I have done so many loans like 10 at least but this company has the worst underwriter ever. Im not sure if they dont know what they are doing or they just want to waste time. I got so many doc requested thru the loan process. I know they need it but they were asking one doc at a time. What a wasting time for both me and the company.

I have known and worked with James Stavropoulos for years and this was by far the toughest loan that we've dealt with. He has always delivered for us up until this point so I felt confident we could get it done. Sadly my borrowers wife had passed away a few months ago and the title was not listed as joint tenants. We were able to get around probate with an Heirship Affidavit which I had never heard of until this point. This was a 12 month bank statement loan where the borrower had not paid his taxes and let his business license lapse ultimately to suspension. James was able to help me work through this hurdle once again. My borrower had a 620 credit score due to taking out too much debt since his wife's passing. Credit score guidelines had increased to 660 so if the lock expired the loan was a decline. James moved mountains and worked tirelessly with management to rush our file to sign docs at 8pm on the last day to sign before the lock expired. We funded today with a few hours to spare before lock expiration. Thank you James, this was a personal referral and a friend going through a very sad time. We both helped him turn his financial life around for the better, now debt free and a little breathing room.

Not sure what else can be said about James Stavropoulos, his ability to communicate throughout the loan process, even when they're short-handed, he still reassured us that we'd get this loan closed, funded & recorded on time.
