I've rented thru Pine twice now and each time both Drew and Linda have been on top of things, good communication and honest people. I've rented thru 4 different property management companies so far, and Pine is the best by far. Kind, honest people who try to work with you and are responsive to any needs you may have as a tenant.

I would not rent from Pine again. Before renting from them, I read some pretty bad reviews about Pine taking unnecessary money out of deposits, but I figured the people were probably just poor tenants. Then I experienced the same thing firsthand. My roommate and I were only in our apartment for 6 months. We left it in great condition, yet somehow a huge chunk of money was taken out of our deposit. They charged us over $300 to clean our carpets and claimed there was urine found, even though we never had a pet or a child in the home. We cleaned the apartment ourselves, yet they charged us again for cleaning. When I reached out to resolve these dishonest charges, I was only contacted back one time, and my last three emails have been ignored. Pine Property Management is dishonest and will steal your money, regardless of how great of a tenant you are. I highly recommend renting from someone else.

After 2 divorces, i have challenged credit, 2 bureaus report 620+ and one is somehow at a 531 somehow, apparently that is the only one they use. That is rant number 1. Rant number 2, their website under rental policies is if you dont meet all criteria, they may just ask for twice the deposit, im ok with that, i even sweetened the deal for them, i offered 6 months rent (on their posted 6 month lease) @ $1350 in advance and twice the security deposit of $1550, upfront with verifiable income of $4600/month with 6 years on same job, and verifiable rental history for the past 5 years. Total to move in at this point is: $11,200 and they were offered a cashiers check to do it. Still denied. This place is horrible to make a financial deal with and i dont recommend them to anyone, The owners should definitely reconsider their business plan, your not working with millionaires guys, your market & services are for blue collar and people that work hard. I'm disgusted.

Good luck dealing with this company. Not only are they EXTREMELY rude in the office when you call, but they are very stingy. I waited about 2 weeks for a rental application to be processed, I finally called and they said I got denied which is totally fine, but what isn't fine is the fact they didn't let me or my boyfriend know! Thanks for making us wait and wait and when we finally call they give you no information. Congratulations for being the worst property management place I've ever had to deal with.

My kids rented a property from these guys. Kept it spotless till they saved a down payment and bought their first new home. The whole extended family helped them move and clean, and a professional carpet cleaner was called. These clowns sent their friends back in to "clean" and billed $400 bucks. They are crooks and thieves.

If i could give them 0 out of 5 i would. My family and i applied for a property to get a run around, the guy drew who showed us the property was unfriendly, acted as if he didnt know that there was mold on the side of the house though he said he sometimes does maintanence on the property, as well as not showing us the garage saying that he didnt have a key. They should have been more prepared and friendly. How is pine still in business?

9-1-20 updat, they never said before that they will do pet agreements on a case by case app. the lady disapoved use bebecause our animals are less the 4 years old and theu want a older animal for the prob WHEN DREW NEVER SAID ANYTHING BEFOREHAND OR WHILE WE LOOKED AT PROP.

ps mold was on the outside of the house due to a "dog"

Basically a sleazy, unethical business that will steal your personal belongings if given the chance and will also deduct hundreds of dollars from your security deposit, illegally. This property management company literally has the lowest ratings of any property management company in all of Shasta County. "Incompetent" is not the right word. They're simply unethical. It wouldn't surprise me in the least if they lose a pretty sizeable lawsuit if anyone cared to legally investigate.

Anything above 1 star is almost certainly fake. Go ahead and rent from them but don't say "we" didn't warn you. Check out their glowing reviews on Yelp.
