When I first spoke with Jeff Novelli from M & M property management in Sacramento,CA I felt immediately at ease. Jeff was easy to talk to, very good listener and made me feel very comfortable to start working with him. As a long distance owner, I had a hard time to find a good, qualified tenant without meeting the potential tenants in person. And obviously not able to fly every time just to conduct a viewing.Luckily after speaking with Jeff that was very friendly on the phone, I felt that he definitely could fulfill this mission of mine to rent to the right tenant in short period of time.He insured me that he’ll pick the best tenant for my place that I’ll be content with for very long time. As quickly that he responded to all my phone calls and the patience that he showed that he has, I don’t have no doubt that he’ll be the right management company for my property. Our realtor referred us to M&M to manage a very difficult to manage 4plex. The Agent John that worked with us was exceptional. We have used property managers for many years, and John is as good as they get. Frequent communication about the status of the tenants. Good advice about how to manage specific issues. Smart about keeping costs down. Returned phone calls and emails promptly. He managed the property as if it were his own. Happy to personally vouch for him.

In July 2008, I looked in the general listings for a property managing outfit, and I was lucky to find “M&M Property Services and Management.” I called and started talking to a property manager, “C.” From that day on, she has provided excellent service. I was very nervous about renting my house, and C took the time to come to the house and explain everything I needed to know to successfully rent the house. Her manner and honesty took away my fears. I’ve had a renter in my home now since that time, and my experience has been great. C and the folks at M and M have really helped me become an income property owner.

I rented a duplex that sold and the new owners used m&m to manage it. They moved me out during the stay at home order claiming the new owners were moving in. I left it in the exact shape it was in when I moved in. There was a vent cover missing in a bathroom (prior to me moving in) and m&m charged me over $200 for it to be replaced. Karen Ramos won't respond to any email or phone call. I called the office to speak to her superior on at least 3 occasions now and he won't take or return my calls. The management company is very unprofessional. They will do everything they can to steal your deposit. Do not rent from them. If you do be prepared to take them to court if you want your deposit back.

I'm not sure who they hired to write these reviews, but it sounds like Yelp in the old days.

Before reading any further, please be advised that some of this is definitely caused by the owner not wanting to spend money, but still collect the rent. As far as I know they are an absentee landlord, living out of state and collecting money while doing none of the work necessary to make sure the property is kept in habitable condition. It is, however, the property manager's moral obligation (if not legal obligation) to lean on the landlord to make sure they conform to legalities. As far as I know, they should be able to perform repairs to maintain habitability while deducting it from the payments they are to forward to the owner.
I've been a tenant since my manger was switched from Burmaster to M&M in 2015. During that time, I've had to repeatedly cite state and city codes in order to have general repairs done. Instead of actually performing the repairs, they band-aid everything.

As an example, today (6/11/2019) I am currently dealing with a plumbing problem that has been ongoing since 2015. My only toilet is upstairs, and the pipe to the street is clogged with roots. Rather than dig up the pipe and replace it, remove the trees, and reinstall the pipe, M&M (I assume at the owner's behest) continues to send a plumber every few months, use a snake on the main drain, and call it a day. Often times I wait a day or two for this service, especially on a weekend, probably again, at the actual owner's request.

Another example is when my deadbolt on the back door was broken. The specific manager for the property said it was my responsibility to fix. I informed her that the property could not be secured and must be fixed immediately in order to conform to regulations in Sacramento and the State of California. She said "You just said the magic words," and a locksmith was called and came to fix the door.
Thanksgiving week, 2016, was one of the coldest weeks of the year. My heating unit in the rental (a gas wall unit for a 2 story house) went out. It took nearly 2 weeks to rectify as there was a lot of back and forth between the owner, property manager, and the heating company. He "didn't want to spend the money" I was told.

They do get one star back for raising rents at a lower rate than other firms around town, and for working with tenants when the rent is late.

I've been renting a home managed by M&M for almost five years. I've had very few problems with the place over that time but when I have, my rental agent has been responsive and friendly and the problem has been resolved quickly and satisfactorily. It's been a very positive experience and I wouldn't hesitate to rent from them again.

I just wanted thank Bruce for sending out this newsletter to landlords through the years. I am a real estate broker since 1980 and have had rentals for about 50 years. I took one of your classes many years ago and it is great that you continue to do them. I wish that more landlords would attend them.
