Please review other customer feedback; it consistently reflects similar concerns. I also spoke with a resident of another Columbus property who reported identical management issues under the same corporate umbrella. Therefore, I will not reiterate points already raised in previous reviews.

They imposing dues to homeowners that have lived hear BEFORE the HOA was a thing when they are supposed to predated, during the meetings they throw out votes, they restrict so much access to homeowners during their meetings, and the Secretary of State has already caught wind of what they’ve been doing for years.

2/3 of votes is all we need to dissolve Swan Lake HOA, also they are not abiding by the PREDATE rule which applies to the Year of the property and NOT the year a person Bought or MOVES to said property.

They rephrase wording like “Repair the club house, and Lake maintenance” because that’s how they would present it to the Secretary of State in order to continue imposing Dues, because if they say a specific parking area or spot needs repair that does not make it a mandatory minimum requirement for them to charge dues.

They are doubling down on votes Illegally, which the state of Georgia state that if 2 ppl live in the household that are voting members, they cannot count the vote as 2 out more votes, they can only count it as 1, but they’ve been doing this for a while to keep the same Board members and outnumber the Homeowners votes.

I have had such an awful first experience with this company. I purchased my home Aug 30. Once we moved in, I requested a key fob for the pool area, and someone assured me they would mail it out to me ASAP. Time goes by, and I did not receive the fob. I reached out again and I was told that the pool was closed till Memorial day. Confused by the information shared I still requested the key fob bc what did it matter? All things pertaining to my sale should have been issued to me at closing or very close to it. Now it’s February still no key despite saying it would be sent to me. I reached out again and now some one tells me that they will issue my key after I submit payment for the new year of HOA fees due in March/April. I’m astonished bc this whole time they were pretending to send my fob but actually holding off so they would have ransom for the new fees due. It was so weird and unprofessional. I shared with them how bad of an experience this was for me and that it is a protocol (if it is one) that assumes the worst of people unnecessarily. My subdivision are 1/2 mil homes and up. There is no way I should have experienced this. It lacks class, it’s demeaning, and I wouldn’t doubt there was some racial undertones here! Not to mention when I brought it to their attention the response did not elicit an apology. Just unkind at the core. I definitely reported this company to the Better Business Bureau

Horrible company. Honestly, I think any of the positive reviews on here must be fakes! I have been a homeowner for 13 years and for 13 years our HOA has been managed by this company (if you can even call it that.) Every issue we have ever brought to their attention has been met with rudeness, and pure and utter incompetence.
What you can expect from this company is not management. They will take your money and do the absolute bare minimum. You will watch your neighborhood slowly fall apart. Yards overgrown. Houses falling apart. Overrun with crime. The pool management company that these people employ will send teens who spend the days in the clubhouse smoking weed and letting anyand everyone use our pool. Cars parked in the streets so that at times it is impossible to drive down the road.
The staff set their own hours. I've tried to stop at their office on 3 separate occasions. Each time on a weekday before 5 pm and the office is always closed. Emails go unanswered. Phones go straight to voicemail. The worst.

Update: As you can see from the reply this company lacks any sort of accountability. In response to your offer to make an appointment to pay my assessmens, I have been by three times (as stated in my review) to pay the dues and each tube the office was closed, even though I came by during the posted business hours. I shouldn't have to make an appointment as you really aren't that busy. It is as simple as either updating your hours to reflect the times that you are actually there or sticking to the posted hours.

We manage over 980+ rental homes. Simone has always been a pleasure to work with. The HOA management business is a tough one. I've worked with 40+ community managers over the last 10 years. LS management has always been great with communication and reasonable with our requests.

Thankful for the great service I received from LS Management. They were quick to help with my property issues, as well as incredibly thorough. Everyone at the office were very kind. Highly recommend!

This company took over our association. I want to pay my yearly fees but don't feel comfortable because they haven't provided an address to pay the fees. I've tried calling multiple times but they a have a voice mail that isn't "set up". They also provided an email address that is a gmail account. Most management companies will have a reception answering service answering calls and have their own dot com for email. I'm also reading through the complaints and I see that they do communicate. But there is NOTHING positive. I'm VERY skeptical of this organization. Though it may not be fraudulent it just may be poorly ran or that they have inherited dysfunctional HOAs to manage. I hope this is the case. And if it is, LS Management you are going to have to do better. You are going to have to make an honest effort to make things better. I know its hard but you can do it.

This company is a sham. Our dues are supposed to go toward street maintenance, street lights and, entrance care. The best looking thing about our neighborhood is the entrance. We have homes in here selling for $300,000 plus and yet, it looks like a subdivision in the middle of Clayton county. No one knows if we have a HOA board. I have only been able to in touch with someone once. That toke about 4 months after i purchased my home. They did not even know the old owners sold their home. People speeding through with kids playing. Will not answer the phone or emails. I have been trying since May to get a login for their website. Its time to fire this company and hire a new one. Very upset Richmond Park home owner.
