We were interested in one of there rentals, reached out was giving a number to Annalee, when she answered she told me to tell me about myself and my story so I did as a pregnant woman with a child on the way she proceeded to tell me that it won’t work out due to me being incapable of walking up stairs while pregnant and doesn’t want my new born disrupting the down stairs neighbors, and since I work in arcata I should just find something in arcata. She was very rude and didn’t seem to care to even hear my story had a lot of judgement for someone she’s never met

160 Melvin Avenue Arcata CA 95521. Slumlords at thier best... roof leaks, pipes leak, septic overfilled, mold, mildew, constant construction on property, took money from my deposit, kept my prorated rent. Stay away! Your health, and lives may depend on it...

Our experience has been completely positive. We rented our duplex from CPM in May, 2024 and signed a one-year lease allowing no pets. After we moved in, we noticed cat pee odor in the living room and two bedrooms. When we told our rental agent, Katie Roy, she brought over a powerful enzyme spray called Pooph that mitigated the odor but didn't fully erase it. When we reported this, CPM then went to the next level of dealing with the situation: hiring a professional carpet cleaner that specializes in pet odors. They re-cleaned the carpets (which had just been cleaned before we moved in) in the 3 rooms. The odor in one bedroom STILL remained, and CPM then decided to remove and replace the carpeting in that room -- that took care of it! We were amazed at the diligence of Katie and Sherilyn in doing everything they could to make this rental work for us.
The handyman, Ryan, took care of other smaller issues right away -- things like replacing damaged screens.
Katie has been super considerate in scheduling all work to be done so it fit into our schedules, and even filled in for us when we forgot one of the carpet appointments. Through it all everyone we've contacted at CPM has been nothing but prompt, efficient, helpful, kind, and patient. Every step of the way, we've been treated with utmost professionalism and consideration of our needs.

I have known Sherilyn Munger of CPM since 2019 when she knocked herself out showing me rentals when I had to move suddenly (divorce). I have now rented from Complete Property Management twice in the years since and the entire staff is phenomenal.
The first house I rented sight unseen and they made sure my image of the house was complete and they assisted me in every possible way. Eventually I moved into a larger house and this was a more complicated move with families moving in and out of two houses. There were unexpected glitches and CPM staff handled everything beautifully and everyone had good and timely results.
I have had positive experiences with the handyman staff and cleaning contractors. All are phenomenal.
I would recommend CPM to any landlord or renter. I am with them long-term.

Renting through Complete Property Management has been a great experience. Maintenance requests are fulfilled quickly and effectively! The owner Sherilyn and other agents are extremely kind and understanding individuals who care that you are comfortable in your home. Renting through them has been my best experience so far with any property management company or private landlord. I would not hesitate to recommend them if you are looking for a rental home in the area.

This was the worst renting experience of my life. If I could give zero stars I would. I rented a unit from CPM for a total of four months before moving out due an insane list of things that went horribly wrong with the unit that the home owner was responsible for. Of this included, a heater that didn’t work, maggots falling from air vents, and mice dead/rotting in our heating ducts. Upon bringing this to their attention they initially thought taping up our vents(with the dead animals in it still!!) and reducing rent for the lack of heating was sufficient to keep us in our year long contract. Beware these people prey on college kids who are unaware of their rights and those that are willing to accept mediocrity, excuses, and incompetence. All they want is your money and they’ll do anything to make you think they’re justified in getting it.

I’ve rented two properties from Sherilyn and CPM. Sherilyn is relatable and reasonable. I was impressed and inspired by her and CPM’s professional communication, good boundaries, willingness to rent to people with pets, timeliness and thorough attention to detail with repairs and communication. Therefore, be prepared to pay the carpet cleaning and cleaners’ fees from your deposit, even if you clean really well. They do tell you up front that this will happen, and cleaning fees were fair and well-communicated to me. (…I could’ve saved some hours of my own time tho by not cleaning so much at the end if I’d realized the cleaners would still spend a good amount of time cleaning after me anyway.) Overall, I had a really positive experience with CPM. Their maintenance people are super kind and helpful and I also enjoyed being able to communicate openly with the property owners at both places I rented. I found CPM to be very trustworthy, I felt respected by them, would definitely recommend and rent from them again.
