I had to sell my Mom's old house while living 1600 miles away. The house was a mess, as the prior occupants (my ailing sisters) were physically and financially unable keep up with repairs and upkeep of the house.
I "interviewed" three realtors via email, telling them that I usually spent a lot of money fixing my previous houses before selling them, and I told them I wasn't sure if that was the best approach. I asked them to look at the house, and tell me what I should I do to my Mom's old house to get it ready to market. One said clean it up and sell as is, another said do some minor repairs and ask for $XXX,XXX. Patty was the only one who saw what I couldn't say aloud: this was my Mom's old home. I wanted it to shine when we put it on the market. I wanted my Mom to be proud of her old house. Patty listed several repairs, complete repaint, new carpeting, etc., and suggested we list it for $590K. I didn't hesitate; I said yes!
I later drove to California, and stopped by to see the progress being made. I was very pleased. I also noticed the various fruit trees my Mom had planted were dying for lack of water; when I asked if we could get someone to care for them, I learned I had gotten a two-for one deal! Her hubby Ted said he'd care for them, water them, etc. until the house was sold. We planned an open house, and received a full-price offer the day before the open house. Needless to say, I was very pleased. We sold the house, yes. But it was the house my Mom and my sisters loved for almost 40 years. Patty got it. I enthusiastically endorse Patty and Ted; they listened not only to what I said, but what was in my heart. Thanks Patty, thanks Ted.
