If your looking to have your property/rental manged by cooks you better turn and run for the hills. They managed the property next door to me. For some reason they only want to put in section 8 tenants. They haven't paid rent in 5 months and have destroyed the property. Piles of trash outside everywhere and inside. Swat team served a search warrant one morning and busted in the door. The house is complete trashed now. Sad considering that the owners family has owned the house since new in 1960.

I have lived in my place for over 10 years. Any time we need something replaced the ladies at Cook property are on it. they email us right away & let us know who will be contacting us for repairs. They also follow up with us to ensure the job was done. The staff is courteous, professional, knowledgeable. This was my 1st time ever renting from a property management company & has been the best experience ever.

I have lived at one of cook's properties for 3 years. Have had a great experience. Any service request I submitted was responded to within a week & emails were always prompt. (Email is by far the best way to get ahold of them). If you're a good tenant and pay rent on time, they will literally never bug you. I am mostly writing this because I fear many of the negative reviews on here are a bit emotionally driven -- different people have different experiences, of course, but I did want to offer that I have had a fab time living here.

Would give 0 stars if possible. We didn't even rent with them. They never answer their phone directly. They give you an out of state phone number to text. I let them know that we wanted to tour 3 properties of theirs all within the a couple of hours. They set the appointments! We missed the first showing, our bad. I didn’t know they only stay for 10 minutes. We show up to the second property. The man gets out of a truck and tells us to go inside it’s open. Doesn’t greet us or talk to us really at all. I ask him if he will be at the third property that is about 20 minutes away from this property in 1 hour. He confirms that he would be there. I check the website for the address and the third property isn’t listed anymore. I literally checked it 15 minutes beforehand. I called and texted the number….no response. So this man either didn’t know that the property was just rented out from under us or he deliberately lied to us and we wasted a trip and 30 minutes sitting outside. This is just unprofessional, bad business, and utterly disrespectful of everyone’s time.

Jim was one of the worst real estate agents I've ever worked with - his service was very bad, but also ended up lying to us, which we found out after speaking directly with the seller. Don't make the same mistake we did - avoid Cook Realty if you can.

Will work well with you as long as you agree with them.when you first give them your business they appear very PROFESSIONAL and tell you their tenants will respect you,they don't accept foolishness out of tenants or distructiveness to property.if you have any problems call them.later you will find they do not answer calls for days,or emails. I actually have heard tenants say ,it's easy to rent from Cook,they don't give a - what you do as long as you pay your rent.They seem to agree with tenants and dismiss landlords concerns.They personally shared with me , tenants have come in and broken their glass door and destroyed their mail slot on thedoor ,so they permanantly closed it,also in fits of anger ,knocked things off their desk and used profound language.Their jobs are not easy , they have a heavy workload. I believe part of their problem is ,they don't have time to screen tenants well or do not screen them at all if their income is well and their job checks out. I have found alarming things later about tenants that they should have found.It is possible others work this way, but someone needs to take the time to do a better job. As well as these companies profit, I would think they could afford to hire part time clerks to help out.May even manipulate renter against owner, if i takes the heat off them. Make sure repairs you pay for are done. Don't soley depend on the agency. If bringing things to their attention cause threats from them or suggesstions you find another company,DO IT RIGHT AWAY,DO NOT LET THEM CALM DOWN AND START APOLOGIZING TO YOU .YOU HEARD THEM RIGHT THE FIRST TIME.Plus,it's long past time to leave if they
threaten to turn on you if you take them to court.As you search the yellow pages or etc. You will find not many agencies in South Sac. Will accept handling small properties,but keep trying someone will accept you.And by the way,if you are old school like me,you will find the yellow pages are not up to date ,many companies are out of busines.I have learned to google,so much faster and easier.
I got really angry when they emailed me something I took as a threat, to turn on me in court,my own rental agency that I pay! I thought, if we can't come to turns,you go to court and let the judge decide,not get hostile.I reported 2 loud explosions ,they did not follow up.No smoking weed /drug use was in the because of CHRONIC ASTHMA.They told me the tenants said they were not smoking,anyway ,you don't know if it was them or their company.when they got evicted for fighting,smoking and tearing up the apt.I was told, ,the weed and containers in the window ceils didn't have to be theirs.They had no explanation for the weed burns in the carpets.One tenant turned the apt. Into a grow house,drilled holes in the ceilings and cracked them,also drilled holes around the walls and hung weed to dry,plus had it up in the attic growing. Took months to get the odor out,couldn't be rented,they also burned the carpets, bathtub looked as if someone poured oil into it ,never cleaned it after bathing, and all ,moved in more people than listed on the rental form,I was told up.i up to 5 people can stay in a 2 bedroom. What good is a written contract if not enforced? Fences were brokened,even came over and kicked mine in.And often,to protect themselves, just put them in a different place to tear up someone else property.Reported tenants in the attic over my head at night. Tenants harassed me on a daily basis well documented,all was said to me was:Tenants says they are going to sue you for harassment,I told agency,Iet them ,I welcome it,I have given you docs. And witnesses letters.AGENCY GAVE TENANTS" EARLY NO DAMAGES DOC.4-5DAYS BEFORE DAYS BEFORE THEY.MOVED,UNBEKNOWINGTOME.TENANTS STAYED IN.PROPERTY AND TORE UP
THE PLACE.AGENCY HAD REALTOR COME OUT AND TAKE PICTURES. HE LET ME COME IN WITH HIM ..WHEN I SAW THE PLACE, I CAME AND GOT MY CELL PHONE AND TOOK PICTURES ALSO AND GAVE AGENCY.MALE LEFT EARLY AM FEMALE 5 MIN.BEFORE REALTOR CAME .
