Cardoza Properties allows homeless people and homeless encampments to be on their Santa Rita Square property in Pleasanton. This is an inconvenience to shoppers: the homeless panhandle and block the sidewalks, leave a large amount of trash and are a safety issue to both people that shop there and the employees that work there. I have notified them multiple times. Chris the individual who is the property manager of that property at Cardozo properties has been completely ineffective to deal with this matter.

We met Reka and Phil Cardoza on Friday the 13th of September to talk about what to do before we left our business after 34 years. To our surprise they gave us a hearthful relief like a cool breeze from above. We had met Reka before it and she facilitated the departure for us and Phil came. She did mail the deposit check to us yesterday after she called us. She is warm at heart and open minded from her eyes . My wife likes her and wants to be her friend after the business is closed so no politics is mentioned here whatsoever! Thanks Cardoza and Reka for your service ! We recommend this company for managing your property.

These people have been way more understanding than I could have ever foreseen. You always jump into a business thinking you're going to have a massive amount of success and it's very good to have that confidence and we were doing very well and so we jumped into a really big location with Cardoza. We were doing well for a while but then ran into some trouble and they were willing to work with me in order for both parties to actually still benefit from the location that we were in. I do highly recommend this property management company because unlike most companies they actually reach out on a more personal level as well. One of my favorite questions on the application was. Besides all the finances that you have what makes you believe you can maintain this location? And I gave them my story of my past and they gave us a shot and they have been way more than understanding and I have been able to work with them to where we are both in mutual agreements with everything and like I said that's very rare with any company. You guys treated me more like a neighbor than a client. I appreciate what you guys have done for me Cardoza.

Run for the hills if you want peace in your life. This company is a disgrace and should be investigated. It is poorly run and mis-managed. It is very disorganized whereby impacting tenants and landlords resources. They do not care about the rule of law. There is evidence to suggest corruption exists. Communication is extremely poor. Not only are they rude, they are liars so document every encounter with them. They will trap tenants into lease agreements that don't make sense that not even an attorney can understand. Their aim is to bankrupt tenants. Property owners hiring this company should take these reviews seriously. Tenants take these reviews seriously. You are not dealing with good people. They are corrupt. I am hoping and praying that a class action lawsuit will exist soon to take this company down and expose all their illegal dealings, discrimination and mistreatment of tenants, women, staff, misogynistic and extremely male dominated toxic tendencies, and lack of support for small business tenants that are sustaining local communities. They operate in a manner that does not hold them accountable. Had I read these reviews prior to engaging with this management company I would have run the opposite direction. I hope this scathing and raw review will help others.

While searching almost one year for a small industrial/commercial lease space in Brentwood Ca., I found a centrally located Cardoza Properties Inc. property and immediately contacted the area representative Steven DeCesaris.

Steven provided a detailed background of the Cardoza company, to include his own extensive real estate management experience, general details related to lease agreements, area properties available and invited me for an on-site visit. Several locations where offered. Within 2 weeks of our meeting, I found myself thoroughly impressed by the well maintained property, lease agreement conditions, all associated communications and quick follow-up by Steven. This was not the case with other area representatives for other properties. Steven, along with Cardoza staff quickly went to work and had my assigned unit ready on time with no excuses and to date, all aspects of the transaction and been nothing short of outstanding from start to finish. Even the general staff, who conducted paint work, A/C upgrades, landscaping etc, have all stopped by to ensure that any associated issues are handled.

Great experience and would highly recommend Steven and staff to anyone looking for lease property in the region.

I am a tenant of Cardoza Properties, with Mr. Briseno as our property manager.
Alvaro as we know him, is and has been very supportive above and beyond his role as a property manager. He came thru time after time when I had issues with a attempted break ins
He made calls to expedite responses from authorities and from repair companies
Taking care of me and my business. Who else will make these calls at 1am and make sure I was safe.
Alvaro comes around more than any property manager I’ve ever dealt with. He takes care of business before things happen. I call him the Mr Step Ahead.
His interjection saved my business and for this I am grateful
