Manager is a nice guy and keeps residents updated with everything like posts right at your door. Very clean and organize with a pool. Equipment are well maintained. Just a little too noisy since it’s near a busy intersection. Overall, a nice and simple clean place to live.

I'm glad I ignored the reviews because I wouldn't have had the opportunity to live here otherwise. It's been such a pleasant experience so far.

I saw a lot of reviews on the previous property manager which made me nervous because these were not great reviews but when I met Brandy, she informed me that she was the new manager on the property.

I toured 6 other properties and throughout my experience, I was drawn to Peppertree Apartments the most. What drew me to Peppertree was my initial interactions with Brandy, the location of the apartments, and the affordability of the size of the apartment.

Brandy was extremely communicative with me through the application process and provided full transparency on deadlines for rent, community expectations, and amenities of tenants. My boyfriend and I felt she was the most genuine manager out of all the property managers we've interacted with.

Pros and Cons

Pros:
* There are a lot of trees so this helps with temperature regulation within my apartment
* My neighbors are pretty chill
* Brandy is extremely responsive and helpful
* The complex is on the smaller side so you don't have to walk too far to your car
* There are three areas for disposing of trash so there's easy access for all tenants regardless of where they are located
* The complex is a 5-minute drive to Fremont Hub (easy access to CVS, Target, Trader Joes etc)
* The freeway is off on Thorton which is 5 minutes away as well
* There's a pool
* Laundry onsite
* Peaceful

Cons
* There isn't much room for parking so guests would have to park in the neighborhood a few blocks away
* There's a long barrier on Fremont Street so If you're coming south of Fremont, you will have to drive down to central and make a U-turn ( not a big deal but that light can be long sometimes)

Community Expectations (Which I feel are common courtesy's anyway)
* Quiet time after 9pm
* Don't leave trash outside your door due to bugs

It's been a month and we've really enjoyed living here so far 🙂

There are lot of issues with this apartments.
Ceiling of the bathroom fell down to 1st floor due to water damage from 2nd floor apartment.
We were charged ~1100$ for cleaning, when apartment was handed back very cleanly after 3 years of normal usage.
It gets very cold over winter due to poor insulation and cold air comes from gaps in the floor to wall.
Almost 3 managements changed in span of 2 years, new management does not care nor responds. So whatever property manager says is the final verdict. This will be seen during lease renewals as no inputs/suggestion will be entertained, even when most of the other apartment have move-in offers.
We have to register our car number plate with property manager to park in our own allocated parking lot. If any of our guests park their car in our own allocated parking slot, still property manager has issue with that. He will start scolding our guest even at night time when they are leaving. However, if anyone else is parked in our parking slot (like someone from management or complete strangers) then there is no response for the complaints, and we were asked to note down the number plate.
Since its not a gated community there is very less security and packages go missing. Apparently CCTV cameras in the apartment wont catch package thieves, and we are not allowed to see the footage. We are also not allowed to put up our own cameras pointing to door, because according to management it will be a violation of privacy for others who might walk in same pathway to our home.
You are also not allowed to put any decorations for any holidays, even for Christmas/New year.
All the equipment inside the apartment was very old. Microwave oven was creating sparks and turning on and off randomly. Even then the microwave oven was not replaced and we were expected to continue to use damaged equipment.

I stopped by leasing office to talk to manager about rentals. Manager was very friendly. The landscape was kept up and maintained. This will be my home soon.
