I rented at 2 different Weaver Rentals locations throughout my 5 years in Tuscaloosa and both times I felt the management is out to take advantage of young tenants. They’d schedule showings with sometimes less than 12 hours notice and would only agree to reschedule after I brought up the required 24-hour notice stated in the lease. Both a cleaning and painting fee will be removed from your security deposit at Broadstreet Village, adding up to around $150, no matter how clean you leave your apartment. This is not upfront in the lease. The lease states a “cleaning fee/redecorating charge” will be added, not two separate cleaning and painting charges. It might not seem like a lot of money to the people working at Weaver Rentals, but it makes a difference for someone like me. If you’re moving out and wondering if you should run that vacuum one last time to be nice, don’t bother.

They showed us a clean apartment, but we got a different one. The floors were lined with dead roaches, and the walls were covered in live roaches.

They rarely fixed anything that broke (and things broke often) despite how many times we called or visited their office.

Their move-out policy was confusing, and they charge $100 for every hour you’re late on moving out. They also make sure not to call to warn you until an hour after the deadline.

Currently frantically trying to move my stuff out.

Stayed in the Metalworks condos for a year. Nice location & great price. Unfortunately there were a ton of issues with the condo including lots of mold, and many water leaks coming from ceilings & even floors, and a gnat infestation. Weaver does have very responsive staff to get issues fixed but was hit or miss on certain occasions in regard to the quality of the fix. Staff did minimal cleanup after cutting entire holes in walls or re-doing an entire shower for example, leaving rooms covered in white dust.

TL:DR: Good location & price. Good staff and will respond if you need something fixed. Will take a long time to get something fixed and it will not be a high quality fix. Expect to do a LOT of cleaning afterward.

I rented from Weaver Rentals for a year and a half (2018-2019), everyone I spoke with over those years were very kind and responsive. Amber was wonderful, she walked me through my lease before I signed so there were no surprises. I also felt the lease to be very fair, there's nothing weird in the fine print. Overall, this reality company is great! Maintenance requests were addressed within 24 hours, the office always emailed and called me back, and they were always very clear in their communications. I highly recommend!

The folks at Weaver Rentals have been wonderful to work with while helping to get our son through law school at Alabama. They are responsive, polite and accommodating. I'm grateful for their professionalism and give them a 5-star recommendation.

They have some new buildings more towards downtown. Don’t rent the ones on 1701 and 1703 or the one next to Publix unless you like to sleep with roaches and rats. They are good people though. Just choose wisely. Cheaper can be gross.

Just an FYI/Beware... they automatically take off $110 for "cleaning" fees like carpet when you get your deposit back. My carpet was so fiflthy when I first moved in, I couldn't walk around barefeet because my soles would get dirty. So I really doubt they clean anything.

They also charged me for blinds (that were messed up when I moved in and I barely touched but I didn't take pictures so my word against theres), stove pans (?), and painting.

When it comes to them as a company... you get what you pay for.

I was reminded via email from the office manager that most mistakes have consequences. That’s so true! She also suggested that being a military family, I should know that more than most. Great point!

However, the thing I’m most grateful for that I learned from living in the trenches of U.S. Navy family life is that there is always grace. I remember so many times where grace was shown & given when the mistake called for consequence. I’m thankful for that reminder today!! What a great email from the office manager.
