We moved in on aug 2023 we first had major plumbing problems poop flowing outside
Manager tried blaming us no it was the big tree roots broke line
Last winter upstairs garage leaked into my garage
Now as of aug 18th 2024 again upstairs leaked into my living room and garage ruining my personal belongings and I now have been dealing with mold both inside garage and in my apt
I stay at cottonwood apts in Fontana manager and I had words when addressed this leak again sept 17 -27 she tells me you giving ur 30 day notice I said no fix this right

I’ve had many disappointing experiences with Anza Management Company. They consistently fail to complete work orders in a timely manner and seem indifferent to tenants' concerns. It's frustrating that they allow tenants to let their dogs roam around the property without supervision, leading to dog poop everywhere. Additionally, the management seems to turn a blind eye to tenants harassing each other. The property isn't safe either, as there have been break-ins and they don't do anything to ensure the safety of their tenants' property or lives. I do not recommend living in any building associated with this company.

I pay my rent i have all my money orders on my table, i showed it to the management 2+ times and they are still claiming i did not pay the rent. Now they are trying to evict. How easy is it for the management to call and say we need to talk. Can you show proof of payment if we made a mistake we can fix it... Anza Management doesn't even answer the phone anymore. Sends to voicemail or intentionally let's it ring and ignores you. 2 years ago I could just call anytime and someone answered.

Worst management company ever. We had a really great apartment building at 12129 Manor Drive Hawthorne until they took over. Since they started I have clogging issues in my sinks every couple weeks, my garbage disposal stops working as well. There are tiny roaches in my kitchen (again, happened after they came). One day all the packages got stolen from the building (first time it ever happened) and they refused to check the security cameras saying we would need to file a complaint with the police first. The building manager is never available over the phone and every work order takes 2-3 days for them to get to. They are never available even for any major issue over the weekend. They lost my rent check and then tried forcing me to move out by giving me a letter. Fortunately I was able to complain and deliver the check in person. Gave my move out notice after complete frustration with the management.

I've grown up with property managers in my family so I know what a good one looks like and what to expect when working with them. Attention to detail is key, caring about tenants needs is key, and making task a priority is key. We had a great experience working with Priscilla who is the property manager, She is friendly and the staff and tenants all appreciate her level of experience and expertise. I felt like the Anza Management team was so on it that I could tell they took pride in what they do. Would highly recommend and work with again. Great experience.

Every month like clockwork these people ask for rent but refuse to fix the property. I live at the property in 102nd street and this is what my apartment look like. There is a crack in the ceiling 1inch wide . There is water leaking in the wall where the shower head is. Water leak so bad it has rotten the door jam. Every time they claim they fix the issue by using glue and white paint. A portion of the bathroom floor has began to sunk.
I send dozen of emails and the issue has not been rectify.

On top of all other issues, stained ceilings when we moved in, dirty carpet(should be new when you move in), plumbing issues at random, hot water not working at times, those are all the least of my complaints at this moment. If I could put 0 stars I would, the only thing that is good about Royal Gardens is that its location near the local college and track. My family and I have lived at Royal Gardens apartments for over a decade, my family and I have rented multiple different units. I would steer clear of this organization and any complexes involved altogether, they indicated that they removed my name from my lease, as I lived in different areas, and my family occupied the residence at times that I was not there, I clearly requested to be removed from the lease, and the current apartment manager and the documentation was not completed. An incidental fire occurred years later, and this company is attempting to say that I am still on the lease. From there, they tried to say that it was my fault that the release documentation was not completed correctly, when it was blatantly an issue on their end. Fair Housing has already agreed with that, and they still try to deny it, and say its my fault that they did not complete the lease release paperwork. Then they asked my family currently occupying the unit to move out, verbally, without any written notice or documentation, or reason as to why they need to move out. After multiple managers told me that I should get things in writing, and ensure documentation is clear and thorough, they do not want to provide an official move out notice. Extremely unprofessional, and downright unethical; you should not make a tenant feel bad about an accident, and cause further stress. I asked for an itemized break down of the property damages, and they still have not provided it, averting it, claiming ridiculously high amounts for the repairs. Every time I try to work with them to find a resolution, they work against me. It has been months now and they have been averting a resolution. They sent me an email asking me to move out with no reasoning behind it. Just saying that I need to move out and they want their unit back. Follow the rules, work with your tenants.

Today I woke up to the 5th flooding in my apartment.
5:45 AM and none of the after-hours "Emergency" numbers posted by management are valid.

There is complete disregard for tenants. Apartments are not maintained at all. Getting anything repaired needs something close to divine intervention.

Cockroaches galore! if you like those delightful creatures, this is your place.

Anza Management is neglectful and its on-site manager is ill prepared to deal with tenants. Phone calls are not returned and when you are finally able to reach someone, you receive despicable, rude treatment.
