This company is awesome!!! I use the company to manage my property. The company definitely has a sense of urgency when it comes to the residents concern/issues.I am stress free from the day-to-day Property Management responsibilities. My Resident is absolutely happy with the company. If you are looking for a Property Management company to manage your properties regardless of how many properties you have. Horrible property management company! This is by no means the company you want to hire to manage your property. They are very nice during your initial interactions with you because of course they want your business, but as soon as the management agreement is signed... here comes trouble. They are extremely unprofessional, they operate outside the scope of the management agreement without authorization, and most importantly mismanages rental funds regularly. There is always a deduction, but never any records that can be produced to substantiate such deductions from rental payments. If you do decide to go with company beware and make sure you have an attorney negotiate the agreement as it is very one sided and favorable to the management company only. But I would highly recommend avoiding the headache of dealing with such untruthful and unprofessional individuals all together and find another management company.

Do not hire them for property management purposes. Find another company. Grossly negligent in vetting potential tenants for homeowners. They did not verify my tenants income. They, evidently, accepted false tax documents ( a schedule c and a profit and loss statement, only 1 page of tax documentation per year for the two previous years. lol) at face value without checking to see if they had been filed. Subsequent court filing uncovered by my attorney found that the tax documents were never filed. However, because Fickling failed to do their due diligence the tenant was placed in my home. The tenant had a prior forced eviction that Fickling failed to uncover. According to Fickling's own documentation, an applicant will be denied placement in a home if they have had an eviction within the last 10 years. However, once again, Fickling did not do their due diligence. If my team could discover this with a 5 minute search, why did Fickling not uncover it? Fickling also failed to get the tenants real SSN on the rental application. They allowed the tenant to give them the same ITN that was on the profit and loss document. Therefore, it should have been obvious that it was not a SSN. The tenant application for housing was in a personal name not a business name so the ITN for the so called company should not have been allowed to be used for home rental purposes.
This is a horrible company and I will be going after them in court. I will be sure to let social media know how Fickling & Company handles their failure to follow their own professional standards. I incurred substantial losses based on the negligence of Fickling and Company and I hold them wholly responsible. I can't even get proof from them that they are trying to collect from the tenant. Do not hire this crew under any circumstances.

Where do I start? I answered a mail flyer from Fickling & Co. Diane Sink met me a couple days later at the property. Once I hired them to list the property, literally 1 week later I had a tenant ready to move in. Less than two weeks after that, the tenant occupied the property! Diane and Fickling surpassed my expectations. I stand behind their company and recommend any property owner to hire them to manage your investment. Remember, time is $!!!

I’m a home owner that this company was t
managing my home. If you want to see two different homes, from the one I left and what it looks like now, it’s a disaster. I’m suppose to move back into and I can’t even get a call back to get my keys. Never use this Mangement company if you want to keep your house in decent shape. I gave it one star, but it doesn’t even deserve that.

Absolute SCAM!!! Took my application for of $55.00 for a property that was allegedly for rent. The next day told me the property was no longer available. I believe the property was never available and they are scamming people out of hard earned money.
