If I could give zero stars, I would. My business shares a property line with one of SPM’s managed buildings, and their dumpster area is directly attached to my shop. Today, I called to report illegal dumping in their dumpster area, which was overflowing onto my property and blocking my designated parking spot. I am currently disabled and physically unable to move the trash myself.

When I contacted their property manager, Sicily Calderon, I was met with outright rudeness, short and dismissive responses, and zero concern for the issue. She ultimately told me it was ā€œnot her problemā€ and hung up on me. Given the number of other 1-star reviews that specifically mention her by name, it seems this level of unprofessionalism is a pattern. How she still has a job is beyond me.

Beyond the lack of basic customer service, SPM is violating ADA regulations by allowing their property’s mismanagement to block my access point—something I rely on. I will be pursuing legal action.

And before SPM replies with their generic, insincere ā€œWe’re sorry you had a bad experienceā€ response—don’t bother. This isn’t about a bad experience; it’s about blatant negligence, unacceptable behavior from your staff, and legal violations.

If you’re considering working with this company, take your business elsewhere unless you want to deal with negligence and hostility.

I like it here. I would love to see the outdoor stairways powered cleaned they look really bad. I would like to see the laundry rooms updated with card machines it. The trees were removed from the rear of the apartment so now it looks super desolate which is very depressing. It was definitely helpful during the summer months. I would love to see some greenery added again.

I have oived at my current residence for almost 7 years and in that time Sicely at SPM has been an awesome property manager. I feel like she is a partner in maintaining my home! The maintenance personnel Bic and Mathew are awesome, always respectful of my home and privacy! I appreciate these people more than you know! Thank you!!

First and foremost got this place for good deal, very nice and chill with a cool pool view and the neighbors have all been very pleasant! Mr Carlton has always been super nice and always very good at helping out with anything! Love my space so much as the people all very nice!

Stephens Property Management managed by business for about two years and they are incredibly dishonest, greedy, unethical, unaccommodating, incompetent and unprofessional. They broke California laws by withholding my security deposit after we wanted to terminate our lease. We kept asking for our deposit back and it wasn’t until we involved Linda from the West Alameda Business Association that we finally got it back. They were unwilling to work with us to reduce or renegotiate our rent during the pandemic; my business was closed for months due to the pandemic and I was still required to pay rent in the full amount. I spent so much of my savings paying the full rent for a closed business with no incoming revenue. When our lease was about to end, we decided to terminate since we couldn’t afford to keep paying rent on a business we couldn’t open. It was difficult to get a response from Paul via email. He was completely unresponsive even after multiple attempts to contact him.

I dealt with Paul who is incredibly unprofessional, rude and incompetent. He was dismissive when emailing me for things he could have easily found out on his own. He doesn’t do his due diligence in familiarizing himself with our lease as is his job. He would call us back to back to harass us to question us about our lease. He even threatened to fine us if we didn’t return the keys to him on time but he didn’t even return our deposit on time.
