I recently toured an apartment, and I must say, the experience was wonderful. Aaliyah, who gave the tour, was incredibly pleasant and had excellent customer service. She made the entire process easy and enjoyable. The property itself is very clean and peaceful, which is something I truly appreciate. I was also really impressed by the amenities, especially the disinfectant wipes in the workout areas—such a thoughtful touch! Overall, it’s a great place, and I’d highly recommend checking it out.

I closed out 2024 with a great move choosing 100 South Luxury. The environment here is everything I was looking for - safe, clean, and peaceful. Aaliyah and Imani were absolutely amazing in assisting me throughout the process. Their professionalism and kindness made the process so smooth and stress-free. The leasing manager, Kristen, was fantastic with follow-up after moving in and making sure everything was to our liking.

I feel incredibly blessed to have found this space, and I’m genuinely excited about my stay here. Highly recommend this community!

After a year....update! So we moved out July 7/2/24. After living here a year, there are some things I'd like to point out before making a choice to live here.

First, the trash is a huge issue! I was told by a staff member that they took away the second trash bin to save on money, but I'd highly recommend bringing it back as trash was horrendous. Mounds of trash right at the entrance and exit. The valet trash is a hit or miss, and the last month or two wasn't coming for pickup there for a while, and we still got charged for valet.

Second, these apartments are older and not really taken care of. We had a LOT of mold to clean weekly, and I was told by maintenance it was perfectly normal in Georgia. Lot of condensation coming through the windows and leaving water puddles on the window ledge. The mold was too much for me.

Third, the quality of apartments is lacking. When we moved in, we noted that the vinyl flooring was bubbled in two locations. Maintenance came and fixed the vinyl in the kitchen. However, the living room flooring wasn't fixed, and the bubbling over time tore. The water/water pipes are nasty. We had to wipe and clean the faucet screens from the kitchen and bathrooms sinks daily from black gunk buildup. I notified maintenance and was told it was normal.

Fourth, if you live on the bottom floor, be aware that the walls/flooring are super thin. This is NOT my first apartment living, and I am well aware of the pros and cons of apartment living. However, this was by far the worst. The first 6 months there were about 6-8 men loving above us, and they must have been bowling up there, throwing weights down or something it was ridiculous! I did let the office know and believe they tried their best, but people will be people. The amount of Marijuana smoke that came through the ventilation/walls from one of our neighbors was the last straw for me and my family. It filled our entire three bedroom apartment. I informed the office, and they said they take care of it immediately.

Fifth, my move out bill. I was charged for them to resurface the guest bathtub $200 (yes, there were orange stains and mold we could not get out due to the poor water/pipe quality. Was charged $250 for a partial paint, $80 for the vinyl repair (because the bubbles ended up tearing/ripping causing holes) a $61 final trash bill for valet trash that wasn't being done the last part of June due to the trash compactor being broken. (I also forgot my trash bin by accident bit hope I wasn't charged for forgetting that) A few other charges like carpet cleaning, which may had a few stains from day to day life amd drywall repairs... I'm not sure about that one, and I will reach out to verify. The staff was super friendly.
Bottomline..... For the price you are paying monthly and the quality of the apartment, I would highly recommend looking at other places. The trash, water/pipes, and mold were enough for me, considering all the other apartments they have in the area at that price range. My final bill was just robbery.

Highly recommend if you're looking for your new home! I moved from Arizona, and the entire process was flawless! I worked with Kristen, and she was hands down amazing. The application process was fast, and she was very responsive in all my questions. I didn't make it easy for her as my mother is also moving in with me from Florida. Not only did Kristen do an outstanding job keeping my mother and I both in the loop with everything, but she had a spunky and awesome attitude through the entire process. Move in was July 3rd, and they did amazing, even so, being it was a holiday weekend. There were a few minor issues with the apartment while conducting my walk through, and they were fixed within 48 hours. Again.....with maintenance under staffed amd a holiday....impressive! My favorite is the screened in patio!
I would definitely recommend 100 South. Just keep a positive outlook, and keep in mind.. these aren't brand new apartments... They've been lived in and enjoyed by many others before you!

I think they should demolition the entire complex because paying 1500 plus for an apartment with ROACHES is ridiculous! I had my friend come over they seen a roach on the call box. How embarrassing 😳 having someone come over to see that before they even come through the gate. Pest control sprays but nothing works because i see them coming through the vents, cracks of doors, patio screen. Spiders the size of quarters everywhere. My neighbor said they see them as well. The walkways are never clean. You see trash, dirt, dust from the vents above. Walk out of the apartment you see cats everywhere. They belong to NO ONE! BUT THEY ARE EVERYWHERE. They are under your cars scratching at your door, hiding behind the building sitting by the dumpster. Heck i even seen two cats fighting. You are required to pay for trash pickup but when you drive by the dumpster it's Literally trash bags overflowing and smelling from them dumping our trash. The gate is broken every other week. You have people almost causing an accident because they are tailing you through the gate. It's just way too many issues for the price you pay. Maintenance really wasn't any help they just taped up things instead of fixing things. The air filter is barely changed. My allergies have been terrible because of it. Picture of the Maintenance closet below should tell you how much they care about me as a tenant. They give zero f's about me. Nothing has been maintained or cared for I guess that's why they keep it locked. You should feel cared for as a tenant but it feels like you are only a number!

New resident as of August 3rd 2021 - (My one month review!) - 100th South Luxury Apartments is a super convenient place to live that is very well taken care of by the staff and maintenance crew. David with the maintenance team is top notch and quickly responsive to issues. The office staff are incredibly nice and will go out of their way to make sure you're completely satisfied as one of their residents. The amenities are definitely one of my favorite parts of living here with the pool, gym and spin cycling room being used regularly during my days off. Already cancelled my Planet Fitness membership (Sorry PF!). My puppy Finn is loving the gated community experience with lots of grassy (even wooded) areas to walk around without having to leave and the dog park is well maintained. Loving the apartment - I have The Chelsea (2 bd, 2 BA) and use the extra bedroom as a home office for work and it's a perfect setup! (FYI Its essentially 2 master bedrooms with their own bath so would be a great option for two people living together.) The finishing's are just gorgeous and the natural light....Amazing! Can check out some of the pictures below. I travel for work and McDonough is a perfect location being close enough to the airport yet far enough out into the country to give you that small town vibe. You'll definitely like the Square (downtown McDonough) with the bars and restaurants! Overall - I couldn't be happier and at the price point I think its very reasonable for what you get - beautiful spacious apartment, conveniently located, amenities galore and a very friendly, responsive staff! 100th South Luxury Apartments has definitely got it going on! 🙂

I have nothing but great things to say about the office staff at 100 South. From their energy, and amazing customer service, to their consistent professionalism, my experience as a resident has truly been wonderful because of them. Kristen, the property manager, is awesome, personable, and always has a solution to any issue I've presented to her. Aaliyah, the assistant manager, is very demure, very mindful, and is always a delight. She truly cares for her residents and takes pride in her role and it shows. I've lived on-site going on 3+ years and it's been a very positive experience so far. When my friends come to visit they always comment on how clean and beautiful the community is. I've contemplated moving but I know the quality of service is hard to compete with, so I'm staying put.
