Poor communication, ineffective, borderline shady.

All-in-all a bad experience which cost me thousands of dollars and delayed closing. I think she assumes you're an expert she doesn't have to provide advice? Definitely not worth the risk.

I originally reached out to Aria about two loans -- a refinance one on property to pay the down payment on a new one. Aria seemed to know what she was talking about and recommended specific loan products, didn't have any concerns, etc.

We tell Aria that we're about to put an offer on the new one. She says she's ready. I ask her about the refinance of the first property. Turns out that it takes about the same amount of time as the new loan, and it needs to be completed about 1.5 weeks earlier. So... we should have started 2 weeks prior!

She gives me the initial disclosure about a week after I provide my documents, despite the 3 day rule. (I even have to sign something that says the disclosure was provided within 3 days.)

The refinance disclosure has the rate she had communicated, but also has points. Apparently there was something wrong with her system, and she was working with the company, and she couldn't figure out how to take the points off... but I should ignore them? Over the next weeks the points dropped a bit at a time. I'm convinced that she was "chasing the rate" that she originally communicated to me, and was able to lower the points whenever she could get a slightly lower rate, whether due to the market or additional restrictions. For example, we had never discussed a prepayment penalty, but one suddenly appeared after a few weeks. I even had to "ink sign" a document saying that I was agreeing to the penalty... and she told me to date it as if I had signed at the time of the initial disclosure. She didn't explain the new penalty. The addition of the penalty didn't decrease the rate, but it did decrease the points.

On the traditional loan, she had initially recommended a Investment Income loan, and I said OK. I talked to another company which found me a much better deal with a different loan type. When I told Aria that I found a better deal she acted surprised -- "I thought you wanted the investment loan so I never looked at other products.". I only wanted it because she recommended it!

I had some quick questions and it'd sometimes take days for a response.

Ultimately, I still did the refinance with her but at the last hour she tells me that the condo square footage is too small for the loan (550 square feet instead of 600) and that she needs to get an exception. Days of "working on it", and then I find out that she didn't get the exception. I've spoken to other investors who say that a broker with the good relationships and reputation shouldn't have had a problem getting that kind of exception approved.

Suffice it to say, she couldn't get the loan, there was no time to start a new loan. I ended up having to fire-sale a lot of of my stocks which cost me a lot of money (not to mention the non-refundable appraisal fees), and also delayed the closing.

Not worth the risk....
