Christopher Flood helped us reconstitute a board of directors for our Homeowner's Association, organized our finances, secured a Reserve Study for our property and set up an assessment plan to prepare for upcoming major maintenance. He made himself familiar with our CC&R's and our By-Laws to help re-align the HOA to the proper guidelines. He secured Contracts for services and repairs that were needed. He handled the re-election of officers to the board using the new HOA Election Guidelines.

Chris has been managing our property for just over a year now. He inherited a turbulent situation, and he's done a good job steering us through it, even when tempers are flaring. His prices are low, but he's pretty much a one-man business. That means you may not always get in touch with him immediately, but he does respond within 1 business day. If you're familiar with HOA's, you know the homeowners want 5-star service at a rock-bottom price, and no one delivers that. Chris provides good value for the price he charges. He's knowledgeable and professional, and he will tell you what you need to hear rather than what you might want to hear. Some people don't handle that well, but it's a good trait in a property manager.

Chris Flood of Chris Flood Management (a.k.a. C Flood Management, cfloodmanagement) was the property manager of the condo complex my wife and I once owned in and have since sold. Various board members liked C Flood Management because they were by far the cheapest property management firm they have contacted. I did not like working with Chris Flood because he was unprofessional, dishonest, abrasive and dismissive.

I filed for repairs multiple times due to storm damages, for instance, and every time Chris handed me the bill back saying I was responsible for damages. I spoke to Chris once or twice on the phone but in general I found him either slow to respond or unresponsive which would drag out the time of the repairs for several weeks or months. Each and every time I had to argue my point in front of the board. All of chris's decisions were eventually reversed but this required unnecessary work and stress on my part.

As it relates to HOA fees, Chris never provided monthly statements so we never knew if there were any changes to the HOA fees or what our current balance was. We ended up paying quite a bit in late fees because of this. Furthermore, we found his bookkeeping to be inaccurate. When we called and emailed to discuss, Chris never replied to any request until we brought this matter to the president of the board's attention. When we showed proof of his accounting errors, he would show us a revised summary bill containing new errors (which we requested at the time of sale). This went on and on through several iterations. We spent weeks going back and forth with Chris on this and each time he was slow to respond. This happened during the time we were selling our condo and eventually we over paid by about $500 just to be done with it.

Chris Flood also was slow and at the end of the sale of our condo would not respond to our realtor's requests. My wife and I had to actually get paper work signed from various board members because Chris would not reply to voicemail, email and text. We missed escrow by a week and had to pay more.

I would steer clear of Chris Flood Management. In the end C Flood Management is not cheap, requires excess intervention by the board and adds stress to happy condo living.

Chris Flood is rude, dismissive, and treats people poorly. He is the manager for our HOA and has been very nasty to myself and several of our neighbors. Our recents year-end invoices were full of errors and Chris refused to fix them.

I would avoid him.

Well I do know one thing he is good at raising your HOA fee's! It has went up 14% this year compared to last year. Christopher has turned our HOA into a dictatorship at this point. He is doing what he wants even though many home owners are not in agreement with it. He has implemented a $400 fee for me to get answers to questions I have asked and access to budget and financial documents regarding our HOA finances as well as access to estimates/bids to do work within our community. We were given an incomplete set of documents telling us the road needs to be replaced for a dollar amount but will not give us homeowners access to the road replacement estimates. FYI the road is in fine shape especially compared to the city roads leading into it and I do not know of one homeowner that is requesting the road being replaced. Apparently he gets to tell us what is done in our community now and we all just get to pay for it no matter what the cost is with out even allowing the home owners to make decisions on it. They ripped out the common area landscaping a few months ago and it still remains dirt with yellow ribbon taping it off telling people to stay out. Apparently someone did not plan that very well. FYI the bushes and grass that were there were perfectly fine and there was no real reason to tear them out. Of course, none of us were notified what was going happen or any reasoning for it to happen. Now we just get to look at ugly yellow ribbon tape and stakes. He does not have to look at it he does not live in our community or even in our town. There were trees torn out a couple years ago that were never replaced but heck lets tear out some more landscaping and not replace it. We have $200k in our reserve account yet he has determined per "his" study it is not enough and needs to raise our HOA fee's to add more to it during a PANDEMIC. We are a very small gated community 30 houses with literally 5 things to pay for a month the gardener, sprinkler water (for the ripped out common area), insurance, gate maintenance and his fee of $600 which is ironically the biggest expense taking 24% of our monthly budget. Heck it even appears we pay for his telephone bill from the minimal documents we received on financials I guess that is beyond his $600 per month fee. Time for our community to #firecfloodmanagement and go back to the home owners making the decisions on our own community that we pay for.

I don't understand what these people are talking about. Chris has been our HOA manager for many years now and he is always professional, polite, and cooperative. I recommend his company to anyone looking for a good property management company.

Tried to refinance my house and Chris wouldn't even call my banker back to assist me in saving money. I agree with all reviews, rude, dismissive, and a bad business owner.
