Welcome to North Vallejo

I had a lot of hope for this property when I moved to the area for work, but, over the past few months that has deteriorated rapidly. While the apartments are "nice", although cramped , and the community landscaping is nice, I too have noticed an increase of less than admirable neighbors of recent. Parking is horrible , it's a very noisy area from the fire department down the street to road noise , this property is destined for ghetto-ship unless the property management changes it's path.

From kids running around tearing things up to new neighbors blaring their televisions all night , smoking dope , screaming and cussing all hours of the night , if you have the perception this is a luxury , safe, well managed property , be fore warned. I have lost count on how many times the entire complement of American Canyon's police department has been at the property for varying issues.

My vehicle has been struck in a paid parking spot, I've witnessed countless meltdowns from neighbors and the general amenities that you pay for are / have deteriorated ( dog park is filthy, hot tub broken for months , non residents tearing up community amenities like basketball courts , etc and jumping fence to get into pool area. When you try to call the office they never answer or call you back but sit in the office spaces dodging calls, (self witnessed).

As I travel the country for work, I try to pick the safest and cleanest rental property I can find. The Village has its enticement but having been here nearly a year and seeing the direction it is going, I am preparing to jump ship. Would rather take the hit moving than stay here and be subject to the new culture that is brewing , negatively.

The community is heading in the wrong direction for you business professional residents. Filling apartments is obviously your business but be mindful of what you want for sustainable , long lasting tenants.

Here are some examples of how the “office”communicates with the paying residents.. this is under their new “management” that is taking this place into the toilet

“ Moving forward, anyone who fails to comply with this will receive an immediate lease violation. Thank you for your prompt attention to this matter.
-Village Office Staff”

“In addition, please note that office staff arrives before …opening, please make sure you are not parked in office parking by 8am to avoid getting towed.”

If you enjoy living somewhere that you pay premium prices for and get to feel un welcomed by the staff, by all means , this is your place. For my money, I would rather be somewhere that is managed by higher level professionals.

I put a deposit down to rent an apartment at this place. However, I did not end up signing a lease at this place, and they were supposed to return the deposit. Vintage Ranch has not returned my deposit despite my calls that I have made asking them to do so. It has been over a year now.

I am still very disappointed about the condition of the carpets in the bedroom as I told Dylan on the day of move in. I did not see the place prior to moving in, I seen it on the day of move in. The carpets in my opinion should have replaced when the tenants moved out. Instead, I had to move into this apartment that was barely even cleaned. As an African American, I felt devalued as a resident. I had the movers outside and no where to go so I just moved on in. Also the flooring in various parts of the apt. was coming up and I had to spend extra money to have the moving people wait for me to purchase cleaning supplies and clean the floors, and walls.

However, since moving into the apartment, the only issue I had was with my fridge needing a replacement filter that I was initially told that I had to pay for. The manager did take care of it and I must say, other than the dirty carpets and the floor tiles coming up in some areas, I am pleased with my stay here. The neighbors are friendly, the complex is quiet and I feel very safe.

The front office personnel is very nice. I have not to use all of the amenities, so I do not know about anything other than the workout room, which is nice. Thank you all for being so dependable.

I like the layout, nicely updates. It would have been a nice place to live. After I toured the place, they informed me I would have to go on a waiting list, and I don’t have time. If I don’t find a place to live soon I am going to be homeless. I won’t r just had part of my liver removed do to cancer, I had Covid twice shoulder surgery, all in the last two years, and on top of that, I have to move. The house I’m in didn’t pass inspection a year ago and they’re not going to fix it. The roof leak for 14 months that caused mold to grow in the walls that has made me sick. I have severe asthma and this has made it worse. I need a place to live. NOW! Or I’m going to be like all the other elderly people out there with no place to go. If you can get me into one of those apartments, that would be a godsend. Thank you very much for your time, but your places are absolutely gorgeous

I think somewhere along the line management stopped verifying legitimate income from residents. Lots of drug dealers, riff raff, and people who don’t clean up after their pets. Dog poop is left on sidewalks where children run and play. Non residents come to sell their drugs on the basketball court. Older kids smoke weed on the playground where younger kids are playing. There are broken down cars that have been marked for tow for several months and management does not follow up to have them towed. Parking is hard enough as it is. Young elementary aged children ride motorcycles around the complex without helmets or parent supervision. We might as well be living in Vallejo. Residents pay way too much to have to put up with this.

It’s a little n the pricey side but what isn’t the Bay Area or California as a whole, but it was worth the price it’s a convenient area to live in with shopping centers nearby six flags is close by not to mention a safe a clean community and neighborhood the apartment I lived in was brand new and that’s a first for me it had a duplex feel to it but all in all I was satisfied. It’s just expensive so if you live here you might need a roommate for sure or have the income I moved only because of my roommates not wanting to renew lease but if I had a choice to move back down that way I would choose village for sure.

I have lived here for 6 months, and I can say this is a great place to live. I really enjoy walking around the neighborhood as part of my exercise, and enjoy the trees, and beautiful houses along the way. The whole community is kept very neat and clean, and we are encouraged ,when I saw the place I contact Amanda which is really professional and always there for us always smiling and hopeful, care about the residents and the whole community ‘thank you Amanda for your hospitality and your professionalism with us’ plus We are very close to nearby shops, and restaurants, and schools.

I am in the early phase of the application and move in process but I just wanted to take a moment and give credit where it is seriously do. I have been working with Kimberly and she really sets the tone for such a positive experience thus far. This is a great community but what sets it apart is the level of customer service the second contact is made. Most places don’t even answer phones or call back. Kimberly not only has been true to her word, but even goes above and beyond whether it’s an extra call back, an apartment change or whatever I have needed or asked for. A nice looking community is great, but it is the management team that makes the experience even worth while. I absolutely recommend this place and I haven’t even moved in yet. She is actually why I continued with this complex over another one. Definitely worth checking this place out if you bare wanting to move. ALSO the units are spectacular- huge and totally brand new. Price is great with everything you could want in a luxury home , especially an office team you can count on!
