid on the 5th instead of the middle of the month when you have the money to pay it. The management states to me that they switched to a main meter which then bases your charge out of how many people live in your household, however I’ve never seen any more fluctuation. This new bill is ran by this “YES Energy”.

The Internet - Launch broadband
There is now installed PoE hardware devices known as Bix, in every apartment has firmware that managed by the office and/or the company. The office has a copy of a randomly generated password to get into your network. That being a security risk, I appear to be having troubles disabling the SSID (the broadcasting name for the wifi) for my access point. I was also informed that the office has the power to disconnect your router any time they please, though being told they will only take such action when "you don't pay your rent". With a company like this, I can ensure you will have good speeds, but I cannot ensure your user data privacy, or maybe even your rights at this point. The internet in the beginning was rough. Outages all the time and was less than advertised speeds. After a lot of back and forth, we finally solved the issues, but it took a lot of communication. The introduction of Launch Broadband, the way it was introduced to us was more of a we don’t have a choice. But if we opted in, the bill would be only $45 monthly that’s paid with your rent until the end of your lease. To which afterwards would only be $90 monthly.

The AC - Completely inhumane.
During the Summer time the AC broke down in the middle of a heat wave. The office and management left us totally in the dark during the down time. The management only supplied us with one portable AC unit that only managed to cool one room, just barely. Inside the apartment reached up to over 100 degrees and multiple appliances like a $200 router and things like LED lights died from overheating. During the time the power bill was just over $330.00 as well. They replaced the entire outdoor and indoor shelf unit. And the AC was in service again, but broke down again shortly after due to installation because the unit was running 24-7 due to an installation misconfiguration. We only noticed afterwards after noticing the almost $500.00 electric bill and the Ac stopped working, froze over and/or flooded the closet, dripping onto the 240 volt hot water heater causing it to short to earth, sparking, somehow not throwing a breaker. Being a former electrician and not wanting hot water down time, I fixed the issue myself.

I cannot fit everything into just one review about how I feel about this place. I typically don't have high standards, but for what we are paying, from where I'm from, prices could get you a nice 3 bedroom house for that price.

We have lived here since 2020 and the area has improved immensely! The management is on top of any and all issues that may arise and go above and beyond to fix things and keep you satisfied. You cannot beat the price for the amenities and great property managers, plus the modern look of the updated apartments makes it feel luxurious. The area is really quiet and neighbors are very welcoming. Very safe and comfortable area to live!
