I have been living at Blue Ridge Commons Apartments for 5 years. I absolutely love this little community managed by Sherman & Hemstreet the staff is always courteous and I have only ever needed maintenance twice and both times Courtney has responded to me immediately and got the issue fixed! I an active duty service member who used this company for several years to manage my property. During this time --- I always received my payments late and the company never wanted to raise my tenants rent to keep up with the market or inflation. Finally, I decided to part ways and told the tenants I did not want to renew. Once I inspected the house --- I had carpeting that was SOAKED in pet urine, urine baseboards, a fence that was black from a BBQ fire at some point, blinds that were destroyed, dishwasher that was destroyed, shower door broken, half bath cabinet broken, both garage doors broken, etc etc. It was as if they never did real inspections in the 6 years that I used them. Overall, I calculated I paid nearly 9k in "finders fees" and monthly payments for them to essentially do nothing. I spend over 25k in repairs and labor. Even worse, both tenants (had two during these six years) found my listing through my listing I created. This company charged me a finders fee for people I found. I would no recommend. You're better off doing it yourself and taking a trip once a year to do your own inspections.

I was moving halfway across the country while being transferred in the military. The folks at S&H made a very stressful experience very easy and were great at communicating with me. They always respond in a timely manner and were always a pleasure to work with. They were always fair and easy to work with. They ensured the property owners home was looked after, and always ensured I felt like more than just some renter.

Being a property owner using S&H as my mgmt.co, I did not expect to see reviews from renters and former employees. From a property management standpoint, I can only say that all of the employees that are assigned to specific areas of the management, have consistently performed at a high level. Great communications, and follow-up on questions concerns and home and tenant issues. I have been using them for just over 4 years now. Between Amanda, Ally and Courtney, I have no complaints for my 1 measly property. Overall the fee's aren't cheap, when it comes to larger repairs, but to have peace of mind for them to cover everything, from a homeowner's rental property stand-point, S&H in the end is a business and not a charity.

I can't possibly say enough good stuff about Alex. He is knowledgeable and professional. He understands a lot about our local commercial real estate market. He answered my questions and contacted the city as well as contractors to answer the questions he didn't already know. This significantly helped me make decisions about my rental unit. The presence online for my unit was well above the rest. The listing had more details, pictures, even drone footage. The signage he put in front out unit got a lot of attention. Alex was professional and responsive through the entire process, got my space rented quickly and got my unit leased for the amount I now know it is worth.
No need to ask who I will call!!

Horrible experience. I own 13 rentals in Florida since 2018 and never had this experience before. My husband and I used this company to place a tenant on the very first rental property we acquired in Augusta. They gained access to the property end of October 2023 and did not rent it until the first week of April 2024. Over 5 months of vacancy and on top of that it was extremely poor communication from their part. Due to the amount of time it was taking to place a tenant, we told them if they did not rent the property by end of March that we would terminate the contract. I honestly feel that they placed any random tenant just to get their payment. The tenant paid the pro-rated April rent late and now they bounced May rent and have not communicated. We are filing an eviction on them today. We reached out to Amanda asking if she has any information she can share because of the potential eviction and all she said is "you can file without their ID". No care in the world about the bad work they did here. Amanda was also impossible to reach. Every time we called, she was never available, would not call back when we left messages, and she would take 4-5 days to respond to emails. Maybe they care more about the tenant they place if you use them for full management, but they definitely don't care who they move into the house when it's a tenant placement service.

EDIT DUE TO FALSE REPLY FROM SHERMAN & HEMSTREET:
The reply from Sherman & Hemstreet was 100% a lie. Amanda did not provide weekly updates. My husband had to reach out multiple times any time he wanted an update to get a response. Every time he would call, she would not be available. One time he was even told that "she was in the middle of a process she could not stop at the moment". It also took her at least 3-4 business days to respond to emails. We signed a "tenant placement only" agreement which means they were responsible for screening and placing a qualified tenant. I'm not sure what "limitations set by the signer" they are speaking of. Their job was simple: find a qualified tenant. There is nothing limiting about that. Maybe because we wanted to self manage, they didn't care to place someone qualified. Every time we asked for an update which was every couple of weeks, they would tell us that they had someone in the pipeline that was approved but then they would fall through. I've owned and rented properties since 2018 and I never had so many "qualified applicants" fall through. I honestly do not believe them, especially now just seeing the lies in their response below. Extremely disappointed.

Sherman and Hemstreet has been super helpful and easy to deal with. We have rented for three years and this is probably my favorite management team yet! Our house is an older rental and we have to call maintenance a lot but our requests are dealt with quickly and effectively. The office staff are very friendly and the Maintenace workers are great as well.

As a property owner I feel like I have a partner in managing my investments. They are quick to remedy anything that needs attention for both tenant and owner. I highly recommend Sherman and Hemstreet as your property management team.
